taking you with me while I work my remote job as an apartment locator. there is a lot of driving involved for a typical real estate agent, but as an apartment locator you don't have to drive anywhere if you don't want to. this is how life would look should you decide to get your license and become an apartment locator. freedom and flexibilty is my favorite part and i'm showing you what life looks like after work so you can understand why this would be ideal for someone who prefers a flexible schedule not be confined to a 9-5.

I totally understand where you’re coming from when it comes to real estate. The reason I like apartment locating is solely for the remote/flexible work. I have my qualms with it but over all it’s a great side gig. Thank you for your continued support Valli!! Recently moved to Tx due to my husband being stationed here. I am a real estate junkie and have started looking into getting my license for the few years that we are here. I have major vertigo so driving sometimes isn't a thing. So I planned in looking into remote, I noticed that listing agents as well as an apartment locator is a thing but its new news to me, but makes me excited for the future if I plan I on pursuing this. This video is very helpful!!

There's not as much competition as you would think tbh. There are enough people seeking apartments to go around, I promise! As long as you stay on top of your clients you will do just fine. :) It's the getting paid from the actual apartment that is the issue.

With having your license and doing this do you have to be a realtor? With the association? I have my license in sc. I just applied here. But not sure the difference yet. Just found out about this. But I’m a prop manager too.

You don’t have to be a Realtor but do you have to have your Real Estate Agent license to become an apartment locator. But if you are licensed you can just do apartment locating under a broker.

I was under Apartment Specials(Watkins Realty LLC brokerage). They do in house apartment lists with their own database. Previously we were using SmartApartmentData. Home rentals and sales are so time consuming. Maybe locating will be just what you need! Reach out if you ever have other questions I’d love to help!

Is it commission only? Also, was the leasing agent test hard?

Yes it’s commission based only. The apartment complexes pay the locators, not the clients. So for instance if a client leases a $1,300 apartment and they’re paying locators 100% you would get a $1,300 check from the complex to the broker you’re under. Then the broker takes a split so for example my broker offers an 80/20 split on self gen(generated) leads meaning I get 80% and he gets 20%. :D The two tests were very difficult, I failed the state & passed the national first then passed the state the next time around. Some people fail 10 times! If you study hard and don’t give up you will pass!

so question. if someone is looking for an apartment, does the client ask if you can go on tour with them to see them or when is it necessary to drive out to meet them vs sending them suggestions?

Great question! Usually we use a database to find apartments and the database will let us know if they are “send” or “escort” properties. This means either we get commission just for “sending” the client without us or we get commission ONLY if we are present with them. Depending on the property/rate will determine if you choose to go. It’s entirely up to you. Hope this helped!

How can you use Real Estate license for property management?

A real estate license is an umbrella. You have many other paths you can take after you get your license and one of the specialties you can do is property management (home rentals/apartments)

Hi , do you have an template or proposal document you use to present to apartment to get paid for bringing them a renter ? I have my RE license

I typically just send an email once we/the client has toured whether I’m present or not. I will send attachments with screenshots of the tour time and the itinerary I sent to the client via text. I like to add as much proof as possible bc the apartments WILL try to fight you if they don’t want to pay you. It’s messed up but it’s the reality right now. I always emphasize to the client to send me a screenshot of them putting me on the application so I can send that to the apartment once they’ve applied as a final follow up.

You can choose to have it fully remote! I mentioned in the video that I was touring my client who is a friend and wanted to go with her. But I typically don’t tour and only wfh! 💗
