This is just a short video showing some basic tips and tricks for spotting potential roof leaks on a tile roof here in southern California.
This is a roof I was inspecting for possible causes for their roof leaks. I found a few different roof related problems you may come across and hope fully this will help someone find some easy leaks. Leaks can be really hard to find sometimes, and I have a few helpful tips for spotting them in this video.

We have these type of tiles and have not been "serviced" in the 20 years since the house was built. Can't wait to take a look up there.

That sealant on the sewage vent didn't miss the hole. Those rubber gaskets shrink over time, and it pulled back most likely.

Here in southern California roofers don't use rubber gaskets because they are not required. That was a bad caulk job.

In UK we use felting but all tiles on a roof should be capable of removing the rain water. The felt is there for moisture.. the over laps on that roof look like they are on the limit.

thank you ....lot of good information. Personally never fixed or worked on a roof period......but at least I have some broad idea what to look for. Friend has a water leak ,where water is coming thru her ceiling fan and another where the ceiling has a water spot right adjacent to the wall. Anyway...lol...thanks for the nice demo and info. !

Pro roofer here 20 years experience. First of all the tile pan does not need to be removed. The tiles need to be removed all the way down, the pan needs to be cleared of debris and the metal edge needs to be re-worked so it is standing up. A lot of installers just hammer it flat so the tiles sit flush. Then the tiles need to be cut to allow a 2 inch gap between the tiles and the wall. Next, the valley tiles need to be pulled from the valley, the valley debris needs to be cleaned put, valley metal gets pulled and re-paper under the valley. After re-installing the valley metal the tiles need to be cut back allowing a 2-4 inch gap between the tiles so water no longer dams and runs sideways into the roof. Check any vents, broken tiles etc and done.

There's no debris in the tile pan or the valley. What you said can happen and does. And, if you're like all the other roofers around here. Keep installing paper over the existing paper. That guarantees me job security!

A bunch of roofers like to do that. Half the repair we do half new paper installed installed right over the old paper "hoping" the leak is under it. It's a joke.

I seen a couple broken tiles looked like hail small chunks missing. You could be looking at more of an issue if the tile fastenings have been compromised

Couldn't possibly be that full field tile that slipped down ABOVE the valley, allowing all kinds of water UNDER the valley.........lol My guess is (After watching the entire video) that they used Shake/Composition Valley. It also would have been interesting to see where the water was actually coming in from, IF not from the slipped tile. Tile Valleys are notorious for debris build-up. And if they didn't use hemmed "W" valley, the water just dams up on the debris and washes over the edge. For me, all tile roofs should have been installed using two layers of #30 felt, with an 18 inch offset. I said that over 35 years ago. BUT Monier, with their infinite wisdom, used to allow Villa/Roma/Chateau tiles to be installed over skipped sheeting.............lol FYI. Neoprene collars work better on ABS pipes, instead of mastic. And...............Why the hell did the roofer cut the tile around the ABS pipe for? Bottom end should be exposed, allowing free water flow. PLUS, those are the wrong ABS pipe flashings for Tile. Tell the viewers "Don't glue the chips on the bottom, because THAT'S where the water flows down the Water Channel". Take out the the J-Pan (Tin Run) because??? $$$??? maybe? Just clean the pan out, and make sure the "J" hem is not folded over. My experience has been that this happens because some Tile Roofers are too lazy (Stupid) to chip the head-lap off when it intersects that part of the metal. (Including the Valley Hem) Good info all round, but shy of what the Video Heading suggested. Keep up the good work though.

A piece of fishing line or a thin nylon rope from the corner of that chimney will allow water to run down it instead of dripping without being visible from the ground... In chemistry you use a glad rod to do the same thing so you're not splashing acid when you pour.

That seems like a very stylish roof. I mean those tiles can't be cheap. This video demonstrates that they cant be better then any other material perhaps worse.

Why must cracked tiles be replaced? If Liquid nails can be applied and create a tight seal, why not? Also not sure where to buy the correct tile that fits. What do you do if you can't find the correct tile?

Cracked tile should be replaced because the sealant often fails. Then the tile gets loose and leaks. We see this a lot. Please subscribe if you found this video help or if you want to see more roof repair videos.

The valley's are 24" wide. Water flows off the valley metal just same no matter the room. Your roofer should always use "ribbed" valley when installing tile or make them bend up the edge fold to keep water from going under outside the valley and back onto the roof. If your roofer does that you can use a close cut valley which in my opinion looks much better.

Every one of those roof boots was fucked and that first leak discussed is a step flashing issue...The Valley looked fine...The only way you get leaks in a valley is worn flashing or damage hole...

I appreciate the comment. There's no step flashing used the vertical side walls with tile such as shown in this video. They used channel metal comes in 10 foot long pieces. Leak was just under the the very front of the valley. Valley's done without ice and water shield or not properly woven wont last 30 years.

You should take the tiles of around all your vents to see if the felt goes over the flashing on at the top or under because I had to fix every vent they put on because they leaked.

On the stink pipes,, the cracks are from expansion contraction. Use a counter flashing

I personally think it’s not necessary to remove the metal tile pan. You just put mastic all along the tile pan than sit the new paper on than put mastic on top and that way it’s super secure. I’ve done a Lot of repairs like this, but every roofer works differently. I like your work and that u take pride in your work

You mean his workers work don't you? All I caught before stopping it was him making a video while talking shit on others in the profession. You right though. Not necessary to pull the flashing up. If it stops short you can add the extra material & overlap & seal at the joint.

At the start you assumed the leak was from the valley above but there wqs a tile with the upper right corner chipped right below it where water can easily enter. Also the felt underlay muat be damaged in order foe the water to make it all the way inaide.

Chip tile do not worry will replace it... put some caulking on it done day... you had pride for the first three mins bout kicking tile up.... if your a true roofer you replace all tile that's damaged... more money for you

I bought those from Duluth Trading about 15 years ago. They have been resoled 4 or 5 time and they are still going. If I had to guess what brand they used they third party sell I believe they are Thorogood Boots with the Moc Toe.

Any good professional architect will have access to industry standard roofing details of construction. Details that are approved by the roofing industry and their associations. Do not skimp on your roof. Insist on the higher standard details. Bar everything else, keep the friggin water out of your building w correct roofing membranes and, flash the hell out of your roof.

G Roy I mean for real... slabs slipping?!!? Like that’s a normal thing to have your roof board completely exposed like that. Will stick with my asphalt shingles and just replace every 15 years or as needed lol. I cannot imagine wondering if I have an exposed section like that or not

Great video. Question- if one tile slides down and leaves the roof exposed to rain, isn’t the whole roof wet now all the way down in that section?

Are these asbestos cement tile? How do you find someone to repair them? No one will in MI. Instead, we've been told to get an asphalt roof after another abatement company removes the asbestos cement tile.

Those tiles are so bad, just for pretty. What stop leak is the paper underneath the tiles. Tiles look nice, no crack but still leaking. Need no tiles from now. My house has the the problem.

Flat shingle tiles are shite , the watercourses always break . Don't the tiles have lugs on them or did someone knock the lug off ?

What we call "lugs" are located on the underside of the tile. You can't see them until you remove the tile. I

Also, all your caps and ridge caps should be sealed because water gets in and runs under your tiles, and if you have any dirt build-up and a hole in your felt it's going to leak also you should put screen on all your vents because rats will find there way in your attic.

why don't you put sealant on the rails (tongue and grove, not sure what its called on a tile) I have 4 tiles that broke during a storm. I was looking on RU-vid as I found your video and most of the videos say to seal/glue the tongue and grove part of the tile then lay it in. Is that incorrect?

I believe you are describing the "channel" part of the tile. If the tile comes loose and you need to seal or glue it back in place you can put the glue in the channel. But, place the glue high on the channel so that the glue does not block the flow of water off the channel and redirect it back under the tile.

No, I didn't. They probably hired another roofer to leave the tile pan in place and just install some more felt over an area. Hope and pray!

If you don't mind me asking, how much would a repair like this cost over there? We just moved to a house in Salem, Oregon, and have a similar cement tile roof with a handful of leaks.

Here roofers will charge from $80 bucks an hour per man per person all the way up to $150. The lower end gets you people who are slow and don't know what they are doing the upper end gets you someone who knows what they are doing. Most leaks can be fixing in 10-to-20-man hours plus materials.

I’ve never seen concrete roof tiles. Why the hell would any one put those heavy crumbly things above your head?! Live in earthquake country so this baffles me.

Hi, My home was build in 1988 so it is 34 years now. We have cement tiles. I had replaced roofing papers on right side sections of my roof due to water leak from a skylight and mold damage inside bathroom and kitchen downstairs. I had a few roofers came and told me physically viewing my left side roof sections are ok. One guy said I had a few broken tiles not sure he wanted to get the job. As far as I know, there is no leak or yellow stain visibly inside from ceiling. Is it necessary to replace papers on the left side as well. Here in California, we don't get much rain any ways. I am thinking to save money, so I can have someone go up in attics after a heavy rain and look for leak if any before doing anymore expensive roof work. How long does roofing paper last? I read it is like 20 years. Any advise?

Your paper should last about 50 years. There's certain areas on your roof where the paper will only last half as long. That's usually where you end up repairing those areas.

No they do not. The manufacture of the tile still makes the tiles but, they changed the channel of the tile which means the new ones wont fit together with the old one. Nice of them, huh!

first off i am the best at water infiltration and saving the owner money ! , i own (Amelia Island Maintenance). now you don't need to tear it all up period ! i was impressed to here the 80/20 water infiltration specs. but what most people do not get is these tile are just DECORATIVE your so called felt was the standard back in the day but that membrane under is the most important for this installation (THAT IS YOUR WATER PROOFING ) "quit taking these peoples money" and get a garden hose start low pin point the leak and then pull up the bare minimum tile almost every time its a batten strip that fell in line with a plywood seam and the stupid part is they use stainless screws for the tiles but the battens were installed with standard 8's that just rust and leaves a hole ! you sell a good game but most of the work is very unnecessary.

I appreciate your comment bryon. We do 500 plus repairs a year. We offer a "No Leak" 100% refundable warranty which no one else does in roofing. I don't take anyone's money. Customers hire me for a negotiated rate. This tile is not installed on battens "unless the roof pitch is greater than 6 and 12 (6 inches of rise for every 12 inches of slope. Your "every time" theory is wrong almost "every time". Second we don't use stainless steel screws for the tile roofs in southern california. We use "hot dipped" galvanized nails. Stainless steel is a waste of money when hiring "most" roofers. What's the point of a lifetime fastener used to install a roof that probably will leak in the first 25 years?? FYI - If you have rusting screws that means they are not stainless steel.. The whole point of stainless steel is it does not rust. The standard screw and nail construction stainless steel are called the 300 series, or 18-8 (which means about 18% chromium and 8 % nickel). These are the ones that will not rust. All the work I perform when fixing roofs is 100% necessary for the area I a fixing to be the last area on the entire roof to ever leak again. If that is your goal then hire someone like me. FYI to anyone reading this far - if a "roofer" ever gets on your roof with a hose do not hire him! A good roofer can look at the design of the roof, the water flow and the roof itself and tell you exactly where the leak is coming from and where it is not coming from and what it will cost right there on the spot. Unless you have a particularly complicated roof design. If your roofer has a hose in his hand it is because he has no clue what the water is doing and he needs to see it with his own eyes. That's a classic example of lack of experience.

I believe it was below. Although, the broken tile was letting additional water under the tile causing the felt membrane to get saturated and that wont help.

Singles last 30 years without leaking, tiles last 10 years only. After 10 years, roof tiles will leak everywhere inside the house. No need roof tiles for the future

Honestly, I think entire roof needs to be replaced! ..if not: 1_ remove entire roof 2_ replace some of the cemented shingle tiles 3_ replace the entire paper layer(s) underneath that roof tile 4_ replace entire dripping edges 5_ close that gap "empty space between gable and rafter creating a narrowed valley" ...if not, fix the leaking problem by adding gutters

My mother has been scammed by a roofer twice They say "we remove the tile and repaint it" or something similar She has fallen for it twice and just found a contractor that says the same thing She doesn't listen to me and is just going to have a leaky roof again He have wavey roof tiles

It's easy to bad mouth an old roof job. All the seals and joints are cracked OLD ROOF. So you're going to patch instead of telling the owner for a piece of mind we need to lift the roof and see how much of the underlayer is damaged. They complain of leaks everywhere.

I'm not bad mouthing. The roof doesn't have any "seals" and not even close to every joint is cracked. Its a tile roof. Its under 25 years old. These roofs can and do go 50 years "if" properly maintained. You never lift every tile unless you plan to throw them away. Read the manufactures warranty. They do not want you lifting them unless to repair a leak in a "specific" area. And, the owner did not complain of "leaks" everywhere. They had one very easy to solve leak.

The dining room the bedroom drip noise in which you said you were not going to look into. And "if properly maintained" and it was not. lots of cracked/ chipped tiles. and of course, the manufacturer doesn't want you lifting the tiles up. just look at the condition there in under 25yrs

The epa doesn't like lead being used on our roofs. We do have "galvanized" 24" wide "W" valley that we use instead. About the same effect.

I did not know that. In the UK lead is still a very common building material (albeit slowly getting phased out for more modern compound alternatives). Only though, largely due to theft and reasonably high scrap values. We have on occasion used fibre glass valleys, although I can't pretend to be much of a fan as the rigity of the design does not allow for any natural movement the roof has taken. Any particular reason why the EPA doesn't like lead?

It's true. All the roofs in that track of homes are like this. I think the tiles were not properly handled during shipping, storing, and loading.

My au t called around for a replacement for her ashohalt shingle roof, she was told $20,000 by a few roofers, then she found two brothers that did the roof in corrugated ed green metal, $5000, they did good, tight work.ALWAYS get 3 quotes; you would be surprised how many sharks will give you a ridiculous price.can you blame them if It works once in a while....?
