Realty Income is a net lease REIT that has grown its dividend for nearly 30 years in a row. But the "Monthly Dividend Company" has gotten very big. Is now the time to sell? Will inflation eat into its profits? Is it one of the best stocks to buy now? Will new property acquisitions allow it to keep hiking its dividend? Is O Stock a Sell? Is the realty income dividend sustainable? I answer these questions in this realty income stock analysis.
National Retail Properties, on the other hand, is a similar net lease REIT with a great track record, but it is still a lot smaller in size and we think that it has better growth prospects. NNN for me. Also been buying WPC, SPG, VICI, CCI, AMT, AIRC, and PLD. Yes, I love Reit's even if they are not tax efficient.

I like NNN if I had to choose. I like that they’re conservative and efficient and longer track record. I like ADC as well for the monthly pay and that they have 68% of their tenants investment grade and they only own 1,839 properties which means lots of room for growth. Also a fan of your seeking alpha series high yield landlord. If you’re looking for someone to add to the team I’m your guy 😎📈💰

Hi Jussi, what do you think about NNN vs EPRT? EPRT is much smaller and has "riskier" tenants. do you expect much higher growth? Which one's current price is more attractive to you?

Jussi, I'm a big fan, a subscriber here and I also pay for your Seeking Alpha service...so please take my advice with the best of intentions. I think your videos here on RU-vid will do better if you insert FEWER stock photos and artwork and other random things throughout the videos. I know you are going for a polished look...but in my opinion (and with some experience on RU-vid) you will do better if you just speak to the audience. You're very articulate and credible and will resonate with your audience if you just speak to them. Pics that are relevant such as pictures of the properties you are talking about are great, but the stock photos inserted throughout actually hurt and distract. Just my $0.02 advice. Big fan and I expect your channel to grow. Best of luck to you.

It is allowed and many REITs buy back shares. It wouldn't make sense for O at these valuations.
