I am a customer of this project. I have my 3bhk low rise floor, and I will share my experience. 1. The project is heavily delayed. They have given possession of 'very few' villas and 'some' floors i.e. apartments, but most of them are still pending including mine. They promised me for fit out in July 2019 and still have not given it till date. 2. There is NO amenity in the society as of today. Just handing over the flat is not enough. The current residents face so so so many problems, I see them discussing every day in whatsapp group. 3. The dream promise Rise is giving is still a dream. Go to the Rise floor area and you will see the current residents have put up banner in their balconies because Rise is not resolving their issues. No playground, no proper maintenance, no club house nothing exists as of today. 4. NOT every villa will get 2-3 parking slots as mentioned in the video - it depends upon the type and size of villa you buy. Sorry whitehat, not criticizing you, just sharing facts. 5. One thing is certain, that the price has gone up and will keep going up even if this is currently overpriced. So if you're an investor, or have already purchased in Rise for whatever purpose, stay invested because price will go up no matter what the problems are. But if you are a regular person who just wants to have a peaceful life with family, don't believe in the dreams Rise is showing as of today and go purchase something else. Hope this helps someone.
I also liked the floors there but they were all sold out...in other areas there are all high rises and less carpet area for more price Do you have access to villa areas and can use all amenities whenever they are ready? Also what are the maintainance charges?
@@ccrM89 Loading in Rise forest floor is very high as compared to high rise buildings. For example, 1475 sqft saleable area in Rise forest floors gives you less than 900 sqft carpet area, plus ceiling height is very less. They claim that everyone will have access to everything including villa areas etc. yes. But, as of today there is just one lane for apartments in which people are living, and villa area is mostly under construction so there are partitions, or empty land patches etc. so you cannot go anyway. Maintenance I am not sure but I think currently there is no maintenance cost monthly basis, because there is no RWA which means builder must have taken 1,2 years advance maintenance payment from anybody who took possession of the house.
I also want to add that this project lies in the Sector Techzone IV, but everyone keeps saying it's sector 1. But sector 1 is on the opposite side of the road.
Can the builder ask for final payment which is due on posession i.e OC. They are asking for the money but dont have OC. What remedy do I have? The builder is just not responding or even ready to meet me.
According to the government, there are multiple authorities designed to protect buyers' interests, such as the Consumer Forum, RERA, and the Greater Noida Authority. However, these often fail to deliver tangible results. You can file a case against a developer with RERA, and forming a group to lodge a collective complaint might be more effective. But beware do it only you are ready for long term fight with developer else Developers often impose heavy interest penalties for delayed payments, and in contrast but buyers receive no compensation for project delays that stretch on for years.
@@amitbubna05011984 You should hold the payment and complain in RERA. They will try to play you by sending on email "offer of fit out" and ask for payment. You ask them for offer of possession, and all certificates required for possession they must show. Otherwise don't pay them. I can guarantee you they will not be able to give you in writing that they are offering you "possession", they will only say it in words not written.
What about registration status ? As I came to know Authority not allowing/banned registration due to defaulter in payments of Banks and Authotrity. Please confirm.
The entire rise area is defaulter group and will not get registry anytime soon. If u r going for this will radically affect ur EMIs. Don't go for it until everything is sorted from Rise group.
I have been living in Rise Forest Floors for the past one year. Most of the builder promises have not been fulfilled. There is not even a functional club available for the society residents. The maintenance service is pathetic. For the past few days, the housekeeping and garbage collection staff have been on strike. There is not even a functional main gate, just a set of barriers that are manually moved around by the guards. This builder is mainly interested in the commercial and not the residential aspects of the project. Please visit the society once before investing anything in Rise Resorts Residences project.
@@ccrM89 Right now there is zero maintenance charge since other than the flat, security, water supply, and electricity, we have no facility. The residents cannot register the RWA since the builder has not received the OC. We have paid the stamp duty, but registry cannot be done until the OC comes. If anyone wants to sell their flat, they have to do it via the Rise Management only and they charge Rs 500 per sq feet for the transfer.

10 Crore Villa me to Delhi me 2000 sq ft ki kothi aa jati hai ..Yes DELHI .. Noida extension will always be a good cheap housing middle class hub option but person who can spend 10 cr should look real options not any option .. if i had to spend 10 Cr i would probably buy a plot in Delhi 12 cr me East of Kailash me aa jata hai ..or Gurgaon DLF or may be sector 44 in Noida .. BTW Delhi is probably the safest option coz central govt Union territory and sab kuch paas me .. Go for Delhi or Flat .. 3 Cr hahahaha

Registry, bad quality, highly overpriced and overvalued .. Authority k plots b isse saste hai greater noida me .. Anyways video banao but thoda knowledge lo property k baare me .. 1-2 saal ka jab experience ho jaye uske liye All the best .. ho jayega aage
@@whitehatrealty Sorry but the price is not justified given what you will get as of today as compared to what you will pay. Maybe in the future when Rise delivers everything as they show, but not today...
