As someone that's lived in San Diego for 37 years, you left out Encanto,Barrio Logan, South East, there's worse areas than lakeside and El Cajon combined. A real estate agent mentioning the most expensive areas to buy a house not surprised.

As I mentioned very clearly in the beginning of the video, I selected the top 3 neighborhoods and bottom 3 neighborhoods based 100% on neighborhood appreciation (median home value increase or decrease in the last 12 months) because I am prohibited from stating my opinion on "safety" and steering anyone from one neighborhood or another based on protected classes. I appreciate the feedback, as do my subscribers!

If you cut Chula Vista in half by using the 805 freeway, then I feel east Chula Vista would be ranked a lot higher. Neighborhoods north of the 8 freeway are generally better especially the further north you go. Great video!!

East and West CV are not even remotely the same. West side does have he massive Hotel Development in the works, could help that side. But East is very clean, safe and they're adding new stuff all the time. Also, I think you should talk a bit more about what's affordable. People looking in CV aren't looking in La Jolla...

Yes, West Chula Vista is an older area built in the 40s and 50s mostly and so the West is better and more affordable.

Sold our house in Lakeside last November. Lakeside has gone bad. I wanted out we moved to Ramona into the estates. No regrets!

You should state San Diego COUNTY as San Diego City is totally different and has a lot of communities within the city, which is what I thought this was about.

It should be labeled - San Diego County's Best and Worst Places. If you say neighborhoods, that implies within the City of San Diego, unless you state cities in San Diego County, it's deceiving abd misleading.

I'm surprised that El Cajon as a whole is less desirable than places in East County such as Lemon Grove and Spring Valley. El Cajon is huge - the downtown area is not all that great but there are many areas such as the unincorporated areas and Fletcher Hills that are highly desirable, great schools, and not a long commute to downtown, hospitals, and SDSU.

Glad I moved out of San Diego. I am not going to throw away over 500K for a 2 to 3 bedroom fixer upper. I returned to Texas and purchased a 3 bedroom in a nice neighborhood for 128K and currently working on a second property. With the savings I can travel to San Diego regularly to visit family and friends.

Great presentation. I went to school at UCSD in the early 70s and lived on High St in La Jolla. Gregory Peck was raised in that little house, was worth 60-70K then, our rent for the 2 bedrooms and cottage in back was around $500 split 3 ways. Biked to school every day

I bought for 750,000 in Mt Helix/Rancho San Diego in 2015 and now my house is estimated at 1.3 M on a half acre, pool, on a hill. No street traffic. No HOA. The only downsize is the property taxes.

I grew up in the El Cajon/La Mesa area in the 1970's and 80's and early 90's. It was a good area to grow up in. I had to move out of the state because California got too expensive for me. It's too bad all my friends who live there say that the area has gone down in quality since I left. Sad.

It's really unfortunate that property taxes are what makes a school district desirable. If school in the "worst" areas had just a fraction of that the other schools would get, it'll even the playing field more. But you know, the system was built like that on purpose :/

@@robertpaul6257 I can see that applying to houses, parks, amenities like that, but schools? Since education impacts your opportunities more than any other factor, basing education on property taxes dooms the poor to stay poor and privileges the rich to stay rich. Most modern rags to riches stories have, as a starting point, somebody getting a shot at a better education than their station in life would normally afford.

Rancho Peñasquitos was a surprise! Never would have thought that area would be at the top and sought after. I lived in Chula when I taught in the Sweetwater district and I think West Chula Vista is underrated...it has some nice areas and third avenue now has great craft beer and food. I also grew up in El Cajon and still go back once in a while to go to the Yogurt Mill...not sure what else they have going on over there lol. Great info and resources.

I'm surprised Penasquitos is #1, but its time it got its due. In my 9 years here, it seems like its been an overlooked little pocket that was pretty nice. Maybe they're getting the overflow from Rancho Bernardo now.

I bought my house in Rancho Penasquitos in 2003 right after I left the Army. Brand new home was $500K now it’s worth $2.3 million 5 bedrooms 4 bathrooms. There are lots of migrants living in the canyon there was prostitution and fights down in the canyon now the new construction being developed, right next to Intuite Turbo Tax. Traffic is getting bad. I travel most of time for my business so I don’t get to enjoy much traffic here.

Worth noting the new waterfront convention center and hotel area in development in West Chula Vista. Curious how this may change the neighborhood over the next 10-15 years.

I hope for the better but I have a feeling we might get more of a spread of homeless like in downtown because I already see it happening and on top of the fact that the city pushed a bill that wouldn’t allow people to camp in public areas if shelters are available(the shelters are not realistically safe or great environments which is WHY so many people opt to camp outside) which is going to push people more into areas that we may not SEE as overly filled with homeless but it will be if you walk a minute or so(ie the trails and alongside the trolley, marina)

To all of you complaining that his assessment seems off, keep in mind he's analyzing from a realtor's perspective. The few neighborhoods I stay out of were not mentioned, but he's using different metrics like appreciation values and school districts and I'm looking at "grime factor" while most of you all seem to be looking at what's being built now (but not built yet) or as a long time San Diegan.

I live in Bonita and I don't think he should've lumped us in with Chula Vista. Lol. I think the biggest problem with Chula Vista is its hard to keep business here. Must have something to do with city govt. Look how long they've been trying to gentrify the water front.

I lived in Fletcher Hills in one of the 111 tract homes built after WW2 where the walls were made of poured concrete. I still have handout paperwork for those homes which talked about how wonderful they were; great if you didn't need to hang a picture on the wall! When I lived on Laurel St. in Lakeside about ten years ago, the gang problem was bad and getting worse and so was the homeless problem. The favorite town dog was the Pit Bull. But I could easily walk to Payton's Hardware and Leo's Pharmacy on Maine! I could even walk to the U-haul place and rent the truck which helped me move out of town. Now I live in 'rural' El Cajon; an okay area until all the apartments and trailer parks on Bradley Avenue loaded up with 'roomies' and multi-generation family groups because of sky-high rents. Now people are literally fighting for any parking space on Bradley and nearby streets (even dirt areas, red zones, and street corners). I'm waiting for someone to be killed over a place to park.

If you were being honest the three "worst" neighborhoods in in San Diego would have been places like Encanto, City Heights, North Park, Barrio Logan... you get my drift. All three of your top picks are within San Diego City limits, but all three of your "worst" are completely separate cities. They aren't neighborhoods like your top three picks are. This video is deceptive to any out of area or out of state buyer viewing it.

Hey James, I appreciate the input. Like I said at the beginning of the video, I selected these areas strictly based on appreciation because due to fair housing laws I am limited when giving my opinion on one neighborhood or another. Yes, solid clarification on cities vs neighborhoods. It's tough to clump up neighborhoods vs cities in SD County because the City of San Diego has so many smaller communities mixed into it. I don't think there is really any great way to do it, so I went with the sections that made the most sense overall.

The times I was stationed in "Sandy Eggroll" in the 1970s and '80s we lived in Chula Vista and Paradise Hills. It was an OK commute to North Island from Chula Vista, and a straight shot to 32nd Street from Paradise Hills through "Trash-on-all City."

I’d recommend people take a closer look at Cota Vera/Milenia in Chula Vista. They’re gonna add like hundreds of single family homes within the next 5-10 years. If you’re looking for single family homes in San Diego county, the area is really nice. Also, home values go up. Houses that were 600k a few years ago are going for like 850-900 easy.

I rent in North park. 3 bed 2 bath 1 story house next to me listed for 1.8 mil. 😂😂 Has been up since beginning of July. Housing market is definitely slowing down

We moved out of a North Park rental to purchase a larger San Carlos condo in 2021 and absolutely love it! Walkability to bars and restaurants are a lot lower but that just means we spend less money dining out. We love the neighborhood feel of San Carlos and plan to purchase a larger home in the area because the schools are highly rated. Rancho Peñasquitos or University City would be great options too if you’re starting a family - but damn those prices are so high for even a small SFR.

I’m a home owner in spring valley (dictionary hill) and it was once a quieter little enclave facing mount San Miguel but there has been a very recent boom in lennar homes building over here and it’s now full of traffic, trash, crime, and homeless encampments. I have family on a 2 acre home in de hesa which is the granite hill as area right next to El Cajon and it’s nice but the house are upwards of one million.

Maybe those are the worst neighborhoods you would consider living. There in general are poorer more dangerous neighborhoods in SD.

I think this guy made a fair opinion. Growing up and currently living in Santee I'm a bit surprised that El Cajon was 3 and Lakeside was 1 as for as worst. I can see where he's coming from but I can think of a few off the top of my head that are worse. Lemon Grove/Spring Valley, National City come to mind but we might be splitting hairs. Funny thing is Lakeside and El Cajon aren't bad areas in general and would be considered nice in other parts of the country.

Bay Terraces is a hidden gem. Large homes built in late 80’s close to everything. Sunny, safe, quiet and great school district.

One down side is the entitled Karens. Sorry, but as an older white woman myself, I have found them to be ridiculously spoiled and entitled. Time and time again they were the only ones that treated me and my coworkers like horribly. That was why I quit…I was going to lose my temper if i didn’t get out of there. Just something to consider because they can make any neighbor miserable. I know a landscaper that refuses to work in that area anymore for that reason.

Respectfully, Carmel valley is great but doesn't have much character. Every house is the same, every piece of entertainment, restaurants, bars, shopping are all located in shopping centers. They are also adding enormous amounts of housing everywhere. But if your raising a family homes are cheaper, and the schools are the best in San Diego, CCA, CCHS, Torrey Pines... Every mom goes to that one gym off Carmel country haha... Interesting place. Best of luck!

Even though eastlake/otay ranch is chula....its like night and day compared to west chula vista. Anyone from the south bay would tell you this. Probably woulda got higher scores if you look at west/east

You are so wrong about Lakeside and El Cajon apparently you know nothing about either one. I grew up in La Jolla it's not that great. I was lucky to find Lakeside when I was able to buy a house I fell in love with a place where else are you going to find a 3000 sq.ft house on 2 Acres other than East County . I'd never move unless it was to Blossom Valley or Ramona. East county is where it's at we have everything casinos Lakes and good weather

This is why we bought a log cabin in the woods on acres (Santa Ysabel) - still SD county but without the BS. The commute is a biatch tho - I work in kearny mesa and my son goes to school in point loma. Worth it!

I guess your audience should be people who can afford those three "Best" neighborhoods. I can't afford those place that gives you excitement of the increase of home prices. I would rather afford a home in East county of San Diego. BTW Rancho Bernardo, La Jolla, what was the third Best Neighborhood? Or did you forget to add that third one? Would that be Coronado?

Rancho Penasquitos is nowhere close to San Diego. La Jolla has always been desirable. How about Kensington? I loved that area. The area east of Balboa Park was pretty nice (Burlingame). Why didn’t you choose areas close to or in the city? That’s like picking the best place to live in New York City and choosing Greenwich, CT. Overall, poor survey.

Not sure how you put lake side higher than chula, Chula has one of the lowest crime rates and lakeside one of the highest . I think this is bias since you put on the top the places you need the highest income to live at .

It all depends of criteria. Price of real estate, best schools, best jobs, best restaurants, quiet and safe neighborhood... I have only ONE - But very important criterium . TEMPERATURE. No marine layer and no heat. It means 3-5miles from ocean. I am retired - schools, jobs, expensive restaurants are not my interests.

@@CrazyKatie89 is absolutely right. Stay off Washington. I was working in Escondido off Auto Park and Nordahl until 10 months ago and at lunch I'd drive up that way. Most areas were okay, and there are pockets of niceness, but I'd often see fights on Washington (usually homeless people) including some guys chasing a guy out of the new Goodwill location BEFORE it was even open.

El Cajon is actually pretty cool, it’s close to all the south county beaches, down town, there’s a lot of pros, plus prices, and more bang for your buck . I guess he forgot to mention that, but hey I live in north county next to the beach so I get his bias, because he’s selling up here, but me ?? Well I like owning everywhere :)

Hi. It's good to know the 3 best areas in San Diego but at the same time, I think I missed the boat on that because prices jumped so much already. Are there a few areas that's up & coming and nearby those best areas ? Also, how about Poway homes & condo & rentals ? Are they affordable and resellable ? Is Poway still San Diego ? Thx

@@DanPBestLifeSD Oddly I have had this conversation many times thinking "where would I move if not Hillcrest?" Its walkable, access to everything....Homeless could be a downside but like if you went to bankers hill or more toward Mission hills or North Park you lose walkability. Bankers and Hillcrest are slowly being consumed and will be "downtown" in no time. Not a bad thing. I guess "city" neighborhoods to me means not car dependent. And sadly there are very few areas in SD that you can Live/Work/Play and not need a car, and transit is not a pain. Id love bankers hill, but it's at the cost of not being able to walk to grocery or a restaurant.

I was surprised my area wasn't included in the worst places. Then I read the comments..... LOL I guess those of us who live here know the truth. I was also surprised that Rancho Santa Fe wasn't on a best list, but I imagine the community isn't large enough to have enough sales to be considered. This must be why most of the beach communities north of La Jolla aren't included as well.

Great presentation. RB, that's interesting but not surprising how well its doing. Also big in Defense jobs, has good shopping but kind of sprawly. R. Penasquitos, never would have guessed it's done so well. Its right next to RB and Carmel Valley/Mountain, and a very pretty but "burbey" area. These two must be attracting the people fleeing the congested central SD areas, but who don't want to go as far as the 78!!

Grew up in EC, lot of homes built in the 50s for Korean war vets. In short the EC Valley floor sucks. Anyone wanting to live in this inland area moved out to the foothills which has a lot of nice homes. I'd never consider EC, not even to visit.

Couple of things will be very revealing, not so much in itself but because they will be too hard to ignore: In sept/oct, will inventory keep going up when following seasonality it should be going down? Will prices keep being stable or slightly falling in the spring 2023 when it should be going up? These deviations away from seasonality will be seen by everyone looking to buy or sell and have great impact.

I live in RB and PQ as #1 is a shocker. You must not have gone to East San Diego, Encino, Lemon Grove, Ocean View; those areas are bad. Poway, Scripps Ranch, 4S, Carmel Valley, Del Mar, Carlsbad, Encinitas are better then PQ. I can tell you're not from here by the way you said Bonita, "Bow-neat-uh". 😄

I've lived in a few neighborhoods/cities in San Diego, and by far, the best neighborhood is the del mar heights area. It's better than La Jolla traffic. It's kinda overlooked by rancho and La Jolla, which is probably a good thing. But maybe it should be kept a secret.

Lakeside is far from San Diego. I’ve never been there. I thought the worst area was near the 32nd St Naval Base (Barrio Logan?), but I was there in the 90s. Chula Vista wasn’t bad. It was very Latin, that’s all.

Sold my house in El Cajon in 2018 for nearly 100 percent profit after 7 years of ownership. El Cajon was a fine place to live. Bought a place in Lakeside which I love. Walking distance to my children's school, a number of restaurants, both chain and local, and the advantage to not having rockus night life 7 days a week is when the rodeo comes to town in April, or bulls only in July, the whole town turns out. Lakeside has the best small town, take care of your neighbor vibe of anywhere in San Diego. Oh, and if you're a bit of a rebel like me, you just gotta love our unscheduled, unsanctioned, unpermitted 4th of July parade. If you're a city folk, you'll hate it here. You'll think we're a bunch of church goin' backward rednecks and you'll pretty much be right.
