Malaga and its surrounding area suffers high prices because it is probably the most desirable area to buy in Spain. Alicante is also great, cannot disagree, but it is obviously not the Costa Del Sol.

"""Red tape"" is the killer if you are buying to invest in Italy... If you are non-resident, you are not there to deal yourself with the intricacies and the labyrinthine unending bureaucracy how can you possibly manage your investment? You would need to employ agents, lawyers, accountants, etc which then can likely originate their own problems if you fall in dispute with them about anything. Only buy if you are going to live there permanently and you feel you can cope with the challenge.

Do you know how much taxes are in Sardinia? I live off of my disability rent. I’m also trying to figure out how immigration is in Sardinia as a Swiss and US citizen. I would love to by a small house with sea views and have a budget of 350k EUR max. Idk if I can buy a small house with that?

TBH, the type of people who buy property on Ibiza aren't concerned about the cost/sq. mt. or the potential return. They buy for the lifestyle. You mentioned Valencia as a viable investment alternative. What do you think about Gandia as an investment opportunity? It's a bit smaller than Valencia, close to Valencia, and I would imagine cheaper per sq. meter than Valencia.

This is Ibiza, along with Marbella are pretty much the rich playground. It is not for ordinary people, and for sure and expect prices to go even higher. I'm looking all over the southern coast of Spain and it has all gone up. Here is my thoughts about all of this, if you missed buying better 2008 to 2020 then you need to consider less popular options but have way more potential such as Almeria, Cadiz, south of Alicante like Torrevieja still some opportunities there, and very few other spots.

Almeria and Mrcia province are still very affordable as are parts of Alicante region although prices are going up fast in the city of Alicante.

€10k/sq. meter?!? I think I would rather take my money to more upscale markets with better city services, transportation and lower overall cost of living. Never a good sign when the locals can't afford to live there. Thanks, Giorgio!

Misguided understanding and informatin, as with all his videos. Should pay more attention to impact of climate change, air pollution, and quality of life, whereas he is just focused on money. Wow, its crazy to see how quick the prices have risen. They are now even more expensive than in Romania! Does this mean that now Romania is the best place to invest? Given that average property prices in Romania are still around 1600€/sqm, and the yields are higher due to higher average salaries in Romania. Would love to get your opinion on this. Great video!

Take it from a native and local of Bucharest - the average prices of 1600 euro/m2 for Romania that are shown on websites like Numbeo and the likes have nothing to do with the local reality. The real average price in Bucharest is more likely around 2000+ euro/m2 for old and undesirable apartaments in average and uninspiring (for locals at least) areas of the city. If you're looking at better rated areas and old apartments, you're talking more like 3000 euro/m2 and the same if you're talking about new apartments in average areas (btw, average areas in Bucharest suck more than average areas do in cities like Madrid or Berlin for example). And finally, if you want the best of both worlds - new apartaments in desireable areas of the city (north especially) , you can start your calculations with something around 4000-4500 euro/ m2 (no joke). Another thing to keep in mind is that unlike in other countries in Western Europe for example, locals are very particular about their preferences when the buy or rent and apartament in Bucharest (or Romania in general). ONLY NEW APARTMENTS (after 2010 or ideally after 2020) are considered desireable by locals, also with parking included. Also, only a few particular areas and pockets of the city also - particularily some of the north (close to the offices of the multinational companies) and if not, absolutely necessary to not be more than 5 minutes walk away from a subway station. Not fulfiling the new and area requirements will cause you to find a tenenant much slower and for a considerably lower rent, also the tenant will move out quite fast whenever an opportunity if found somewhere else where these conditions are met.

@@WFH910 Not entirely true, in the Northwest area of the city, neighbourhoods like Militarii for example you can buy for well under 1400€ per sqm. making the yields very good, closer to 9%. 2-3k€ per sqm only applies to sectors 1 and 2, but that is the expensive area of the city, and you never make any money investing in the nice part of town anyway. The money is always in the up and coming neighbourhoods, where growth is yet to happen. Also neighbourhoods like Militarii are good and safe, not as pretty as Sector 1 but they are not as ugly as the south of the city, so you are not investing in a bad area at all.

Thank you for your feedback. I personally think the Analfi Coast is far too expensive (in many parts 7000-1000 Euros per sqm and from mid October to April there are not going to be many tourists wanting to rent your property. T

@saveandinvestwithgiorgiolo8375 Its not particularly cheap, there are hordes of tourists at any attraction, attitudes of Greeks are different than elsewhere, petty crime is rampant, beggars are aggressive, trash is strewn about, traffic is heavy, always and the beaches aren't clean and high priced chairs/umbrella rentals are present on beaches that are supposed to free. Transit is great if they arent on strike. Violent protests are ordinary and often spontaneous. I would not recommend Athens to anyone. I'm from Glyfada as is my entire family and cost of living is pushing out locals. Theft and home robberies are such that many Greeks won't rent ground or first floor apartments because of easy access for criminals. Have you spent any significant time in Athens recently?

I agree with many of the cities, but how on earth did you come up with Scalea? Because of another YT'er? It's an awful little coastal city. There's nothing in winter, if you're not keen on a beach, there's never anything. I've travelled the coastline so many times and I'm driving past the whole are as fast as I can. Yes, you can rent the apartment out, but I'd never visit it.

Not a good video. First a few detail criticisms. He has ignored the more popular cities because costs exceed his arbitrary 2k/m2 limit (often the best property investments will be in high cost, high demand places) He has lumped Zaragoza and Tarragona into the "north" grouping, where as climate and cultural considerations would put Tarragona into easten spain (where it would join Valencia and Barcelona, Mediterranean coastal cities, with their 2 seasons, and sea-side resorts) and Zaragoza into the central zone (hot summers, cool winters, industrial). The "north" of spain is characterised by 4 seasons, with cool summers and lots of rain year round. In the north people keep cows, everywhere is green and butter/cream feature strongly in the cooking. He has mixed up film of Astorga's cathedral into the section on Leon. But worst of all, his criteria for a city being "good" seems to rest on the presence of old churches! OK, he does address connectivity, which is important, but he should have also considered healthcare, crime, the state of the local economy, demand for property, nature of public transport, and amount of northern European retirees. For anyone considering living in northern Spain (and you should, given the area's strong economy, high quality of living, kind climate and great food), I would suggest you look at: 5. Oviedo 4. A Coruña 3. Santander 2. San Sebastian 1. Bilbao

Thank you for this. As one that is looking at buying at. Galicia later this year. After falling in love with Galicia a month ago. This is a very useful guide to me. Personally. I think there's a good reason why. Ferrol represents good value because it's a shithole. Personally, I loved Vigo. And a coruña. And think despite the higher price per square metre, these both will be representing good value as an investment in the future. After coming from Porto and visiting Vigo, I was shocked. And how lovely Vigo was. And how underFrequented that it was by tourists. I thought Porto was highly overrated comparatively. Based on your recommendation, I'll be happy to check out Pontevedre next time I return.

Living permanently in Greece and especially at islands is T O U G H the rest are touristy bates.... In the winter time is extra tough especially when you need doctors etc. In Greece you need A LOT OF MONEY to live properly since unfortunately almost everywhere is quite expensive concerning the basic needs , bills etc.

Tomas Bellano will probably get you the most rental however do not forget that you are only going to be able to rent for part of the year. Winters are cold. As far as I am concerned this is more of a lifestyle purcahse for own use.

I watch the ytuber "Dreaming of a Château " . The girl bought a very very large home in Lake como area I belive Bilano? The town with large train station. This large home is more like a mansion that needed everything, plumbing, electricity and alot of foundation restabilization . Not sure how much she paid for it , but she is young in her 20s . But I know she didnt pay more than 150k-200k . But the home needs complete rehab. It looks great now she and her bf have done all the work themselves. The bf knows how to build. She got an amazing deal but I wouldn't want to have to do all that rehab on a property

In a word Transnistria. Transnastria is part of Moldova but it is ethnically Russian and actually has its own currency/currency/parliament etc. Moldova is also not part of NATO so there is some danger that Russia could invade in the future.
