I love the fee simple townhome since there are no condo association dues. It's like single family detached ownership, but with less maintenance like with a condo. In an area like Potomac Shores, you can only get townhomes if you want better views, such as on the golf course or the Potomac River.

What happens if your neighbor doesn't keep the property up? You share a wall with them and that would be scary just because you are attached and no rules

@@karmasutra4774 I think the community HOA rules apply in that kind of case where they could fine a homeowner for not maintaining the exterior or yard of their home. Having separate condo HOA fees for funding their reserves is basically a waste of money.

Single family homes built 20-30 years ago are now close to 1M in a good neighborhood and school. Single family homes appreciate better in the long run compared to townhomes. Townhome are much more affordable especially for first time buyers but eventually most upgrade to single family homes when family need more space with kids and pets.

@@marlonbachini7296 It all depends on your needs for a home. In my case, my kids are grown and living right on the golf course was appealing. They generally don't build single family detached homes right on a course.

Awesome video! Aside from the great points you made, one other issue I see with these new townhouses are that since they are so new, you are essentially buying it at its highest. It will take few years for the home value to actually catch up to what you pay for. Not a good investment IMO. Would love to purchases townhouse from 2010~2015, but they seem to be the unicorn in this area.

SFH is way better doesn't matter if it was built in 1984, new home built have too many issues, even if they have a warranty, it's still a pain depending on the builder, if you have to replace the roof majority of the time home insurance will cover part of the fee.

I live in a Townhouse but would much prefer a single family home. Hopefully will upgrade to s single family in the next few years.

Moving to northern va for work in January. Probably I the 400-525k range due to interest rates. If what would be some options if I want to commute less than an hour and a half to DC

Townhomes are very cramped inside. Their is very little usable space. They are very poorly designed. And just because they don't have a yard dosen't mean they low maintenance. Townhomes are very high maintenance. An apartment is a better option, or a manufactured home.

Both could be good. Just don’t get a condo. Townhomes are nice if you are in a nice area.

buy two town houses one on the end and use that and other with a shared wall ( lock it up) together, so you could sleep well In your house. Just kidding 😁 I am not a Home advisor.
