Restoring A $7,000 Mansion: Building A Basement Water Removal System

My mansion needs a new basement. Today I am attempting to build a water mitigation system, to prevent the basement from being wet, musty, and smelly. I shovel a lot of rock and dirt, pour concrete, calculate slope for drainage pipes, build a french drain, install a sump pump pit, and learn a lot along the way.

Hey Cole... Avoid a mistake I made. Get a lid in that sump basin ASAP - if you dont put the lid on to keep the perfect circle of the sump basin, the basin will deform as you put rock and concrete around it and the lid wont go on later. Even if it deforms like a 1/16 of and inch from a perfect circle ... the lid wont fit. Great cannel!

I have done many exterior French drains and quite a few basement drainage systems. We never use crushed limestone but instead rounded river rock or glacier Rock. The triangular shape of crushed stone compacts and does not allow as much water through. Rounded Rock doesn't compact and allows more pore space for water to get through. Also we use non pressure PVC pipe. Ribbed pipe can hold a little bit of water and may cause mold.

@@warrenmichael918You are absolutely wrong. The water proofing is ONLY done on the outside. Sump pumps are only used when the basement is below the sewer line/ water table. @@Katie-fg8kc im not sure what the comments are doing because they are all mixed up together for me. Water proofing as in rolling on either tar or a sheeting is done on the out side, i agree and didnt say different. If youre calling drainage tiles waterproofing, they are most certainly done on BOTH the outside along the foundation and the inside under the floor. You and i are talking about 2 different things when i say a french drain i guess. Youre talking about french drains i guess that run into a sump pump and are being pumped out. Im saying a french drain is a drain that is totally free from having any pumps because there is enough fall or at a high enough level to flow out naturally, like Cole is doing. He has a naturally flowing drainage system in his basement that will flow through his drainage pipes and flow naturally without any pumping straight to the creek. His house is much higher than the creek so he is running a french drain. Maybe its called something different where youre from but thats what we call a french drain here.
@warrenmichael918
@warrenmichael918 Месяц назад
@@benhur520 When did i say anything different? Cole has a sump pump pit and im sure he will put a pump in it. It probably will never run but it will be there. The comments are all mixed together for me on youtube tonight so i dont know what comment i made that makes you think i dont know what a sump pit is. Cole has a naturally flowing french drain tile system he installed on the inside of his basement floor and that will flow naturally out to the creek. Then he installed a sump pump pit, he didnt install it like most get installed because he didnt run his floor tiles into it. He is using that as a backup incase the perimeter tiles ever clog up, the water under the floor will seep into the pit and the pump will be used to pump it out. I assume he will pipe the pump up and out like a normal pump gets plumbed in also. The solid 4 inch line he ran from the pit will be his 3rd line of defense, if the perimeter tile fails, the pump gets the water, if the pump fails, the pit fills up and runs out naturally through the solid pipe out to the creek. There isnt anything wrong with any of what i just said now or in any other comments. I have installed several sump pumps in my life, retired LU 653 plumber here.

Cole, do you have a large waterproof tarp, or plastic drop cloth? If so, next time you're expecting rain, put a tarp down on the basement ramp (weight the edges so it doesn't blow away). The water will still run down the tarp and collect at the bottom of the ramp, but the rest of the ramp might stay a lot dryer. Which will mean less mud to deal with.

Cole, I'm your local Texas pump guy. Your sump pump will likely have a 2" discharge connection. You are going to need 2" discharge pipe for the sump pump, that 4" won't work well or connect to the pump. We normally see 2" sch 40 PVC pipe used as discharge line. You could use the 4" corrugated like a conduit for discharge pipe. Get 2" flex hose and pull thru the pipe. Better yet abandon the 4" line and run rigid PVC pipe to closest wall for discharge. Shorter run the better. Normally discharge piping is run out the lid and above the cement floor for future maintenance and replacement. Discharge line below cement could be a recipe for disaster if pipe breaks/leaks. I love your channel. Keep it up brother!

With the wind storms and tornadoes becoming more frequent have you considered putting a storm shelter in while you’re doing all this digging and dirt work, could be a section of the underground movie theater, just an suggestion, espically with young kids at home. On another note, corrugated piping for water mitigation is not recommended anymore due to the constant standing water in the corrugated plastic, mold and mildew have been known to grow there leading to the smell you’re trying to avoid, I would recommend pvc with holes instead if you want to avoid this problem forever. A second sump may also-be wise in the room I believe you used to call the interrogation room

HI cole applause to justin and roman of the layout for the tile drain. A 1/16th / ft fall is perfect for the tile. As for the sewer you are going to have a fall of 1/8th/ft for 4in pipe. My suggestion is not to use 90's for change of direction but use 45's instead on the sewer line just makes the flow better. If you dont have enough fall the solids will start to deposit on the bottom of the pipe. I've been a plumber for the last 30yrs and love it.

As a plumber the first thing you should of told him was to get the height of the septic tank so he know the height of the drain lines coming out of the house. @MartinJohansson-nn5dv för 46 minuter sedan (redigerad) I dont know why all the North Americans dont use commen sense. In Sweden we put ALL our dranage pipes UNDER the footings of the foundation and on the OUTSIDE, then you got a dry wall. Maybe you think your roof gona leak so you get a swimmingpool in the basement and want to dranage that out. Dont forget the proper materials on the outside and get it ventilated. I dont know about your place but where i live the Muncipality have a Radon Map for all Muncipal where you can see if there is any Radon, i can borrow a gauge to messure if i want. If you dont have Radon i dont understand why spending time and money on that installation. Normal is to have the dranage pipes on the outside for water under the walls and then you have a normal 4 inch pipe around the house where you connect all pipes from the gutters on the roof and dranage that water far away from your foundation/house. Just think about what happend if you got a soil on the outside how is wet and you dont have the dranage at the lowest point, so now you have a water pressure from the higher level on the outside and gone pressure water in to your pipes and bec you put your dranage on the inside and high pipes you gona have wet floor all around the basement bec of your pipes. If you istall a pump you must figure it out that something with your construction is wrong and must correct it with a pump. Your France expert should ask him self where the water come from and where shall we stop it, doing all the works inside the house is like a temporary band aid for a bad constrution.

You should use pvc pipe from the sump pump pit. When it’s running all the ripples will prevent the water from shooting out. The pipe you put in works good when it is a gravity drain but if you’re pumping pvc is the way to go.

I'm not very smart but I would have done all the trenching and tile and sump and radon mitigation before I brought in one rock for the floor base. But I don't like putting in rock and then having to dig it back out to put in pipe. And then put the rock back

Place a perforated cover on the exit end of your drain ends. Dirt Perfect solved a slow drain in a recent pond build, after running sensor nearly 400 ft. Discovered a dead possum at the junction leading to the inlet.

Run a fresh water line to the sump pump hole. Once a month turn on the water valve above the sump hole and fill the hole. This will exercise the pump when it's dry weather, also you will know if the pump ever gets bad. Electric motors need to be run monthly.

On new homes we run drain tile around the outside and inside we then put drain tile in the footing every so often that way water from outside and inside all drain away together

I did an drain in my basement and connected to a sump pump. I didn't put any slope on it and it worked perfectly.

Cole, you should also think about adding a floor drain near a wall and not just centered in the rooms. Dehumidifier, A/C evap coil. water heater, sinks, etc are typically against a wall and need drains.

idk what the rules are in Iowa, but every sump pump i've seen ejects out of a schedule 40 1.5" pipe to the exterior, with a check valve to prevent back flow. The ejection never relies on gravity, except after it's outside the structure over the foundation. Oh, and you can 100% use the drain tile pipe for the radon. That's a total over-purchase and extra work you didn't need to do.
@warrenmichael918
@warrenmichael918 Месяц назад
I bet he does run his pump line like that. The 4 inch gravity line from the pit is just there as a backup in case the pump fails and the pump is a backup for the floor tile he ran.

I have a waterproof basement on my house build checklist. Interior tile, exterior tile, sump, probably tile the gutters and down spouts too. Ive had water in my current basement 3 times in 8 years and its a total pain. Never want to deal with that again.
