Since a few people have asked about the vented tiles and if they let water in, the roofer, Jacob, told me the following: "The vented tiles have a built in tray that sits below the grill. This takes in the water, which then run out the bottom and down over the tiles below".

@@andymccabe6712 I asked where the water runs after it enters those vents because I was curious how they shed water while also ventilating the roof and not allowing water into the structure. Under eave soffit vents are the standard approach where I live, so I'd still like to see a cutaway of the tiles to get a better sense of how they work.

The roof tiles are gorgeous ☺️ I’d love to have a roof installed that could last 100 years! Tiles like this can be found in the American SW & California. Here in the Pacific NW, the equivalent would be slate tiles, but with the amount of rain we get, even metal roofs have to be carefully engineered to prevent trapped moisture and the resulting mold & rot of the roof underlay. It's always interesting to see the difference in doing things in different countries. In Germany we typically use 4cm strong counter battons so I was amazed to see those thin strips going in. Also there are way stricter rules regarding the inclusion of the Velux windows in the second watertight barrier. The way it's done here looks like water could just run inside over the window if there's a leak in the tiles.

Another Canadian here. One stormy day my Mom was watching the roof across the road blowing bits off so she told the people who lived there about it. The woman said, and I quote, “oh, we’re just renting.” 🤨🧐 Nice of her to care about it, huh 🤔

Cripes! You should send that video to housing associations. I rent in a Guinness property. We had scaffolding up for 4 months for roof repairs. 4 months later: the few replaced tiles are already cracked, missing or covered in moss and weeds; the guttering is cracked and overflows; the roof still leaks throughout the building. Your video is fantastic - but saddens me also to think what social landlords are NOT doing for their tenants. Keep up the great work, George!

George, you are so lucky to have found Sean Paul and the great roofers. In Canada, we definitely don’t have people with their level of skills probably because we have so few buildings that are worth saving. Mostly old houses get bulldozed.

Love your videos and always appreciate (no matter who the RU-vid creator is) the shorter ones. I enjoy videos in the morning with my coffee. Those who want me to invest 45mins to an hour in watching a single video had better be offering something I simply can't live without. Normally, I prefer to watch several short videos over one long one. Your project is coming along so nicely! Love the roof windows.

Your content is so interesting! I love seeing the differences between Scottish and US construction. While the roof tiles are beautiful, I don't think they'd fair well in hurricanes and tornados and earthquakes. Lol. And I don't think our little stick built houses could support their weight plus snow. Haha. But they're so charming!

I love watching people create…this was a deja-wowzer and that sweet young boy was getting right at it doing his part, so cool. I have some questions? Are those roof tiles made of clay? They look like the spanish style roofs you see on old home in Los Angeles, CALIF. Is there a neighbor attached to your home? I see the roof next to yours looks like your old roof. Looks really beautiful! Curious how much the tiles cost to do your roof? Where I live, a roof lasts about 12 -15 years before it needs replaced due to hail damage, etc. I would love to see a shot of your house looking down from the mountain behind it when you are done!

Nice looking new pantiles, I’ve never seen dry ridge tiles before, a clever idea, I like the low profile vented tiles, I’ve only seen the type with a raised cowling, another good idea.

No disrespect to your cute kitty but your renovation video series is the one deserving hundreds of thousands of views and like. The trades people you worked with are amazing and talented people and it's one of the most entertaining and easy to follow renovation series I've seen on YT. Deborah Joinery and McGill are 2 impressive companies with crazy talented folks. They deserve recognition by millions.

We don't use a base layer of wood - it is just the roof trusses, a sheet of plastic insulation and then batons on toip with ceramic tiles affixed to it. That said our climate is moderate - we don't get snow and it rains about 4 months in the year and we don't use the roof spaces for living - usually the geyser and electrical/plumbing conduits are located there.

And I truly wish you success and Sorry if I am being thick,... the vented tiles ....the rain falls onto the waterproof membrane, if the membrane is waterproof what is the point in having the vent, - is the membrane one way/two way /layered - Have I missed the bus?

Very informative video. Thank you for sharing everything step by step and explaining as you go. I prefer how you are doing this, one section at a time. The ones that jump all over the place are very confusing. Can not wait until the next video. P.S. Have the roofers ever tried knee pads, the kind flooring guys use? I would think it would help protect the knees a bit.

Our vacation home in Florida has a tile roof (which was 20 years old, you really were lucky to get over 100 years!) We had to replace our roof 2 years ago...after a hurricane (we have these things in Florida 😂), the cost to replace the tile roof was more than $46,000! Your roof looks lovely since the replacement.

For roof tiles in Great Britain I’d say 100 years is a decent bench mark, still millions of houses with original 19:century slate tiles, also 16 century properties with clay or stone tiles, thatch roofs from reed as well in some regions, expect about 25 years of weathering for thatch.

The roof is GORGEOUS, it may not be weathered yet, but the color still looks amazing. The skylight windows for more natural lighting indoors is a phenomenal idea. The area you will be living in looks really beautiful as well. One question: this is going to be your long term home that you spend a majority of your time in, is this also going to be your brothers primary residence, and be spending a lot of his time there with you, or does he travel, or have business that he is gone a lot, and this will be his home base address, that he comes home to in between travel?

Beautiful surroundings. My husband has been a carpenter for 40 years which included roofing. His poor body is now a mass of aches and pains with arthritis in both hands, shoulders and knees 😒

Looks smashing. Wish I could find roofers like that around here (Ontario)! I need someone to re-do a 60 year-old metal roof on a cottage, but roofers around here don't want to work on anything other than a mansion, because mansions pay more.
