If you are going to buy a manufactured home, buy a new bare-basics double wide and put it on land. And put it on a concrete block foundation. You can always fix up the home after you've bought it. You can remove the strips, fill, sand, and paint the walls. You can put in nicer cabinets in the kitchen. Don't buy an old mobile home. It's not worth it. They are full of mold, sinking floors, have poor insulation, and a whole host of other problems.

I purchased a new manufactured doublewide in Oct 2023 from Clayton Homes in Southeast Texas and put it on a piece of land that I owned. I did septic and well also. I would be more than happy to share my experience with Clayton unfortunately not all of it has been positive. I like the home, but there's tons of things I wished I'd known prior to dealing with Clayton Homes and their dealerships. I love your channel and would be more than happy to share a very honest review of Clayton Homes buying/build/loan process and the caliber of warranty service they provide after you're in the home for you viewers.

@@AnnAndNala I owned a stick built home before I went through the process of buying a manufactured home and I wish I would've found this channel before I did because it's a way different process. Many of the manufactured homes that are made today are built under the Clayton Warren Buffet umbrella and of course they own Vanderbilt Mortgage one of the preferred manufactured home lenders they want you to use to finance so they can rake you over the coals. I would also avoid Cascade Mortgage along with Vanderbilt Mortgage they have much higher rates and fees for their manufactured home loans.

@@araci88 Usually your lot rent will be much less than rent on an apartment of the same size, but the main point is that you have no common walls and much more privacy. One downside is that if you buy the home , you are responsible for repairs and upgrades. There are pluses and minuses in every case. That is how I see it.

Got one for 1,000$ 1969 model, stuffed with junk. Cost 5k to move it and renovate it. New carpet and thew everything away. Went from 900 a month rent down to 300 and 3 extra bedrooms and 1 extra bathroom. Nobody above me or below me. I never should have hesitated!.life changing.

Can you do one on building a bare minimum house, like vanilla boxes, or shell with core houses? It would be super helpful to know what the actual bare legal minimum house would consist of, and cost, without the technically unnecessary "extras", like wood flooring, interior walls, trim, paint, cabinetry, appliances, etc.. It seems like we should be able to save money by dealing with all of that stuff ourselves, after moving in.

I had never heard of this. I am not sure what to think of it. Why not just do a regular site build? It would be a custom build and more expensive because manufacturers don't like to do special things. Not many people like that sort of house. Another thing you could just buy a house that needs repairing.

A sink A toilet Is bare minimum for all states No cooking ability needed even! No window. Ofc states have their own huge lists sometimes - “it’s not a bedroom without a closet & window” yada yada But some areas of some states are more allowing for minimal living. Harder to find tho

You forgot the most important thing, you must make sure you get the converted to real property certificate. It's not considered real estate until it's placed on a permanent foundation and has been certified. If the seller doesn't have that certificate it can be difficult to track down a copy. If your a real estate agent don't waste your time unless that certificate is available because the deal will fall apart.

Bought a new double wide in 2002 with 1/2 acre and new Septic ststem,Well. One loan, and appprox. 65,000 total. Made in Northern Indiana at Patriot Homes.Thought it was decent and it was affordable. Then the issues began and any warranty seemed to disappear. Not angry because i bought a Manufacturered home .Lived in many when married to my Army husband .I blame the Manufacturer and the Dealer .!!!!

Hi Linda, You are absolutely correct - blame the company - not the entire manufactured home community of builders. Also, it is so important for purchasers to do their homework and research before making any purchase. You and your husband sadly failed to do this. Yes, up front, you would have paid a little more for a top tiered home. Just like any other purchase:, homes, cars, boats, etc. Doing research would have paid off and would have given you the top choices in the manufactured home industry to pick from. "Dog Eat Dog" world in the manufactured home industry that was once viable alternative to traditional home ownership .. And that world got even smaller when billionaire Warren Buffett got involved in the industry with the purchase of Clayton Homes. Soon his wealthy followers followed suit and got into the industry and saturated the market .

Could you talk about the financing options available for someone who already owns the land. Could the land be used as collateral and count as a down payment for a FHA loan? This is when buying a brand new manufactured home.

I did this back in the early eighties. I had 10 acres, but I divided off my land for the manufacturer home. When you use your land for collateral and if you end up not being able to make payments, you only lose the land you put up for collateral. I had to survey and give the other property a right away. Each state has different rules for dividing land, and you would have to inquire. I hired a lawyer to get my property divided with an right away to the back property. Take survey to your lawyer.

@@John1908-vo1iv They want 10% down, I have to pay the agent selling the home their fee, 3% origination fee, appraisal fees and Inspection fees. No one will give me a quote lower than 2,400 for insurance. I’ve called numerous places.

I own & live in a 3 bdrm Modular Home built by Skyline in 2008. It has 2×4 Walls and the Windows also have storm windows. It is by FAR the BEST Investment for me. No Steps Everything is 1 Level. My Electric runs me around $80mo-$120mo. Winter thru Summer. I bought it after owning a House raising Kids 4 plus.

Most counties dont allow them but if they do, make you build them so heavy duty they are 2x more pricey than stick built.

I agree about 21st Mortgage. That's the one my husband and I used. Very competent staff and an easy process. Few banks know how to finance manufactured homes, but this company does.

Aluminum wiring before 1976, fire risk. And some drywall from "🙄 - yes, the usual place" has corroded wiring in walls. Teardown to studs, many bitten by the cheaply made drywall. We stopped buying food from there, ke😮

A manufactured home, especially a singlewide, is simple in design and floor plan options; as it should be because of its limited space. But the manufacturers are always trying to sell the buyers on unnecessary "bells and whistles" to charge more. Thus, making the affordability of even traditional singlewides out of reach for many buyers looking for affordable housing.

Bently, Manufactured housing is just like any form of housing. It is like any large ticket or small ticket item we purchase. The purchaser can choose the low cost item or add the extras they deem necessary in order to make them happy. Every form of housing is no different. You can not single out manufactured homes and treat them differently. That is the beauty of choice. A purchaser gets to choose the extra goodies they desire to add on to their home - as with any other new home purchased anywhere.

If that's the case, then we should be able to choose the type of housing we want and can afford to buy without falling into the trap of cannot afford to buy. And the latter has been the experience of tens of millions of Americans lately, who once were able to opt for singlewide manufactured homes as the least expensive alternative to more expensive site-built home, modular homes, and even double or triple wide manufactured homes, that includes cheaper lot rents in mobile home parks compared to expensive home and apartment rentals. What happened to those choices of affordable housing that kept families American from being homeless and/or compelled to rent expensive home and apartments or manufactured homes ? Gone, because of corporate greed that our government officials allowed for whatever reasons unbeknownst to the American people that keeps them guessing when the madness will stop. As for the "goodies" that people supposed to want in these manufactured homes, people are learning to do away with those extra features on their homes and just want a roof over their heads they could comfortably call their own, especially in today's political and economic uncertainties. So those "choices " that you mentioned are dwindling down fast and will soon be disappearing. And we'll be forced to go "back to basics," as the saying goes, which we should (if that's even possible for most people' thinking)---for the sake of survival during hard times.

I am currently in the process of buying a Bravo double wide. My current thought process is to buy the home and refinance with a local lender. I own my 13 acres and already have well and septic system. There are no local lenders that offer a manufactured home building loan.

I was surprised to hear that some HOA's can raise fees at will !😳 Mine can not! Any fees increase must be approved by a majority vote!😊 And do not take affect until the next Annual dues are to be paid (usually January) We have all the amenities (pool, spa, gym, pickleball, shuffleboard, Bingo,Library, etc.) We just voted an increase from $328yr to $386yr the first increase in 10+ years 😁

I bought my 2002 manufactured home in 2013 for 48k. Sold it it in 2022 for 123k. It was on a rented lot in a park too.

We'd be curious for more info on finding a co-op (for that matter any approaches that challenge the incumbent players are garnering interest as confidence wanes in the status quo). Without getting "too far out there", are there other property or community approaches that have traction and folks willing to share experiences? (Fwiw, we see the ratio between price and income widening around us and suspect many folks in the area have found a hack... of course homelessness here is also increasing at alarming levels, so maybe not.)

Farm Bureau insirance in your state is a fairly priced insurer for home owners. Also, GEICO will write it, but there's no telling what company underwrites it.

Never, and I mean NEVER buy a home on a lot you don't own. You will be at the mercy of whatever investor company buys up that park and then jacks up the rents on it. You could easily lose your home.

I went through 21st mortgage, I came with great credit, my interest rate was almost 12%.. 😱😱😭😭.. so, I paid the mortgage for about 5 months then paid cash on the loan to pay it off. I am not going to pay that much for interest on a 30 yr loan.. I was trying to build my credit up a bit more, but yeah, I was getting ripped off so I noped out 😂

California stop writing insurance for mobile and manufacture homes. Everyone I know including family members recv a non renewable notice. Keep in mind they do not live near the coast at all.

The inspector will tell you how to treat the well prior or after the initial tests.. all our homes are stick built but well/septic it's not that scary. We live rural out in the country. Insurance is higher if you don't have city water and fire hydrants.

Sun city Az has aluminum wiring in the older homes. They catch fire.

The aluminum wiring was pre 1976. This was back in the day when the side walls were thin and the wiring ran unprotected through holes in the narrow studs.

Great information, what about regulations on rent? If you can afford the home and then find out rents can be as high as 1500.00 . Buying a lot can be a hassle , !

Depends on where you live! In Arizona many mobile home communities are strictly HOA (you own the land but pay HOA fees which can vary greatly from $400a year to $500 a month for a gated community with Security) I know the Host said otherwise, but in AZ, the property owners have to approve any increase in HOA fees 🤷‍♀️

To my knowledge you can’t just trade in a home like a used car.. You could have the buyer be responsible for moving the home off land but typically I’ve seen the seller help in most cases. Why not keep the home and rent out and also put a double wide on the 5 acres of land? If played correctly they could be paying for the mortgage of the single wide.

Sharon, I read all of the replies to your comment. You didn't mention the age of the home or the condition. Is the home on any type of permanent foundation? What is the condition of the home? Also, it is a terrible idea to involve a real estate agent. You're daughter is already in a contract and real estate agents have little to absolutely no experience in mobile/manufactured housing. Yes, a trade in may be possible - but, transporting the home she has now off of the property will up the price. This is something you need to find out up front. Also, the owner of the home has a large vested interest in what happens to the home because it isn't her legal home or land until she has paid off the contract. The true legal owner may not be willing to have your daughter trade off a home that does not belong to her. There are many reasons for this. Just think about it. This home, and the land, are not hers to mess with - please have her consult an attorney to look over her contract before she would advance any further.

Here in Myrtle Beach and all the surrounding areas Mobile homes are extremely expensive Even very old mobile homes Insane prices Anyone can google Mobile homes for sale in Myrtle Beach South Carolina Or Surfside South Carolina Murrells Inlet South Carolina Longs South Carolina Loris South Carolina North Myrtle Beach South Carolina And Aynor South Carolina Garden City South Carolina Most all of the mobile homes do not have land with them And the lot rents are insane prices per month

I have had horrible horrible experiences with realtors this one last realtor I had this house that she showed me I really like the house. It was all the space that I wanted had to get a yard yada yada yada so I would offer on it. She comes back and says oh inspection inspector which she hired said that the stove didn’t work in the refrigerator and she said well I don’t think this is the house for you and I said I think I like it well later that night she sent me probably a 50 sentence text saying how she thinks that I should look at this other house it’s a manufactured house, but the manufacture house will have The same depreciation as the stick build house and that both of the houses were comparable and ask me please please do not get that house. Let’s go look at the manufactured house you like a better will I want to look at the manufactured house it wasn’t finished, but what was finished was falling down the doors had gigantic gaps, which she said they were not going to change. The shelves were falling off the staples you could see them, not holding the shelves together. I was so disappointed I paid for an inspection for the stick build house that she talked me into not getting well. Guess what I ended up not getting either one because somebody else when will the offer on that other house and the manufactured house was in horrible poor built condition, I can’t stand these realtors. Apparently she probably would’ve gotten a big bonus from the builders if she had sold it so I end up costing me one I get in the house and I want it into an inspection fee and they will talk to her again.
