I noticed that you mentioned the mailboxes are at the pool area. Is there no mailboxes at each house? This seems like it's set up like apartment complex. Is this a Crestview thing or a DR Horton thing?
It is very similar to an apartment complex where all of the boxes are located in one area. This is fairly common with some of the new construction in the area.
Do you see the prices of these going up or down as the development builds up? Also, how long after purchase would you anticipate these having equity? Thanks!
As far as prices I fully expect that prices across the border going to go up, I did a video about this a couple weeks ago or last week maybe, if you can't find it just pop on here and let me know and I'll link it to you, but I think the new development is only going to enhance the prices not hinder them. And then as far as equity after purchase a lot of that's going to depend on the type of loan that was used obviously if you put 20% down you're going to have instant equity but it's not going to be able to be pulled and used, whereas if you use a VA loan you're going to have typically a VA funding fee on top which is going to make it in the non-equitable status for at least 6 months most likely typically after that you're getting positive equity but not positive enough to be able to get out from under it using traditional means, that generally takes about 2 years is generally what I notice in a more stable Market whenever the prices are increasing in a steady rate as they are starting to do now

We’re looking at a new development in your area, similar to Shoal, and we want to make the right move financially. We will likely only be in the area for 3 years.
@@jenniferrogers893 well there's no blanket statement that would answer this every time but for the most part buying early in the development is typically going to be better price wise because they keep raising the prices to match appraisal and keep trying to creep it up because it is a business after all so typically yes it's better to buy early on in the development
Any other builders in Crestview? These homes looks nice from the outside, but DR Horton is not the greatest and those interiors are bare bones compared to other builders out there. I see formica in the third house and for those outrageous prices?? Also insert showers and tubs???? Reminds me of military base housing. :(
Yes there are other builders, some individual smaller builders and a few other biggers folks as well, Whitworth is a pretty strong builder out there, too. They will have some of the more upgraded features, and give some extra options to choose from should you want to customize the house a bit (flooring, counters, cabinets, etc).
Totally cheap construction. Trim cheap, shower cheap, tub surround cheap, windows cheap. Unbelievable that they have the Gaul to put a 396,000 price tag. Wouldn’t recommend to anyone.
