In this video I share an overview of our Yen and I's investment portfolio and investing strategies from our early 20's through to our current mid 30's.
Since making our other financial freedom and 'how to retire early' videos, this has been a topic that quite a few of you have commented you were keen to hear from us so we hope you enjoy this video and find it interesting.
Our investment portfolio has evolved over time and has changed with our perceptions of risk tolerance over the years. Diversification is one important strategy we took on to minimize risk and this is an investment strategy and concept that we modelled from Ray Dalio's "All Weather Portfolio".

A new type of vlog! Love it! Always buy low and sell high, which is important for investment but also trading. You have talked before about your apartment, and I think that was a brilliant move on your end. Tony Robbins is one of a kind for sure, total admiration here. Good percentage distribution guys! Def it is important not to put all your eggs in the same basket. Knowledge is power, absolutely, that is one of the ways I start my day, reading, learning more about stocks, investments, and markets.

Here in LA, to buy a small apartment building with less than 10 units. Would be upwards of 3+ Million dollars and not even in a nice part of LA! So we are guessing prices in New Zealand are much more affordable, because there is no way you could do that right after college and put 40% of 3 Million dollars down!! YIKES!! LOLOL Maybe we should move to New Zealand LOL. Interesting that you follow Tony Robbins and liked his book on Money. We also enjoy his work and positive energy. Great video and topic today. We really enjoyed this as we both invest and understand the plan you have to create when young so you will be comfortable when you're older! 💖🥰😘🌛

Hey Peter and Yen! So awesome that you guys retired in your early 30s and now live off investments and properties. It's good that you're in low risk, and diversified your portfolio. YES! Buy low and sell high to make the most profit. That's so interesting that you bought a couple of different apartment buildings. So do you have to deal with tenants and maintenance, or do you have managers to deal with it?

Thank you girls, we don't own the buildings though just the individual apartments inside. We do have them managed though since yen and I tend to travel overseas during normal times. When we were still working though we would manage them ourselves.

😁🤙 that was always the number 1 priority. Yeah it's crazy the way prices are going here in New Zealand. Like every a food court meal is $15 to $20 always feel it the most when we come back from Asia 😅

This is such useful information. We've been so late to everything in our lives and are trying to catch up now. Buying anything in your 20s here in the US is so so hard, especially for minorities. You're lucky if you have a job right out of school, but I'm sure we can apply some of these principles now.

Thanks Peter and Yen for the video. Your life is such an inspiration to me. I'm looking to buy an apartment in Auckland CBD at the moment too but the price seems pretty high now. Just one question, how do you guy know about the apartment leaking and other issues? Is it just through body corp meeting minutes? I'm been living in NZ over the last 12 years under student & work visa and will get residency soon thanks to the generous Residency 2021 scheme, so everything related to NZ property still is a whole new world to me.

Hello thanks for the kind words 👍 you need to comb the body corp minutes for the last few years to find any issues with leaks. Unfortunately a large number of Auckland apartments have this issue or are leasehold so it's a bit of a challenge. I think prices of apartments have been suppressed due to covid so if borders open up we may see a little re emergence as rents go up. Good luck 👍

True property prices in the UK can be pretty wild. But from what I understand the smaller towns are reasonable. A friend of ours moved back to Norich.

Spend money to earn money! I would have expected your real estate portfolio to be giving big yields with the housing crisis that's hitting NZ. I read the most horrifying stories about the overheating real estate market, especially in Auckland.

Unfortunately not all markets are booming, the areas where tourists and students normally stay have seen a major pull back. Landed property in the suburbs of Auckland however are booming as people rush to buy a property with the lower interest rates.

Is living in your folk's house only during lockdown or is it so you can rent out your own home? It's also very difficult to get a home loan from a bank if you don't have a job/salary. Are you still paying off loans despite being retired?

Hi Pete, living with our folks is only temporary as we get through the pandemic... but that unfortunately is taking a while. We always set out to travel for most of the year and return to NZ during summer. Yes you're right very hard to get a loan without a salary however we're mortgage-free on the properties we own. Made sure to pay off all our debts before we made the leap into retirement.

Totally agree with what Ray and buffet is saying lately. "Cash is trash" should summarize. However many of our bonds and fixed term deposits were fixed long ago at much higher yields so we can leave those as they are and as they roll over invest into other assets. Our "all weather portfolio" will definitely have changes throughout time as things fluctuate in the big debt cycle.

Based on what's coming, which isn't pretty, I am putting most of my "wealth" into precious metals. Mainly silver bullion but also some gold and silver mining stocks. General equities and residential real estate is in a massive bubble and eventually will burst, wiping a lot of boomers with similar portfolios to yourself. Sorry to be a party pooper but we are on the verge of a global economic depression and currencies crisis.

Okay.. So I've done a lot of thinking and started learning and researching and decided to do the work in order to retire by the age of 40. I'm 30 years old now, hopefully I achieve my goal!
