Thanks for another tutorial on new products, you always come thru! Your edit to the 3d tour with the speed ramps and music def makes a difference from the boring slow 3d walk thru that cubicasa delivered. The biggest question i have is whether agents with prefer this over vertical reel videos. Right now my clients want video- not 3d video, maybe that will change. I think if the house is cluttered and they want a walk thru then this 3d video makes sense but i do not see agents choosing 3d processed over real video...
Yes true, I agree for the most part. As I said in the video, I think this 3D video could be a good seller for vacant/empty homes as CubiCasa will virtually stage it. That will be an attractive incentive to agents I believe and a great way to sell them. Empty homes are pretty common as well so decent amount of opportunity there.

Thank you! I don’t offer it in replacement of anything. I offer it as its own thing. I think the best scenario to offer it in is a vacant house since they will add furnishings.

I think these are great and I have had a few clients choose these. Great up sell but the turnaround time has been hard thing to keep people interested. For me to offer 24hr return on work but then provide another product 2-3days later is tough.
True, I hear that. I would definitely let them know ahead of time. I feel like most clients ok with it and understand. Sometimes I can’t get videos back for 2 days or so and most people are cool with it.

I certainly hope not! I think it’s a very different thing than Aryeo if that’s what you are referring to. Aryeo has access to all the client or agent info in their photographers (customers) accounts which is what was so attractive to Zillow. That’s not the case with CubiCasa. There is no data to mine that Zillow is attracted to in this instance. I see people upset with CubiCasa because they market to agents etc… but let’s be real, why wouldn’t they?? They want their product to be as successful as possible and agents can certainly do it themselves. They want as many people as possible using their app. Can’t blame them for that. In my experience though, agents leave it up to me and don’t want to be bothered with it. It will always be a money maker I think. Agents don’t want to be bothered with media creation for the most part.

Also when you do the 3D virtual tour using the Ricoh camera... 🤔 does the camera needs to use a special App like let's say" Zillow...? and if that is the case, using whichever App... can the final file/video be use with any client? I believe if we use Zillow App, the file can only be used within Zillow...? 🤔 I would appreciate if you could kindly clarify this 🙏 ;) cheers!
Yes, you need to use the appropriate app to capture the four whether it be Zillow 3D or matterport etc. You cannot download a file, the tours live online with whatever service it was created in (Zillow or matterport). They can be shared around like on social media or whatever but the tours are still being hosted on zillows site or matterports etc.

So if I offer the 3D virtual tour through Zillow App... any of my clients can access the file... meaning the file can be shared to them through : Spiro, Show & Tour, Rela HQ... etc? but not as an "independent" file using Dropbox or Google Drive...? Hey! How do you go about pricing these to your clients ? Do you make them aware of what cubicasa does as far as the rendering of products or do clients think you do it all? It feels like it is in your best interest to be transparent, but also if you were fully transparent about how the service works what stops them from doing it themselves and just receiving the assets as is and directly. I certainly want to add the the 3D products to my services but I'm wondering how other go about pitching and for how much. PS. I currently use their 2D products with fixed furniture add ons. Love what they do and vouch for what they are doing. Any one who want to chime in please do and I appreciate it.
My go to line is “I use my phone to gather the data needed to create the floor plan. Gathering the data is a quick process but most of the work is done after the fact.” I don’t elaborate on who is doing the creating and they seem to accept that.
Perhaps I missed it... but how does it render determine the closet sizes without opening the doors? Is it just factoring in the walls and "working it backwards"? Thanks!
Can the realtors post the 3D video on MLS/Zillow? If not, why wouldn't the realtor just order a regular walkthrough style video with iphone if they are going to have to post the 3d render video on social media only?
I tried the new cubicasa way, I found the scanning an easy process, easier than laser measuring and sketching. However, when the 2D plan came back, the measurements were inaccurate in all bedrooms, it was lucky I laser measured just to be safe on the day. Meaning the gross internal measurement were then inaccurate. This is a concern as I don't want to be scanning and laser measuring at every job to be sure it is correct.
Do you have a phone with LiDAR (iPhone pro or something like that?). That should improve accuracy. They don’t claim to be dead on accurate (floor plans state measurements are approximate). If you want super accuracy then you will have to measure yourself and adjust the measurements on the floor plan. I’ve tested it myself and I’ve found them to be pretty darn close though.
I too measure myself and noticed their measurements are enough different then mine that I attach in mls without the measurements and just enter in measurements I got. I did check my laser measuring tool against a tape measure and it is accurate.
The tech is amazing. But it's very expensive. I can produce a Matterport cheaper and make more profit. Less work afterwards even though it takes longer to shoot. I would like to try it on a vacant house with no furniture, but that's an expensive test. I watched a lot of their examples and they don't say if they had furniture or if it's staged. The staging could be worth it. If they put it in the MLS, they would have to say it's a rendering or something.
It only takes 5-10 mins total to complete so it’s definitely faster than shooting video on gimbal by a long shot. I do agree though that a regular video is better for sure. I think this product could come in handy if the house is cluttered or a mess as they will clean all that up for you in the final product.
