I'm more a preservationist than a modernist, so for things like brass taps and toilets which aren't bog-standard 70s/80s fare, I'd want to retain the character rather than getting wifi enabled fittings 😉 As for wall or door remodelling, all I would do is door the corridor just after the last door before the master bedroom, making that entire end of the building a suite. The corridor could make a nice bright, though small dressing room perhaps.

Great tour and thank you Olivia and Brad. Great potential for an awesome apartment. Personally I like the exposed copper and wiring. Okay...I'm thinking 475K and another 150-200K all in including furniture. 600k is a push.

Long comment but from original plan at 13:58....ALL NEW floors (travertine or terracotta brick throughout) and I would calce the walls white because the frescoes here are not appealing to my tastes. I love frescoes, but like old sports cars, not all are worth salvaging (someone is going to hunt me down for saying that) Sage green base trim paint. Bed 1 becomes a TV room/office with Murphy bed for extra sleeping room if/when needed. Dining room becomes bedroom #1. Outside bath 1, where the shoes are lined up, a gorgeous old armoire or custom "drop zone" would be pretty and remove the doorway at the living room end of the hallway. The kitchen stays where it is, but open the doorway width and make a wide walk thru, no door. (This wall was added later, that's why it's thin, so opening it should be easy) Build out the kitchen along the solid walls with lots of open shelves above American-style base cabinets, marble counters and a beautiful full apron farm sink, moving the washer into the kitchen built in behind a cabinet, add a work island. Open current bed #2 with another WIDE walkthrough, no door, to make this the dining room directly across from the kitchen. (This is a stone wall, so harder to open as you will have to engineer it and reinforce it once opened wider.) Redo ALL baths where they are - cheaper and no waste lines being added. Bed 3 remains a bedroom. These beds are big enough to build wall closets into the plan without "shrinking" the rooms too much. Add a beautiful doorway in the hall where the "H" appears on the screen, making an entrance to the new master suite. By sectioning this off, you can capture the back end of the hallway to increase the master bath size/layout/and maybe even build in a closet area (maybe not walk-in, but still a built in closet). This plan should cost much less than removing walls and adding waste water lines for another bath. A 3-bed w/2.5 baths in the Centro with a dedicated master suite and office/TV room (with 4th sleeping area when needed). If €475k could grab it, all in monies wold be under $750K USD, otherwise at €600k, the total ends at $900k USD.) How much red tape for renovating in the Centro??

Awesome! And yes the hunting party is forming just outside your window. I got skewered by people for saying I was going to go over the terra Cotta floors in one of my properties with natural stone. Man some people were pissed off. It was 1980’s flooring, not a big deal.

Doubt they would, but that’s just a semi-educated guess. To me the frescoes are interesting, but not significant. I doubt they would be protected. You shouldn’t have a problem doing renovations, like I mentioned if you wanted to. Of course a good architect would know absolutely.

Owsome tour! Nice property, we got to see the inside of the apt , plus what it surrounds it. You are like me, every time i see a bathtub/hand-held shower combo , i immediately think I would put a huge walking in shower instead. Now the idea if living there 3 months, and another 3 months some place else it probably be appealing to my husband who would want to live 3 months in greece, but on the other hand we wouldnt be able to take advantage of the wonderful health benefits that italy has, and if we live in italy permanently, and get passive income from the US then we would have to pay taxes in both countries correct? So it is something that we would have to consider very carefully. Any feedback on the subject would be greatly appreciated ! 😊

You won’t have to pay double taxes. There is a tax treaty. You might consider a place like Montenegro instead of Greece. It is not in the Schengen zone so you could be in Italy for 90 days, go to Montenegro or Albania or any other non-Schengen zone country (Thailand, Morocco, Ireland). Then you wouldn’t need to pay taxes except in USA or even have long term visas for anyplace. But you might get tired of the vagabond lifestyle after awhile. 🤷🏼‍♂️

At my age i just want to have a steady, permanent place to live ( italy) and travel all over.

Not sure it’s worth 730k. It’s a lot of space, but there’s nothing “amazing: going on (the frescos are nice, and some of the floors) would need what? Another 250-300k? That’s pushing it over a million dollars. Probably a $1.1-$1.2 when you add in all the costs associated with the purchase. Great tour, but $1.2 million seems a bit steep for that place even with the great location.

Yeah that math doesn’t work. ASKING price is $660K. Closing costs are not that high. I remodeled my biggest investment apt in Tuscany with really top end everything for $160K and it was ironically this same size. Unless you really did the adding bathrooms, removing walls thing I talked about I don’t see this getting over $100K for a new kitchen and revamping those old bathrooms, all new flooring like oak wood in bedrooms and natural stone floors everywhere else. I would say if you did a good remodel all in more like $850K, not $1.2M. IMHO… as a guy that has done it here 3 times now.

Plus I’m speaking in dollars and you are speaking in euros (unless I’m mistaken) so 850 thousand euros still comes out to a million dollars (roughly) and if you do do the major renovation which you proposed, that tacks on at least another 120 thousand euros. So it still is working out to close to around 1.1-1.2 million dollars. Unless I’m totally wrong (which is totally possible) either way, it’s a great clip, and I really appreciate the detailed information you give. It’s incredibly informative 👍

No such thing as under floor cooling - these old apartments are all cooled with what we call mini-splits here in the USA. Under floor heating is amazing!! Quiet, efficient, but I think it is expensive to install. But keep in mind that some mini-split systems also heat, so may not need to do both, though the underfloor heat is totally silent for the most part.

yup. there are lots of new technologies however these days in europe including combined underfloor heating/cooling systems out there that can be connected to heat pumps with reverse cycle (similar to split systems you mentioned). This in my view is the ideal solution, but of course it is not a simple and cheap installation. On top of that italian gov provides some subsidies and if the condo costs 600k it might not be (relatively) that expensive. These are also easier to do in a stand alone house than in a condo like this, of course, where they can be coupled with a solar pv and solar thermal as well. @@dontsaycant2448

Thanks for including the floorplan. That's a great idea to convert a bedroom to bathrooms: structurally it'd be simple as the original doorways could be opened up. Those five rooms would have opened onto each other. The shadow of the doorway is visible in the master bedroom, in the clouds room it's where the shelves are, etc. (Those rooms would have originally been used en enfilade by the owners, the corridor was for servants. )

You talked about that visa. What status do you have to have to own a car? you also mentioned the city Lucca being pretty crowded , IS it still pleasant of just too many people. I mean, I like the tourist town vibe fine but maybe its too much? how did they expose the frescoes? just wash off some of the newer paint. how ridiculous would it be to at least put back some paini detail

Non EU needs residency to buy a car but NOT real estate. 🤦🏼‍♂️ You can form a simple SRL (LLC in USA) and that can buy a car and you own the SRL. It can’t do business, but can hold assets. There is no tax filing requirements. Cost about €900 to form with Accountants help. Cheaper without help but… 😵‍💫 You certainly don’t want to be in town when it’s comic-con in Lucca. That’s 80,000 people a day for a week. TOO much. But, Luke is a pretty good size historical district, so even if there’s a lot of people in town other than the comic book show, it is not too bad. It’s not like being in Venice or Florence, in my opinion. And it’s not paint on top of the Frescos it’s plaster, and it has to be picked off very carefully like you’re using a dental tool. It is very laborious. If you look closely at the video, you can actually see the depth difference on the wall from the coating of plaster. Just one of those walls would probably be 1000 man hours to uncover at least. Just one wall… 😵‍💫

I forgot to add these Frescos are probably beyond historically important, therefore I doubt you would have any restrictions on how you could treat them. You could probably find an artist come in and touch them up. I might do a ceiling like that, and I’d probably for sure get rid of those stupid clouds, but I don’t think I would bother, trying to go back and redo all the Friscos.

thanks for the further info. very interesting. I hadn't heard the LLC thing to buy a car. I had probably crazy ideas about a mush less complicated border design to replace the frescoes, but to honor their history but not a million dollar project, today. since I have no minions to do that sort of work. By all means Keep up the ideas you have for changes, even if your ideas don't fit my/our proposes its good to think about the possibilities. Changing that room to two bathrooms was brilliant, by the way. I would have never thought of that. but that's why I have an architect son. I was looking at a house the other day with a floor plan provided and it had three F-ing kitchens. I get the rented out or extended family thing , but there were so many other uses for the room layout as a single family house. It was an odd house it was three stories and narrow. but apparently they had sometime in the past bought the top floor of the house on each side making the place a huge T shape. I'm having way too much fun dreaming about this. we are planning a trip though.

You could chip the plaster off. My neighbor here in Montepulciano has been doing it in her apt. It is VERY time consuming. Hundreds of man hours to do one 5x5’ area… Worthwhile depending what is underneath.
