I used some Kaplan, some AceableAgent and read a lil oncourse learning . I did 3 real estate exam scholar and my result came back failed

I only studied a lot when i went for the first time last year but the second time was so easy, all thanks to my aunt who introduced me to Mrs Brenda am really grateful.

I suck @ math but you broke it down in a way that was actually understandable. And a lot of these topic problems were on my SC exam.

Stu, do you have any videos that show how to solve when NO amortization table is given??? I need help with questions like these: "A conventional loan was closed on July 1 2020 for $57,200 at 13.5% interest amortized over 25 years at $666.75 per month. On September 1 2020, what would the principal amount be after the monthly payment was made?" An FHA-insured loan for $57,500 at 8.5% for 30 years was closed on July 17, 2013. The first monthly payment is due on September 1. Because interest is paid monthly in arrears, what was the amount of interest adjustment the buyer owes at the settlement, using the statutory month variation method? A man buys a house for $234,400. He makes a $25,000 cash down payment and takes out a $209,500 mortgage for 30 years. The lot value is $80,000. If the man wants to depreciate the property over a period of 27 ½ years, how much will the annual depreciation amount be, using the straight-line method?

Typically these are questions that are more indicative of what you would see on a school test, OR questions that are typically out of the book. The state testing centers (psi, and pearson) typically would not be asking questions like that. I try to gear a lot of the math that I do to be what is indicative of what students have seen on the state test, due to the fact that school tests are so unique to each school.

@@realestatestu Ok, I'm trusting you on that! I'm set to take the exam in a few days and my teacher and the book we used never said ANYTHING about Gross Rent Multiplier or an amortization table so all my knowledge of it is from these videos only. Hope you're right

You said the buyer is responsible for the date of closing. Yes but only for loan, otherwise all other (tax, insurance) seller is responsible for the date of closing
