I do this myself on a large scale and it works and the cash flow is great which allows you to keep buying more even in this current market .

@@Essays4College They do because they buy high priced homes and depend on one tenant to pay the bill. They lose their income you lose your house.

@@Essays4College They are out there, and they praise themselves on buying expensive homes and renting them out bragging about their portfolios. Until the economy turns, and they lose all or a majority of their properties.

What do you do with cities that don’t allow Airbnb? Is there some workarounds around cities that don’t like shared housing and need licensing for rentals?

I like this idea but I'm wondering how you get around laws that say how many unrelated people can live in one property, which is a problem in some of the states where I've lived. I'd love to buy a property to rent by the room and I'd love some guidance on what markets are good/up and coming for this type of rental.

this rooming / boarding house idea is as old as time ., BUT the platform is kinda new , to where you can almost "handoff" the bigger responsibilities to the company is great . and Yes this will do well for a lot of people. i see young people that have no home at all and move from friend to friend , but do have a small income from SSA or PT jobs, NOW they can actually live some where and make their lives better.

This is sick and sad. To rent out rooms of where you're living is a poverty mentality. Real estate is owning apartment buildings, hotels, motels, condos, etc....I can't watch this sad sick stuff anymore.

You speak from a close minded place of ignorance. So sad. Successfully generating tax free income from your home is indeed real estate investing. Its called house hacking. It is not a poverty mentality. On the contrary it is an investor mentality. When your home generates enough money to pay for its upkeep you have an asset which on average will double in value every 10-15 years. Also home loans including duplexes and fourplexes are easier to get than loans for hotels and apartments....etc
