Nice video explaining the current RE market. Agree that the prices of RE won't fall but if the price stays flat for a period of time, it is equivalent to reduction in prices when we account for inflation...

In Hyderabad land with a Market value of Rs 1.75 crore per acre is getting registered for 20 -25 lacs. So on a sale of just 1 acre of land, buyer is arranging 1.5 crore black amount in cash and seller is getting 1.5 crore of back money. Govt. knowing this , are they not encouraging black money by not increasing the govt rates to the level near to that of market value.

And that’s the harsh reality and u know what who suffers bcz of all this embezzlement it’s common man bcz someone’s agony for paying higher price bcz of exorbitant rates are rubbed off on common man in this case reflecting in property prices 😢

Very nicely explained and unbiased conclusion. I totally agree , so here is the gist … buy if it’s undervalued or if you feel so and another worthy point to note prices won’t come down but it won’t increase either so if u have money invest in equities for some time beat inflation and later after some time invest the same bcz prices won’t increase it’s stagnant as it’s already touched the roof

Exactly...I feel no point in investing at high prices in RE right now. I'm investing in equities right now and as the prices begin to rise in the future, that's when I'll start to look out for RE deals. Until then get the returns from equities

Saurabh: I feel you are a God's blessing to many customers in the RE field. Ur presentation is the best amongst all. It is like a NIKE brand. U got that genuine touch. Ur analysis and personal opinions are so good and realistic. I actually study astrology, not sure if ur a follower of that subject. Astro nd Real estate are closely related. U can gradually expect a rise from nov onwards and pick up fast next yr, def in SOME areas in and around hyd. No second thought on that. Key is to find the rt pockets for investment and use the place as an end user. Ty again for all ur vids. God bless you richly!! :)

Hyderabad has huge oversupply of offices too. I have been saying this for a while now that Telangana govt is doing a blunder. All housing supply is coming in premium category whereas in other metros it’s mostly in affordable category. This is going to hit Hyderabad now or later.

The biggest joke is Mokila where no proper infrastructure is present currently but plots are sold at 1L per sqyd.

Investors/Developers should have holding capacity for 5-6 yrs. Lets see who will wink, Current Hyderabad RE market is inflated. Any market which is overheated needs cool off. We have to wait & watch wheyher we will have price correction or time correction. If investors/developers have holding capacity for 5-6 yrs as high chances of weak Govt. For next 5 yrs, economic down turn in 2025, War escalation globally next 5 years. Hence expecting no major growth in RE in next 5 yrs.

I have enquired in real estate websites 5 months before and completely ignored later didn’t even open ‘em. Now getting 1/2 cals per day from ventures asking whether interested and they got lead 😂 It clearly indicates they are in crunch situation, it will continue till post elections..better be cool frndz

Bro, our warangal route is highly neglected. Since 5 years flyover from uppal is been constructed, whereas, a flyover at west is done in just couple of years to support real estate developers from Andhra
