Max, I really appreciate all the knowledge you give to prospective buyers. I avoided a major setback recently after deciding not to work with a "shady duo" real estate agent and her buddy mortgage broker. So many red flags and they were bouncing me back and forth like a basketball. I couldn't even use any first-time homebuyer grant programs dealing with them and they wanted me to settle on buying just any home.
Glad you were able to avoid a bad experience. If the people you work with are trying to sell harder than trying to educate and guide, it is indeed a sign. Thanks for sharing.

I love this house . It's huge and has so much privacy ( except , perhaps for the kitchen being on the front .) Also , a bathtub in the primary ! The carport and attached garage are great as is the walk out basement .( No real history of tornadoes in central Va. , so it's safe enough.) The two fireplaces are beautiful and the staging is well done. Wow !
That is a great idea but the City / County has certain requirements regarding what you can and can't do according to zoning and other restrictions. Local governments are not very multi-family (authorized) conversion friendly in Central VA.
I love this style home because the basement serves as the level in which you entertain your guests. They have absolutely no reason to be on the main level because they enter and exit through the numerous doors convenient to the driveway. The guest bathroom is the 1/2 bathroom in the basement. Any guests that require a tub should have a hotel room.
It is a large house. It could have been renovated to be absolutely spectacular but I assume they're just trying to sell. Kitchen way too small, could have been opened up more, front porch is tiny, no yard, landscaping needs so much work. I'll say this, you really have to pay to live in Richmond. Where I live, it would be half the price of this almost $500,000 home! The right person could buy it and really turn it into something nice though. ❤️
I like the space, but not the light colors. I would have the walls and cabinets painted darker. Put a door to close off the kitchen and also put darker paint on the outside. I'm looking for a house in North Chesterfield. This house is a good start for search.
Porches these days are always 3-4 feet too shallow, whoever buys this house should deepen the front porch to at least 6 feet deep, at max 9 feet deep, to provide better furniture placement and people traffic while on it.
@@1MarkKeller i agree with you that porch should only hold a sign and a pretty flower pot. I definitely wouldn't try sitting out there. You have to step off the porch to walk past the other chair 😂😂😂
There is no guest bathroom on the main level because true guest have no business up there. The basement along with the outside areas, including the massive carport, is where guest belong.
House looks small for over 2500 sq ft. The trees in the back need to be cut down. It’s hard to grow grass due to the trees. During the Fall lots of leaves to rake.
Please keep in mind that there is absolutely no correlation between market value (prices) and the age of a home. Condition and location are two of the biggest factors. Some of the most expensive neighborhoods (per square foot) are some of the oldest neighborhoods in the area and often more than 100 years old. Thanks for watching.
Lovely home, but having the kitchen at the front entrance is a definite "NO", also there's no guest bathroom on the main level. A jack/ Jill bathroom is good if you have small kids, but as they start growing up to the teenage years and beyond, privacy would be an issue with that.
👀 Looks like a really beautiful renovation of listed as four bedrooms; and two bathrooms and a half of bath renovations for person's to pick and or choose to live in peacefully and respectfully without having to hear so called neighbors unfair talk and or without having to hear nor deal with unfair or of unreal movements of neighborhood/s towards person/s that live in such housing don't have to do by said neighbors political talk; but, each person living amongst same street or area or of called neighborhood supposed to be fair of natural doing to respect each person's personal space; and to not cause trouble by made-up business of including words of called unfair or unreal political talk.👌↗I'm not 👀 looking to buy, I'm just 👀 looking; and often love as in care to make comment or comments about my witness.↗😁
Thanks for your feedback. I don't understand what you mean about unfair talk. I asked the neighbor about Radon issues in the neighborhood and he shared that many homes (including the one shown) have Radon remediation systems. This is a serious health concern and I am bringing awareness to many people that have no idea what Radon is and how to protect themselves. Radon causes cancer and can kill humans ! This is not gossip for gossip sake when I represent a buyer, neighbors are a very good source of information about a variety of things that can protect or inform my client in one of the biggest decisions of their life.

Hate the kitchen right at the front door!!! Would've made more since yo put the dining room there and put the kitchen on the other side. Also, don't like the bathroom vanity with no storage.
Absolutely not for me. Way too many entrances and picture windows; especially on the ground floor. I would not feel safe because of all of the ways burglars could get in. Parts of Richmond VA has a high crime rate.

There are parts of most counties and cities that have areas with elevated crime rates that is why it is important to do research into the areas of interest to see what is right for you. America has a HUGE murder rate compared to most industrialized countries but many of us feel safe on a daily basis.

@@chactacarolina1857 Location and size are huge variables. We have new homes here selling for much less too. Not everyone desires a new home and new is not necessarily better for many buyers. If that were true, many of our expensive historic neighborhoods would be vacant. It is like walking into a Benz dealership, looking at a used $80K car and saying you can buy a nice new fully equipped Honda for less down the street. It is apples and oranges on several levels. If homes are overpriced, they simply don't sell, they remain on the market. The seller and Realtors do not determine market value, the buying public does. Thanks for your feedback.
