Also did you say that the tie downs were Maximumly secured? And the roof?

That usually comes with a home inspection. In this home the biggest problems were the vapor barrier and a couple of electrical issues that the seller agreed to fix.

Since it’s lot rent there is no property tax. Insurance varies.
