We ordered the materials before the prices sky rocketed so we ended up paying under $20k worth of materials (I want to say materials only came out to around $16K) It's a 448sqft tiny house. It's in Central Texas. My dad taught me a lot about building this summer lol.

Yeah we should've lined up the window opening with the door opening. We built that wall that way to make the house more efficient (so that it would only take one minisplit to cool the whole house fast)

to build it yourself I would say an average of around $67 per square foot, if you do your own plumbing and electrical (if your city code allows you to do that) then around $60 per square foot. Ours came out to somewhere in the range of $25k-$30k

I used metal U Panel, It's the same thing I used on the roof. I can't recommend it enough!

Costed somewhere in the range of $25k-$30k. We were able to fit a bathtub in it because the bathroom is 5'x8'

We designed the house in an app called "sketch up." We pulled a permit from the city to build this and we didn't have any legal issues. Fortunately the town i'm from is small enough that they encourage expansion, so building new houses here is a positive thing for this town.

if we would've worked on it every day straight, it would've been about 4-5 months, but we took little side projects here and there and it took us a year

2x8 for the foundation, 2x4 for the walls, 2x6 for the roof

this took us about 8 months

We used 4inch pipe that was like 10ft in the ground. Then we used plates that we welded on top of the pipe to secure the floor joists which were 2x10s

I don't know the current lumber prices but we built it for around $25,000-$30,000 (everything from the framing, siding, roofing, flooring, appliances, bed frame, sinks, toilet, etc.) We built it pretty inexpensively because we did all the work ourselves. Current Rates for building a house from a contracting company right now are about $100-$120/sqft plus the material. this means that if we would've hired somebody to build it for us it would've costed us around $60,000 excluding appliances.

If you hire a contractor: the house is 448sqft I'm guessing material would be around $15,000 contract labor would be $100/sqft total=$59,000 If you build it yourself: 448sqft $50 sqft total-$22,400

it's on posts, we own a house that was built on posts 30 years ago and hasn't had a single problem

With fifteen 4" posts sunk 10' into the ground - that foundation isn't going anywhere. If reverse cone galvanized termite shields were installed, then that house would easily still be standing 200 years from now.
