We are back in Persiaran Stonor again to check out more projects within this proximity and we noticed a pattern within all the high rises here built in clusters really close to each other. That's something very important to think about when we pick units around this area. However, this location has always been that area that feels like a housing estate within KL City. It's because of the numerous embassies built around, followed by the whole stretch of hotels too.
The entrance was somewhat affected by the neighbouring abandoned construction site, but everything changes once we stepped into the lobby. It absolutely feels like a hotel. Plus the layout setting of high privacy, that's also a plus point. But the entire experience was highly limited by the very narrow land size. That affected the carpark strategy as well as the facilities area.
The main debate here is the unit layout could be done better with that amount of built up but the material finishes no doubt is superb;)

Prices of these so called upscale service residences are still strangely affordable if compared to our neighbours' CBD areas. Just look at Bangkok, Jakarta and not to mention Singapore. It's still way undervalued!😅😅

Hi Sean, I'm a Malaysian living in California and I really enjoy watching your videos about luxury condos around KL. It's so weird to see luxury high rises surrounded by low rises all around. Despite being a Transit Oriented Development, seems like KL is still struggling with constructing comfortable sidewalks to promote walkability. The empty lands around look so under utilized, and the neighboring abandoned projects are such an eyesore. With a price tag of 1.4M to 1.5M, who are the target customers of these projects? Are these luxury condo projects actually targeted towards Malaysians, or towards foreigners as investment? Most of my friends, who are in their late 20's live in suburbs around KL such as Mont Kiara, Bangsar, BU, Bandar Sri Damansara, actually are more inclined towards landed properties compared to high rises . Interested to hear about your opinion. Thank you.

for KLCC area 98%++ are foreigners. and most buildings are half empty but with owners (investors) with large amount of them are from China. you can check KPKT website to know more about the percentage of race in a building according to race (local/foreigners). just need to key in the building name. for this kind of high-end condo. building management will do background check before allowing person to rent. so they are more toward foreigners. hence less local staying in this area.

Sean, really enjoy your channel. I'm interested in costs beyond purchase - sink fund, annual service costs etc. I'm located in Europe but wondering is there a rule of thumb to include in the calculation?

Erm generally if you buy from the secondary market, the total cost is about 18% which includes the downpayment of 10%. This is in assumption that you qualify for 90% margin of financing. So a better way of calculation for you would be 8% miscellaneous fees which include lawyer fees, stamping fees, banker's fees, agent fees, and etc on top of your downpayment amount.

@@iherng thanks Sean - but I'm not really concerned with one-off purchase fees, but the ongoing annual fees on average what would the condo service fees be yearly? To pay for maintenance of common areas, security etc.
