Thank you for putting together this video. I see these Roof Maxx commercials on TV all the time. Now I know they are a scam, and I will not waste my money on these worthless coatings.

I grew up in Hawaii with old corrugated metal roof that came into play during WW2. Until I retired and moved to Virginia, I had never lived in a house that didn't have a leaky roof. The metal expanded and contracted, nails worked loose and the metal rusted through. In addition, many had additions that further flattened the roof pitch out, keeping water from flowing off quickly. I can't even count how many times I tried to fix the roofs. Replacing nails with screws and rubber washers. Repainting, etc. It all failed. I did one roof with a product called snow coat, an elastomeric silicon type product that was rolled or painted in a thick layer. That worked pretty good, but is costly too. Now in Virginia I have a fairly flat barn roof with asphalt shingles that periodically gets coated with pine needles from trees surrounding it. I just finished another cleaning and wanted to see if I could waterproof and seal the shingles. I really dont want to spend thousands to house my chickens and lawn mower. But I would buy a few hundred dollars of some sort of sealer that I can apply. After watching this video, I'm probably better off keeping it clean and saving up the money to just replace it.

When you replace it, if you can afford the extra expense, I think you would be wise to build in a ridge so that the pine needles fall off of either side, or can at least be more easily washed off from below with a good hose and nozzle.

A very informative presentation... Mfg'ed homes put 3-tab shingles on a 2/12 pitch roof. We had 1-small leak after 10+ years (Shingles were in good condition). We put a coat of Snow roof on the entire roof... We immediately had dozens of leaks everywhere, in all room, we did a 2-nd coat of snow roof. Made sure we back rolled & poked every tab crack. The roof leaked even more... It became a mess. Discovered the snow roof was causing migration, siphon / wicking action and actually started dumping & holding water under where the snow roof worked. Then wicked even more... This is similar to snow roof (oiled / watered down), but is intended be more absorbed into exposed parts of the shingle. We ended up doing a complete tear off (decking included). Removed the 3/8 particle board 24-oc, installed 1/2 CDX 30# felt & laid a rolled torch down roof. All leaks were gone. We feel all thee sealants can caused wicking & back damming under the shingle.

Here is a problem i see which could cause leaks. Shingles are designed to drain from one piece to another. At the side bonds water often flows under the shingle or tab a few inches in. The water that gets under the shingle must be able to drain out. If for any reason the bottom becomes sealed it will not allow drainage. The water will then move sideways until the next bond. It will then leak there. I have seen this happen when homeowners glue the bottoms of their shingled down to prevent wind uplift. Water gets in the side butt joints then gets trapped by the caulk sealing the bottom of the shingle. Does the sealant seal the bottom of the shingle and trap water from draining?

That’s is exactly what we found as one of the issues, we tried to seal the edges also so that it didn’t pool underneath and then eventually just replaced that area all together, then the adhesions problems started.

Shingles are naturally supposed to seal, aka tar / adhesive underneath preventing wind tearoff.

@@ToddBizCoach: but did you ever notice that the tar sealant on the shingle is not continuous it has small breaks every 2 inches or so to let water that gets in drain out.

@@ToddBizCoach The starter shingle is only on the eaves, and protected by ice and water barrier. (Sometimes on the rakes) The rest of the roof, uses a non continuous bead to allow water to drain out. Never block an exit point for water. Any manufacturer will tell you shingles are water shedding, but not water impermeable.

Why did the guy from PRI, the testing company say it wasva newbproduct and they weren't sure how to test it. At 6:10 on the video Frank said he'd never had a failure in 40 years.(Yeah, right).

Also, I noticed that recent Roof Maxx ads no longer show their comparison between a dry brittle shingle and one treated with their so-called rejuvenating product! Hmmm! It's because that comparison was totally fraudulent! Any good roofer knew right off the bat, that they used a Brand New Shingle in that comparison! Someone Called Them on That!

IMO This is just another tactic in the notorious home sales industry whether it's solar panels, drain cleaning, concrete resurfacing, etc...etc. It isn't really in the business of providing a product or service with integrity. It's in the business of using a product and/or service as a devious pretext for getting a sales goon into your house so they can "close " you. The bullshit artist the local Roof Max bunch sent to my house didn't even go on my roof. When I asked him to simply give me an estimate - since I only had a few minutes to spend on his charade - he refused. He called his manager to reschedule the shake-down for a time when he would be able to run his entire pitch down on me. No problem. He kept his estimate. I kept my money.

I think all these products are a RIP-OFF, my next door neighbor had it done on their house, I think they paid 6k for the spray they have nothing but problems with roofing leaks and no support from the contractor, here in Florida that shit of product will not work.

They tested it by putting a coated shingle in a Ziploc. Didn't even register on the moisture meter!

If these types of product are applied to the entire shingle, lift up EVERY tab, seal every aspect of the shingle, every nail / staple hole. it might have a shot at working. But water (wind or wicked) will make it under the lap and migrate to a place that is planing to leak next week / next year.

Shingles are a scam. They are made to fail. You could make shingles out of used tires that would last forever. Don't con the public with your bs. Acrylic latex over asphalt shingles stops a lot of granule loss and seals them together. Makes a hard firm surface that stops wind lift. Go and get a real job.

I would bet that there were nails in seams and the soft wash dried out the asphalt too much, causing the asphalt "gasket" around the nail stems to fail. Thus so many new leaks in the field that werent there before. This is why I prefer the rejuvenation products (Greener Shingles, Roof Maxx, Ugly Roof, etc) over the sealing products. The sealing products seal in dried out shingles (which is made worse by soft wash sodium hypochlorite). The rejuvenation products make the dried out asphalt and makes it flexible and tacky again which helps reseal the "gaskets" of the asphalt around the Nails.

I am not in the roofing industry. The way I heard it, the Tyvek or roofing paper that covers the roof is what protects your home from water intrusion, the shingles protect the Tyvek or roofing paper from the sun and impact from everything from rain and hail to workers walking on it. Slate roofs seem to last forever, and have no need for modern Tyvek, paper, adhesives, sealers, asphalt ect. I think what might be happening is the sealer is protecting the shingles but is trapping water between the shingles and the Tyvek. Once trapped the water is slow to evaporate and can only escape by going through and flaw in the Tyvek. Once past the Tyvek it will flow into the home. This kind of happens with paint. When paint is first applied it seals out water, but when the paint loses adhesion it starts to chip. Water trapped underneath the chipping paint cannot evaporate and will inundate and rot the wood beneath the paint chip.

So far the only established roof rejuvenation process that I have seen actually work is roof max. There are similar products that almost accomplish a similar end result but still are far from roof max. One is chimney saver breathable sealer. It's mainly for masonry chimneys. Well, ran into a situation where a new roof was installed apx 5 yrs and the Chimney was treated at the same time after the install. Customer complaint was shingles are a different color around the Chimney. Roofer, not us. So I was sent and I'll tell you what. The only shingles that looked brand new where the ones around the Chimney. Talked to Chimney tech, he confessed he sprayed it from a distance because it was a bit steep. Told owner well you can a. Remove and replace or just wait for them to catch up? It has similar ingredients as roof max minus the soy methyl ester. It uses some kind of synthetic conditioner. Roof saver is doo doo. Also for hail damage that isn't going to be covered use one part asphalt stable geo cel 3 parts 3m color match shingle granules. Mix thoroughly and use trowel or puddy knife to repair the impact marks. For one or 2 small spots like half a tea spoon geo cel 2 table spoons shingle granules. It makes a shingle grit mortarish material. Similar concept to grit covered roof coating. Thus far from what I've seen roof max is the only legit roof restoration product out there.

I'm relieved to hear that Roof Max has your seal of approval. I'm launching my business soon and here in California, most people are hurting financially and can't afford a new roof so it makes sense to invest in rejuvenation. My only complaint is Roof Max requires a $30k mandatory buy in. This video makes me a little more comfortable knowing that investment won't bite me in the ass later on.

Excellent video. I see one thing left out. The zinc added to the asphalt shingles is the probably the cause behind the coating disappearing. I don't think it is a bonding issue. The zinc's sole purpose is to "eat" the algae. I think it is slowing destroying the sealant. In regards to the leaks, the sealant is creating an "dam affect" wherever there is a spot slightly higher or even missed. Same happens with the old tar roofs on 2/12 pitched roofs. The tar would "dam" and a leak would occur from the water building up behind it. It is so obvious this is the case with this particular application. The sealant not sprayed perfectly would cause multiple leaks in the filed wherever the dam was created. You could easily spot it with the correct light and a large magnifying glass. You could perform a controlled test for 3 months and truly find out. It would not be difficult to do. 3 different manufactures with the shingles placed outside on 3 platforms. Spray the adhesive and see which roof fails. 1) Was it the one with the most zinc? 2) Did the sealant create an opening by blocking water flow at the tabs. Simple tests. You could guys should perform them and not let a " preferred vendor " do it. LOL

What a ridiculous video. From the ominous voiceover, implying guilt to the roofing contractor suggesting that any sort of spray (regardless of its intention), sprayed to a shingle could cause a leak in the middle of a field? The guy must have accidentally used acid instead of the sealant product. The roofer also mentioned, there is no attic therefore moisture cannot be a problem. This is factually inaccurate. Seems to me like you’re stretching for Contant here

Sure that would have been an option but think about it, they paid for a product that was promised it would be better than a new roof at an equal price. If we would have just refunded the money and left them with a leaking roof putting them back at square one it would have ruined our reputation instantly and it’s not the right thing to do.

Well I grew up in my dad’s garage in PA, folks cars wouldn’t survive years of winter road salts without undercoating. So doesn’t mean there isn’t possibilities. But for every great idea there are the frauds.
