Agree almost 💯 %. Have a fold down shelf to fold laundry. Round tables are always great for better communication/conversations. I’m a sign language interpreter and having deaf friends over would be great with a round table. 😊

And that’s the case with all of these designs. I agree with you. I can’t imagine just walking right into a living area.

Would like to live smaller, but don't want to feel confined in a 6 x 6 m house. I think I could happily live in a 64 m2 house. Running water and light is a must. I would appreciate a front and back garden and a veranda spanning the entire width of the house. Maybe my dream will come true.

Tankless water heater would be an option. There must be some attic space that can be used for furnace. As far as broom closet, when living in a small space like this you figure it out. There is a space beside the fridge where you can hang a pretty broom and dust pan or beside the pantry. Store mop and bucket under the sink (get one with a telescoping handle). Hard floor so no need for a vacuum. The only issue I have with this design is that you open the door into the TV. There really isn't much room there. You could certainly reconfigure that area to include a place for coats and your muddy shoes. I personally have no use for a TV that size or even at all.

TANKLESS WATER HEATER! Wood floors requires no vacuum. Broom, dustpan and mop problem solved with telescoping handles. Muddy shoes? Remove them outside. Screening in the back porch allows for muddy shoes rack/coat rack combo. This is perfect! I love it!

I agree that a place for coats and boots is more functional than a plant! However, I would not replace the TV with a gas fireplace, which would be largely cosmetic and might get little use. I'd replace the big sofa with two comfy chairs, and maybe figure out a way to squeeze in a third one. I have a concern about the lack of storage.

I'd give the roof a steeper pitch, and have a pull-down stair to upstairs storage.

I’m using my gas fireplace right now and it’s really nice to have during these cold months! One of those oblong ones with short flames and t.v. above it would work great in this home. I think you are smart to add gas heat also, in case of power outages.

Oh, good catch. I didn't notice there is no oven. I suppose if you built this for real you could put an oven in where the stove top is. However, I lived for a while with the use of a stove top and a convection toaster oven and was quite happy with it. As long as you aren't planning to cook a huge turkey you could remove the microwave and put one there, although I think it could be a dangerous spot for either microwave or oven.

It does show the washer and dryer. They aren't shown, but an on-demand water heater would fit under the kitchen sink and a mini-split would be easy to add in the bedroom.
