Phenomenal value for the money...almost makes me rethink retiring to Alicante...plus you get the Sicilian lifestyle, spectacular food, history, pleasant weather except in summer. Thanks Giorgio for showing us that there are still decent property deals in very beautiful areas of Europe.
Giorgio, The Japanese economy is showing signs of improvement, and their immigration policies are becoming more welcoming. Additionally, the weaker yen makes Japan a more attractive destination for foreign investors. This has led some to believe it might be a good time to invest in Japanese property. Do you have any thoughts on the potential of the Japanese property market? Thanks for you work!
Vitali thank you agian for your feedback and kind words. There is some good news in Japan but I still have the same concerns namely enormous government debt/low birth rate and aging population and relatively high taxes.
I've noticed the flights are mainly seasonal to Sicily.. much less connectivity during the winter... could it be boring? maybe. nonetheless great value. Unsure of the potential for earthquakes and that mountain they have which could be problematic?
Hi Giorgio. I’m a long time silent follower of the channel. I’m not sure where you are based but I would like to point out the energy efficiency rating of all those properties in EU. Given the uncertainty of the forthcoming regulation to improve those G rated properties I will hold off until each country would disclose how they will apply it. I.e. which property will require work and what the consequences would be for the owners if those work won’t be carried out (possibly impossible to sell or rent). It is true that most properties in south of Europe are “G class” so I do not expect anything dramatic straight away but rather a phased in approach. Nevertheless this would need to be taken into account in the listing and purchasing price.
Hello Vittorio thank you for following the channel and your feedback. A very good point on the energy efficiency ratings. I agree it will very much be a phased approach. I probably need to do an updated video on buying property in Italy e.g. difference between buying a property as a main residence or second/third property e.g. the different costs/notary and agency fees and of course the implications of energy ratings.

Am looking to relocate to Spain possibly next year (Valencia or Madrid) and although the market is attractive there are hefty fees to pay for second hand properties (ITP) especially in the Valencian community (10% of purchase price) which should not be underestimated

Depends: Spain is more foreigner oriented - many expats are moving to the area around Valencia currently - while Italy has the cheaper apartments and houses but is also more adventurous - in a good and bad sense. I would always choose Italy because it is more exciting.
