The sixth day of our 10 day trip to Castelo Branco for Round 2 of my search for our forever farm. Today I see 1 property - the new contender in Penamacor. After this viewing the battle of head vs heart commences. Should I choose the farm my heart loves, or should I choose what my head thinks is the wiser choice?
There is still one more farm to view in Covilha before I make my final decision.

With any property there'll be compromises. Personally, I'd follow my heart as the work that you'll need to put in, is massive and if your heart is in it, you can do it. PS: Put in low offers and negotiate your way up to your max. That'll filter out what is not meant to be yours.

Don't even know if you will see this but Farmer For Fun has just shown a cherry farm with livable house and potential with expansion. Electric -- bore hole -- etc.

Great choice! Nice location and fair price. I have seen this property before in another video from an estate agent! Lot of renovation potential! There are more Dutch residents around you mentioned! Nice. I would like to buy a Portugal farm one day as well!

In the end it's just numbers..but more important is if or how you see yourself living in a place, if you feel the place....the location, the views, society around just adds to it.

Team Heart here. With a new wood house, no renovations, problem solved but more expensive. If you want to live in a brick house, choose Head and add 20k to extras but you'll always be wandering what if. Negotiate. Make a low offer and meet them in a middle if possible.

Lovely and open terrain. Difficult decision, however, as you said 20k euro can go a fair way when renovating. All the best!

@@GirlMeetsFarm Portugal is only 200kms wide, (SA 1000), meaning everything is easily reachable. That said, narrow and windy roads isn't the fastest access to somewhere. Helpful neighbours? How's your Portuguese? 😉 Any update on the flooding in South Africa? They talked about it 6 days ago and not much on the news after that...

@@SERGIO-cr6uy True, true, and I will definitely not be taking those winding roads so the journey will be double ! The floods were pretty bad. South Africa termed it the worst weather related disaster in history with hundreds of people dead. Very, very tragic :(

@@GirlMeetsFarm +443 official deaths, that's a lot. So many flooding happened the past two years, Germany/Belgium, Brazil, China.. Now SA... And Portugal / Spain / Morocco / Tunisia are dry! Hi, i follow your vlogs with great interest. I want to move to Portugal and have been looking for property's online to see what's on the market and what the prices are doing. Now you are visiting some of those property's and that's so exciting and fun to see. Can feel your heart/head struggle, what a tough choice to make. You mention the sandy look in the pictures of the land of your heart farm. Most farmlands are ploughed because there are rules and regulations to minimize firerisks and there are fines involved. Keep that in mind and ask what is expected if you go for a lot of farmland.

@@GirlMeetsFarm Don't know what exactly the rules are for firerisks and land clearing/cleaning and if ploughing is mandatory or the most time effective way to clear. Certainly someting to check out ;-). Love your BC's !

On the one hand I envy you, and on the other, I don't. Having a lot of options is great, but having to choose only one of them, not so much... You will end up beating yourself up no matter which one you choose. I can understand that 20k is a big difference, but it's a small price to pay for a lifetime of happiness (as long as it is still within budget). My daughter and I wish you all the luck in the world finding and choosing the right one !

I think it is important to follow your heart also. But be sure to find out all the legal things about the property. Also, I've been told that negotiating the price is very possible as families are pricing properties high because of demand. Good luck! I think you are getting close to a decision. See you next time.

Hi Jan, thanks for the comment! Very good tip about uncovering and finding out all the legal aspects too. It's very easy to think property is the same here as what I'm used to in SA, but I keep uncovering more and more learnings that really turns what I know on its head. Definitely getting close to a decision - I just hope I choose well! :)

Buy the one you love.. Seems the 20k is a lot nicer and not a mishmash of unattractive buildings . The views and building have so much more to offer. All the best.

HI Pedro! Good question. They're very different, but from a terrain pov, yes, these are nicer as the one in Guarda had nothing done to the land. These are also more in an area where I want to be. So things worked out in the end. :)

The first property that you said is partly done, may require a lot of rework. Concrete floor demolished for electrical and plumbing, how to insulate the roof, etc. It is plastered but is that as characterful as pointed stonework. If you are going to spend money renovating the place make sure it has character at the end of the day. Pay Alex or Nick from the other channels in the area to have a look and give you advice. It will be money well spent. The $ 20,000 difference may be a lot less after negations.

Hi Peter, thanks for the comment and the advice. As I'm watching back both properties I also realised that the one I thought had more work done - is actually not that different to the mezzanine cottage, especially, as you say, the concrete needs to be chopped up etc etc Also the walls on that Penamacor farm - I would probably also remove all the existing plaster work anyway and redo it properly and by treating the walls too - and keeping some of the original stone - so that farm might just have more work... Which channels are Alex & Nick from?

You were sounding like you had ideas of using the terrain for a futeball pitch. :-)) What would you prefer flat terrains or ones with a terrace or two?

Lol Jose :p I had been to some properties in Coja that had some heavy inclines. My comments may have been in comparison to those. More even terraces, no problem for me, but personally I just didn't want to be climbing up and down my own lands every day :p

I would try to make an offer twenty something thousand below the asking price cause u never know what the seller will accept until u try and I would still try even if the agent says they won’t accept and go from there, seems some homes are over valued these days in Portugal so no harm in trying u never know good luck 🇨🇦🇵🇹

Did you get to see my video with the four houses I looked at? the land is smaller than what you are looking at,, I think..

Hi Morten! So cool that Leah could go with you on the visits! I also saw the second house - but also didn't like how close the neighbour was. Did they tell you that the neighbour is family and that part of the land they showed you will be closed off for his house? They did tell me that on my viewing, but I didn't like the house too much because it was very close to the other houses! I think when you look at properties a little more on the outskirts of towns it also becomes a little cheaper. Hope you get to see some more - but I was having that same dilemma a few months back - house (little work) or project! Seems I may have changed my mind this time ;) hehe

@@GirlMeetsFarm Yes I had been wanting to do a video with Lea,, she suggested this and we made it work. I did get some explanation, on some familie, and a strip of land that was not included, but could maybe be bought bla bla.. I did notices that you shifted from houses that was over my budget, to houses under what I am looking for,,, but interesting projekts. I have some Portuguese subscribers telling me that the houses I was looking at, was WAY to expensive,, like the first house should be 65k-ish and the 3 more like 80K :-/ this was also interesting,, the prices that we see might be more wishful thinking, then what I am use to. I would love to go house hunting with you, to bad I am back home.

My advice would be to lose the long pieces to camera and do more on the ground commentaries as you tour the properties themelves . Its far more interesting for the viewer and kills two birds with one stone whilst keeping it intersting for us watching . I cant emphasis enough how dull long pieces to camera with crappy sound are !!!

Land prices for 2 acres and a total Reno is near triple its Reality Farm formula, asking. I would offer 5-7K an Acre with a solid Infrastructure, plus buildings, what is its Tax Value? Reality vs Dreaming. Then there is Realtor motivation.

Hi Marcella, Thank you for the comment - and the formula. I do like a good formula to help me calculate value ;) This seems quite practical - however yes, the land prices are about triple that formula calculation. I think that might be fair for possibly working on land without infrastructure/buildings. The only other calculation I am aware of at present is the per sqm renovation cost - which is upwards of about 1,000€ per sqm. So somewhere between that and your values might be the sweet spot (excluding realtor motivation). Thank you!

@@GirlMeetsFarm 1000 euros sqm meter is the value to build a new house example a house with 100 sqm ( in general a two bedroom house..) could be built for 100.000 euros if you have the land of course.....in my opinion a new house is always easy to build than a renovation...in the reno sometimes you got surprises....another value that you could add to yours calculations is that any full grown tree in good condition and at full production capacity : olive tree, orange tree, lemon tree , apple tree etc has a value of 250 / 300 euros..
