These interest rates are unbelievable. The 12x32 lofted porch cabin listed at $12,490, at the 8 minute mark. At $462 for 60 months, comes out to over $27,720. You're buying this shed twice in that period.

@@natew2610 I did some math, that's a 37.32% interest rate, that's title loan territory, otherwise known as predatory lending. Not how typical loans work. My guess is the place that sells these is financing customers themselves.

@@wickedkustumz The total interest percentage is often much higher than the interest rate or APR on the loan. I nearly took a mortgage on a manufactured home when I was in my 20's until I realized that I'd end up paying double the financed amount by the end of the term.

@@natew2610 Yes, because that's a predatory lending practice on manufactured housing, it has been well documented. Actual, real, traditional, non predatory loans will never, ever put your total amount paid as double or more the amount of the original purchase price.

This book is awesome! ru-vid.comUgkxzaRUJNcbypw-fRBDbqqz43ULIa-1EGP- It has loads of pictures and videos, and it shows you everything you need to know about tiny homes. It covers all the basics of a house, from plumbing to electricity. It also has some cool floor plans of some of the most popular tiny homes out there. I had a blast reading this book and learning so much. The only thing that bugged me was that the description said it had floor plans, but it didn't say how few there were.

That lil bitty cabin shed would be perfect hooked up next to one of the bigger sheds...I'd make a nice big bathroom out of it with a BIG standup shower and a HUGE soaking tub...lol

The center “loft” is for support for the walls in the center of the building. Keeps the walls from bulging out or in.

If a shed is 12x40 would you need the 4 foot loft in the middle for support or not. We bought one without. In your opinion...good or bad?

@@kansasmisfit7404 the center boards (to my understanding) are for transport. Helps keep the building secure in transit.

@jesse it is for transport but also helps with snow load and structural soundness. 40 ft is a long span. If they need it for transport, I’d want to keep it in or beef it up elsewhere.

You're right about why the center loft, however if a ridge was added it would transfer the load.

I would think that the "loft" in the middle is probably for stability and reinforcing in the middle, not just for transport, but all round, including better roof support.

I really liked the one with the flooring and insulation. That would make the perfect tiny home for me and my chihuahua. But just dreaming. Being homeless is hard and a tiny home would make a me feel like a queen living in their own tiny palace...PEACE

Goodness! My husband and I bought a 16X40 in late 2018 for $12 grand. Hired someone to finish it out, for an additional $20 grand. Initially, it was going to be a temporary home. We sold our old house, paid off our land, and sat on the rest to build a new house. Right when covid hit. We're still saving, and adding to our account monthly, but house building costs have gone thru the roof! We've talked about the possibility that we might live in our little place the rest of our lives. We are ok with that. It isn't the greatest arrangement, but we're content enough to make it work.

12x32 loft barn style, on a roof as the weight pushes down the outside walls want to push out. A truss style roof is engineered as a series of triangles to counteract the outward force, a gable roof or a gambrel (barn) roof must have rafters of a series of collar ties to counteract the outward force. The other way is to have a large load bearing ridge to carry the 1/2 the load weight of the entire roof system. The plywood on the loft section also acts as a shear panel to counteract the twisting action of the building. On truss roofs no 2x4s can be removed or cut, the truss is designed as a unit, every piece of wood and the nail plates are designed to work together.

I know of a way to eliminate the drop support in the middle of the longer shed's and be able to reuse the same lumber but add more height to the center of it. Anyone with some knowledge of construction can pick up on what I'm sayin. Hopefully I'll be startin my own build from scratch this year. Maybe I'll start my own RU-vid channel... Lol

Actually Jared the one with the wrap around porch makes more sense, that porch itself is priceless plus there are plenty of ways to get rid of the odor & you definitely could make it work for you imo

I like the last one especially the color. On that note, I'm just wondering what happened if buy 2 small size like the last one and put next to each other or put it together in "L" shape, make a door to connect it, use 1 for a bedroom, closet and bath room. The other one for kitchen, living room with a pull out sofa for a guest and a guest bath room. If I have a land now, that's what I would do. Just a thought at this moment...

we need thousands of them here in my town (Lismore Nsw ) ASAP. 3,000 homes were destroyed in the Feb floods, and the people are still homeless

For killing mold and getting rid of stink, use an ozone generator. We ran one for 72 hrs at one clean up, and it worked great.

Hiya Jared! Boy howdy, prices on sheds sure went up! The only two things that crossed my mind was #1)..Black attracts heat ! I sure as heck wouldn't have a black roof or black as the primary color on my home living where you are. It'd be great for the trim color and for outdoor uses. And yes, I think black is a great color for many different uses! I grew up in Central Nebraska and l know how intense the heat gets out there! #2)..Metal buildings in a hail storm?!? LmAo.....NOT!! But....it is YOUR home...not mine...not anyone elses' so make it YOURS!! And promise me you will enjoy it ,make some great memories and just be happy as H-E-DOUBLE-TOOTHPICKS, ok?!? 💜💙💜

the "loft:" in the center isn't needed for being a loft, but for giving support of lateral loads on the roof pressing down that can blow out the side walls. the further the span the greater the need for support and yes there is an alternative method.

I have a 12x32 shed with dual lofts and I don't like that the entry doors are so short. This is a tradeoff of the lofted barn style. If I was to purchase another shed to be used as a home, I would do an un-lofted standard style where the doors and walls are normal height. Can't go wrong either way, just my 2 cents being an owner.

Love the last one, I like the 2 windows on each side. I also like the 2 tone colors , on the outside. Good prices on some of the repo ones! Ty subbed! Looking to get out of Connecticut. On disability, with a Brain Injury. I need a small place , Organized space. Where things ,go back, In the same place! It's really hard to have a BIG home alone in the most expensive state, in USA . I'M without family, and, my fiance passed to SARS Covid-1 in early 2020. My mom then passed 2021, of Cancer. Most of mysmall inhertence, was spent on catching up, on ALL the bills, After losing my fiance. He was only 48, he didn't yet ,Have a death plan, in place. These tiny homes, ARE the only way, I can see ppl like myself ( Disability & Retired) We live, on1 ck a month. A Tiny home can allow us to live a life w/ dignity, And,not have to go without essentials ,SO often. ♡

I definitely like the front porches. I like to sit outside in the morning and evenings. Storage over top them is a bonus. I really like the sheds. Wondering what it would cost to finish the last one as a home. The tiny play house could be a micro tiny house.

They’re for support to keep the walls from separating. It could be done differently but from what I know, doing it this way is a good way to preserve ceiling height in the rest of the building.

Most other dealers I've seen only do the front and back. First time seeing it done this way and I've been in probably 100 sheds haha. I assumed for structure and transport.

Amazing how stuff cost like you said! Go back 40 years are so houses cost less than half what they cost now! Tornado/Hurricane come through , astronomical repair cost too! Thank you American Greed! So the First Building I agree. I'm against porches. You end up paying for wasted space. 16 on center you pay for all the extra wood. I like 24 on center personally. Supports there. It's only 12 foot wide. If it was a real house yeah 16 on center makes sense because you typically have a 2nd floor that needs the support for all the furniture and goodies. Repo sheds have the cost cut

Some of these types sheds would make a great outbuilding/guest house or extension to your tiny house in the future - worth watching to see if you can get one for cheap if it pops up.

Things to be aware of with Derksen Their measurements are based on the roof lines and not the walls. Smaller by almost a foot than normal exterior measurements. The single pane windows will sweat like crazy and not very efficient long term. The windows may not be properly sashed and will need sealed (daylight visible). The bottom and top plates are not sealed and let in air and creatures (daylight visible between plates). Check their exterior work for nail depth in siding which can void warranty and need to be resealed. Metal roofs need the foam to seal the ridges and edges. Keeps bugs out and weather tight.

I wound use the center loft for storage. Have cubby type shelving on the outside that's about fifteen inches deep on front and back sides. Have the backside with an opening and removable ladder to store things on the inside. Maybe seasonal clothes, snowboards. In the outer cubby shelving you can showcase baskets, books, glassware or whatever you want. That's what I would use it for.

Kind of unfortunate that we cannot do that in Tennessee. They will not recognize any shed conversions to a house as a legal building structure that you can live in.

I think shed are weird but im looking for a place i can live on that is mlre affordable becauae i migjt not be there that much but i want to gave the spot to be able to stay. So im thinking about a shed type.cabin thing a little smaller than this but what im going to do os is finosh the inside higher quality so it only feels like a shed from the outside.

At 6:56 , I bought a 12x32 just about exactly alike this one. It didnt have those center boards, but when they delivered mine , there was a brace in the center. My thinking, I would have banged them out and put them in the back to extend the rear loft, thats what i did to my unit, it made larger loft area for my bed and under a walk in closet and bathroom which gave me a huge living room and kitchen area. Was origionally going to make mine dorm style with a bathroom in back and use the loft areas for storage, but then re thought about a closet area. Then that wall I built , i made a barn door on rollers, which gave it a great barn country cabin theme. Since ship lap is so exspensive now and i didnt want drywall at all, I bought 7/16 osb sheeting , laid side way and nailed to the top of wall, then pieced in the bottom, cause its only 6 ft walls on the side, 6 osb full sheets each wall 66.00 each wall because the osb was 11.00 a sheet, I sanded the walls to rather smooth and used my air compressor to blow the dust out, then painted the osb good, then tobacco glazed which made the texture of the osb pop, look like high end artistic wall texture that interior designers do, then I put a dark ash paneling as a wainscot and cheap mdf trim to make a chair rail. All this wall i did was much cheaper than doing dry wall and only took two days. My walls are ten times more durable the whole building is more durable than just drywall...and I can hang my tv, shelves, artworks , display items on the wall not having to use any drywall anchors or worry about things breaking off like towel bars in the bathroom. Also i didnt lose any r value , I used that foil liner, then regular r13 insulation rolls in the walls, I think its better insulated than many homes, definatley more than a travel camper....Now...the ceiling was a trick, I found 2 inch furniture foam scraps from a chair factory, gave them a few buck for many huge bags they were going to throw, I used liquid nail to glue up to ceiling then tacked them sparsely with a staple , to just hold them up so the glue dried basically I made 1 x1 cleats between on the trusses and then screwed cut to shape corrugated metal . left it plain , I coated with clear coat. That is the magic trick , the shiny metal blocked the heat on the roof and also the heat inside from my heater in winter. It actually does good at insulating that metal roof and one osb sheet , youde think it would get really hot, but its not bad at all and in winter it kept the heat in really good. Isuggest you guys do a variation of how I did mine, because I dont see that much on YT that tells you guys what works in such a building.

This is the Future of rental homes in America. It's also tha answer to homeless. I just finished a 6th one on My land in Texas. I hope to have 25 when I'm done, all rentals. With a little work they make nice affordable homes. Instead of people putting $3000 down on an Apt, They are waiting in line to become part of what I am creating. This is a great business and solution to unaffordable housing.

We bought our cabin as a repo but it was never actually bought. It was a display on another lot they acquired. It is a 12x32 barn styled cabin with 3 lofts. We took out the center loft because it just didnt make sense. We paid $7900 for it. We have finished it out with a kitchen, living room, a 7.5x12 ft bedroom and one loft is finished as a bedroom. The second loft is storage, the kayaks had to go somewhere...lol We bought lake lots with electric already there so I wired the whole place myself. I had to have my friend come help hook me up to the meter though. I wasnt brave enough for that one.

My parents bought two large sheds, connected them , put them on concrete, insulated them, ran plumbing and electrical to them, Dad put them on wooden skids so the could be moved anywhere at anytime so they couldn't be charged property taxes. It's a very beautiful house.

I liked the angled windows with the larger front porch, I personally like lots of windows. The metal shed was kinda interesting..thank you for taking us on this trip thru shedland, gives you ideas and things to think about 👍😁

I looked at a few of these, and always thought the center small loft would be handy in case you wanted two sleeping spaces up above at either end, and the small center "loft" would be good for a little storage.

I think those midsection "lofts" are primarily for structural strength, to prevent "bowing" of the longtitudinal structures. On no account remove those extra mid-section width beams. You would definitely regret it. Of course, you could box them in and use them for real lofts.

8:25; if you remove those joists, you will need to put at least one beefy joist in their place to keep the wall/truss strong.

From a construction standpoint and for structural reasons, as well as shipping, then center ceiling joists could be for these purposes, as you have show. Collar ties on the upper rafters going from the bend or slope at the gambrel or barn configuration, in my opinion should also be installed. This allow insulation across this point for an upper ceiling and proper structural integrity. Then Foam insulation board could be install in the lower portions of the rafters down to the double top plate and a stop of 1x2 framing for flush mounting of the insulation board to the lower rafters. This application allows proper air flow to the upper part of the ceiling above the collar ties. Without convection throughout the roof moisture, mold as well as condensation can form. If someone is going to make a domicile out of one of these buildings then it is recommended that a full ridge vent also be installed. Also, if a loft is desired then ceiling joists on 16" centers should be constructed to the desired space applicable. Bridging should also be installed in 2 rows equally or in thirds of the span to increase the load requirements for what ever is placed on the loft to eliminate future shear pressure issues. If one was to order one of these buildings to live in, I would also recommend Tyvek exterior infiltration wrap or vapor barrier be applied before the siding is installed on the outside of the sub-straight or plywood. If this, along with the recommended extra collar ties and ceiling joists, one of these buildings would heat efficiently without to much of a BTU heating source. .

I used to install these for Home Depot, as a subcontractor. The lofts are just an option to have, and place wherever you like. A lot of the ones with lofts the shed is being used for in multiple uses, like storage to save money from having to rent a space at a storage unit and then some type of home based business, and now some people for a tiny home. A Survival Shelter and cache of survival food for your family that can be tucked away on a remote property. Etc Some use as a hunting cabin. You can even take measurements of whatever one you like and purchase lumber/ building materials over time and DIY. You can add or subtract options you like or dislike customizing it to your needs. Two just starting out young couples that may have their first child or expecting can live together comfortably and save up their money this way, and eventually be able to split if so desired so that each couple will have built, bought their homes, and be debt free.

@@FoodNTravel1234 yea, told her it would be good size for her and it's a good maker. It has a tankless water heater in it and all the electrical and plumbing run with the bathroom in, just needs to be insulated and drywall put up.

Derksen sheds normally have 8' lofts in them I'm told, and I believe the 4' loft in the center of the ones you videoed is for transport, then moved to one end or the other to complete a loft. Alot of the sheds have center bracing for transport, you just normally don't see the 2×4's holding the walls together for transport. Other than that, I prefer the side lofted cabin in the Derksen, with the porch in the middle. Some day I'll invite ya'll out...Love what you're doing ❤️

Yeah I assumed for transport reasoning. Most sheds I've been in just have them on the front and back. This was a first for me and I've been in 100s of sheds like these haha

@@JudiVentress it does on most of the sheds. It acts as the bracing normally placed in the center because of flexing. They just slide the section usually to one end or the other when the shed is delivered.

The lofts out here in AZ are built on either end and are a lot larger lofts. I helped insulate one of the barn lofts that you said stinks and the lofts were at least 10 to 15 feet on front and rear. My guess they didn't want to build them out like ours are in Az.AZ. I own a cabin and built the insides

There are several issues I see with using these sheds for "homes". First is the fact that with 2x4 construction you cannot insulate these sheds very well. You would have to rip up the floor to be able to insulate underneath it. Otherwise you would end up with a very cold floor. Secondly, there are no eves on the roofs. You can see the effect on this video where the rain is hitting the walls only a foot to 6 inches below the roofline. Given the siding used on these sheds, that is a disaster waiting to happen. You will end up with rotting exterior walls in only a few years. The up front cost of these seems appealing but long term you will have a home that is hard to heat, and is a maintenance nightmare. For the cost of these sheds, you could easily build a small structure that was designed from the start as a home. 2x6 stud walls, 2x8 rafters with 1 to 2 foot overhang and better siding. The cost of the simple structure is only the starting point. All the additional stuff (insulating, plumbing, electrical, sheetrock etc) needed to actually make this a home will be almost as much as the structure itself.
