As a former resident of Sherman Oaks for 23 years, I have to say that you really read my mind! With 80 year old tear- down quality houses that sell in seconds for $1.5m, to a 45 minute drive over the hill (10-15 minutes, really ?), you precisely explained to your viewers why I moved to Vegas! What would a 3500 sq ft house built in 2005, on a 9100 sq ft lot, with a pool and spa cost there? $2.2m?
Surprising that you made no mention of the absurd amount of homeless people in this city, which just by itself is a deal breaker not to mention the traffic. Like other commenters here noted, adding "10-15 minutes" to your commute to factor in traffic is not realistic. Adding 30 minutes is more realistic, and forget what happens when one of the major arteries like the 405 gets closed down during fires and the rest of traffic spills over into the nearby streets. Living in Sherman Oaks is absurd unless you are retired and have no plans on driving or commuting anywhere, especially nowhere on the West side. There's no reason young professionals should choose this city like you said, quite the opposite. There are too many other places that are a better fit.
