SELF REDEVELOPMENT
a. Self redevelopment of a cooperative society is when the members of a cooperative society come together and decide to redevelop their own building by giving their time for supervising the project
b. Depending upon the model of self redevelopment adopted, the society can enjoy the benefits of increased area and increased corpus fund as opposed to that given by a developer, if he redevelops the society’s buildings
c. In self-redevelopment, the control of the society members on their project will be sovereign and total.
d. The members of the society can get additional area in self-redevelopment as compared to what they will get in builder led redevelopment
e. In self-redevelopment, the society does not have to give a power of attorney to any other agency with respect to ownership of the land on which their building stands.
f. In self-redevelopment, the society members can themselves mortgage their land and accumulate funds for their redevelopment project
g. In self-redevelopment, the society members have tighter control over the funds accumulated by mortgaging their land and building.
h. In self-redevelopment, the society can get concessions from the government in terms of FSI and funding.
i. In self-redevelopment, the society can get a better quality building as the material quality and the quality of workmanship is better in such a scheme
j. Self-redevelopment can only be undertaken by societies which are united amongst them. If there is no consensus amongst the individual members of a society, then they cannot go for self-redevelopment.
