Great video Adi. Could you advise how are you able to estimate the labor and material cost prior to making an offer? Did you bring a contractor with you on your first visit or wrote down the scope of work for his ball park number? Also, did you hire a designer for this particular rehab?

From what I understand BRRRR is really limited if you’re not incorporated. If you work full time and earn let’s say 70k and have 5 more properties with a potential revenu of another 70k you’ll be at 140k and at very high tax bracket. Cashflow is not enogh to cover the 40% income tax. How do you handle that, incorporation?

Hey Aditya, I live in Vancouver and last June i bought my first rental property in Windsor. I'm looking at buying my second property there but I have some concerns. I fear that if we go through a recession my properties may struggle as Windsor is still somewhat tied down to the automotive industry. Also, I noticed that Windsor also has the highest or one of the highest vacancy rates in Canada. I'm just curious to know what you're opinion on this would be?

Great video! When you say “pull your money out” are you saying that the 40-50k you’ve put down for renovations on this property, are you able to use this as liquid or capital to purchase another property after the refi? I’m a new investor from Winnipeg Manitoba and I’m currently looking for my first property I can BRRRR. What confuses me with this strategy is the refinance... can you elaborate please!
