This is what Tehaleh, Washington looked like on a beautiful fall day in 2023. A major highlight is Mt. Rainer - only 27 miles away - at: 48:40.
Tehaleh (rhymes with.. "Le Holly"..) is a master planned community near Bonney Lake, between Tacoma and Mt. Rainier National Park. It's on a large geographic plateau, safe from any future volcanic lahar disasters.
There are currently around 3,200 homes occupied, with another 6,000 planned over the next 10 years or so. There are two elementary schools and a new wastewater treatment plant. Eventually there will be a middle school and a high school added. A new fire department/station is breaking ground and the first 11 businesses are starting construction near the main entrance roundabout which will include a Wendy's, a dental clinic, and a day care facility - the others to be announced.
Almost 500 acres are reserved and zoned for business and commercial use, because this is an EBMPC; home-based businesses are encouraged and more than half of the residents here do work from home. When completed around 2035 there will be medical clinics, office parks, restaurants, etc. and someday, Tehaleh will become its own official city.
The architecture and landscaping of all buildings have to meet specific aesthetic and appearance standards. A good example is this new 7/11 gas station at 1:51.
Yeah, the houses are pretty close together but there are strict design requirements that include not having two identical looking models next to each other, which means the selected homebuilders here have to construct sometimes radically different looking exteriors of the exact same model house when they put two or more in a row. Home styles range from cottages to large 5 or 6 bedroom houses, and there are some condo units and townhomes in different sizes and styles. Someday there might be some nice apartment buildings here, too.
The whole development is around 4,000 acres.
1,800 of the acres are reserved for woods, trails, parks, and open areas.
And yes, the residential yards are very small; only a very few have truly large lawns in the front or back.
But there are trails! 30+miles of hiking and biking trails going into the woods! Starting and stopping and connecting in the middle and ends of neighborhoods. Stay on a trail long enough and you'll come across a park or a playground or a pond. When you prefer pavement, virtually every street and road has either has either concrete sidewalks or a paved walking path on both sides.
There's a skatepark with sanctioned graffiti walls, a public coffee shop and visitor center with an absolutely insane view ON A CLEAR DAY OF COURSE of Mt. Rainier, and there is also a huge fully fenced-in (with yeah, black vinyl chain link fencing) dog park in the woods, with another park planned for the smol dogs.
For older folks who need an assisted living/independent care facility with private apartments, there's nice big new one called Wesley.
There is a large central community park with a lush trimmed lawn, a yearly reservation lottery vegetable/flower garden, a large duck pond, and a very nice paved track that goes around the whole thing. It totally feels to me like a little mini Green Lake in Seattle. But way, way less crowded. In fact I've never seen the path crowded, even during large community events with food trucks and booths. My next video will be about this hidden gem, which is called Discovery Park.
This is the kind of neighborhood where kids can (and do) easily walk to and from their schools.
This is a very dog-friendly place. There are a lot of Fine Looking and Well Behaved good bois and good girls here; all on their leashes and because the lawns are so small, the dogs who live here all sleep inside and they're not outside barking at random things.
Crime rate and overall noise level: suitably low to impress me on both counts, and this is coming from a retired cop. Oh speaking of cops, every time I cruise around Tehaleh I see marked patrol cars from a dozen different nearby agencies and departments, parked in their owner's driveways. And I know more a few others are present but hidden behind garage doors. So..yeah..this is a safe neighborhood to walk around in. And the HOA expressly forbids displaying political flags, thank god.

Back in time for fall foliage. Nice. Have noticed some property value softening going on across the Big Island, especially on the SE side. Lots of houses for sale, with price reductions. If I may ask, was that an increasing concern? Did you feel it was an influence on your timing as far as moving back now? Love your videos in Hawaii or PNW. 👍

Real estate prices have not typically been main motivators or factors for when I move.

Tehaleh looks really nice, but have you moved back to the PNW or are you just revisiting the area? Have contemplated moving to the Big Island from the northwest a lot, specifically HPP or Ainaloa because of your videos lol.

Actually yes we did move back to the PNW from Hawaii Island! The medical care availability/situation/way of life in Hawaii leaves something to be desired.. and other reasons.. but we had the time of our lives there and hold special places in our hearts for the islands and its people. Both Hawaiian Paradise Park and Ainaloa have some great streets and houses. I'd suggest HPP because the lots there are bigger and the further the neighbors are from you, the quieter it will probably be and in HPP you might hear only like a dozen different dogs off in the distance taking turns barking howzit at each other instead of two dozen Ainaloa dogs howziting each other from 3 or 4 blocks away, from 5 am to 11 pm. Plus the ocean is much closer - HPP goes all the way down to where the black lava cliffs meet the beautiful Hawaiian ocean water.
