It is the sheriffs' job to remove squatters -- they refuse to do their job.

My idea is to simply NEVER rent out property. I had a rental property once. I'll never do it again. First of all, everyone was making money off the property except me. As a rental, both property taxes and insurance were higher. I think a solution is to simply NEVER rent out property. You are dealing with government rules. Instead, AirBnB it. People pay BEFORE they come and then leave. If they do not leave on time, they owe you double, as per AirBnB user agreements. Both guests and hosts leave feedback on each other, kind of like ebay. When a guest "requests" accomdation, you have every right to review their feedback and refuse to host them. If they do trash the place, AirBnB insures you for up to $50 000 in damages as they are taking a fee for every reservation. Renters complain that there is not where to rent? Too bloody bad! I nearly went bankrupt when I had a rental property. If you have a six story apartment building, I'd recommend listing one or two on AirBnB, fully furnished and see how it goes. If it works for you, when a tenant leaves, never rent it out again. Get to the point where the whole building is AirBnB only. If you don't have time to manage it, hire people NYC is expensive. With a free apartment for a manager, I'll bet you'd have people lining up to work for you and they'd be motivated employees as they wouldn't want to lose such a position.

However, in today's world they would in all likelihood record your interaction with them, if you said what you report to have said in today's world, they would sue you and win. Plus have you criminally charged and again, in all likelihood convicted. My guess is it would cost you 1-2 years in jail plus after they sued you for "mental distress" and such, about $300,000 between the payout and legal fees. This is why I SOLD ALL MY RENTAL PROPERTIES A FEW YEARS BACK. Still love real estate, but now own a large "land bank" of properties, raw land undeveloped. Tenants/squatters are the bane of society.

I felt the same and wanted to do the same. Attorney in Colorado told me I'd need a criminal attorney and it would give them more time in the house. While I would be in jail for assault or worse. They were eventually evicted. But while there also destroyed it. Yup....welcome to the wrong is right and right is wrong in the USA. No next time for me. I'd seriously harm or worse and let state take care of me. Worst part is they stole belongings of our mothers. Boxes of photo albums gone ect.... I still have nightmares. Weird laws. I bought the home I own because of the for sale sign, my realtor didn't even show it to me.

Somebody ain't even trying to give those ladies good legal advise. They need to do some hell raising from the county to the city to the insurance companies.

Problem is as a individual you can't file "felony charges" on anyone .... The DA in charge is the only one that can do that and only if he has the time, resources, inclination and isn't politically motivated not to do so .... In short forget about legally going after those criminals because they're long gone !

The police should have requested IDs to verify the fake documents. Kept that information to pursue charges against them. Have to wonder who they’re siding with.

Yes, they had some "documents" that make me think they've done this before, or they worked with someone who's set other people up with such paperwork. This was not a one-time event.

Fast track the courts to hear squatting claims in a few days.. not 10 months.. the problem will go away.

Let's say you rent a house or apartment. You sign a lease and pay the owner for 3 months in advance plus 3 months security. You move in your family, furniture, and belongings. The next morning you wake up from the police banging on the front door - ordering you out, because the owner claims the signature on the lease isn't his/hers, and you're squatters that needs to get out immediately. How do you prove to the cops then and there that the owner is lying?

You can't even let someone spend a night on your sofa in MO. They legally can claim residence. Same with allowing anyone to use your address for mail. They can claim legal residence in your home, literally. I went through all that as a landlord. I will NEVER EVER DO SO AGAIN!

Who paid the taxes to date? Who paid the insurance to date. Who paid the electric? There’s something shady going on. Who has the title? Not too hard to figure out. The Town Accessor has all that information. To deny what’s in the Town documents is criminal. No signature is not acceptable.

The same thing happened to my parents. Tenants refused to pay and destroyed the property. They took them to court and won, but ended up having to sell the house and take a huge hit on the value because the cost of repairs was too great. It's been around 25 years, and they've never seen a penny from the judgement.

The owners have rights... the problem is the courts take 10 months to hear the case. Some states are fast tracking squatting cases to the front of the line... It won't be worth it to squat if the courts kick them out in 1 week.

If the squatter calls the police, he can have you arrested - that is the problem. And yes, you might get arrested for kicking the squatter out but by law you have the right to secure your property -- a deed or property taxes should do it.

Depends on where in the country ur at.... A for sale sign in a front yard is a open house for squatters and you at that point are nothing but a loss prevention "security guard" and we all know how useless an unarmed and "hand tied" loss prevention captain is. Making u a target. So unless ur in an area of the country where you can defend (castle doctrine) urself and the house, it's a good idea but kinda pointless and putting urself in the way to get attacked.

When I sold a home and moved out of state, I had a friend who came in and out to make it look like he lived there.

Especially if you have : Title, Insurance documents, Electric bills in your name and proof of payment. Water bills. It’s not rocket Science. The courts and Insurance Companies must want business
