Hello sir, i just found your channel and had a question. Im in the process of buying a house and recently signed the contract. Paid for the escrow account to open but havent deposited Ernest money. While reading the contract it said that if im hiring a third party inspector to inspect the house, to their policy we must submit the inspection report to them and something about not fixing the problem if its found by third party inspector unless its a major problem. This last part i may have misread or misunderstood but anyway. What are the downsides of giving the inspection report to the builders? Is this a red flag? They are richmond america house. And this is from Washington State.

Great Video guys but Zak as a new home buyer, What all stages am i supposed to go check on the progress .. or shall i wait until the end of process to have the corrections pointed out during blue tape session or inspection walk through ?

You can go out and see your home as much as you want. I usually recommend no more than once a week since it is a work site and you don’t want to be in the way. They’re going to be things that need to be fixed. Most of the time the builder is already aware. But if you have a good relationship with them and your realtor, you can easily send an email because you should be getting a weekly phone call or biweekly phone call from them As far as getting fixed, unless it has to do with the foundation or the framing, it will be not taken care of most likely until your blue tape/inspection walk-through. Keep a good list and an open communication and everything should be fine.

Hi still watching episode 2, but how do you feel about a buyers lawyer reading the contract before signage. We do have a realtor

I think that is personal preference, If you want to have someone review it you can but that is at your cost. If you are working with a builder there is a good chance they are not going to change their contract for one transaction. I am in no way an attorney so I always advise clients to do whatever makes them feel comfortable and gives you peace of mind. Best of Luck!

How is it legal to tell someone that they will get a better deal by not using a realtor, when they have a legal right to independent representation.

The hard part is new construction is not regulated by the Texas real estate comission so they can say whatever they want. Any time you see that I would run away though. Its not a good business practice and they do not have your best interest as the consumer
