Want to know how much it costs to fully renovate and extend a 3-bed semi-detached house in the UK? Today we’ll look at the grand total costs for the initial renovation, extension and fit out. This is about the cheapest you could do a project like this unless you miss parts out. We did a significant amount of the work ourselves and used trusted trades people for everything else.

Excellent! I was guessing between £120,000 & £150,000. Now you need to see what the increase in value is property value wise. The added onsuite upstairs, utility room with WC, gorgeous big kitchen diner and lovely living room would sell this house very fast. Plus the lovely big garden! So great! If you stay there another,say 5yrs, you would make your money back if you sold it. Loved watching the process, loved learning what things are called in England (tools & projects) and loved how it came out, especially that great kitchen! Thanks for the journey and looking forward to your future videos.

unfortunately it is in the North of England. (yes some bits desirable, but there is the "ceiling price" of a neighbourhood and more size wont always bring the same uplift in sales value), Most renovators wont do the insulation work Andy did so that is 12k off the bill. Bring it down south and adding a side extention and a rear would probably add £180k to the initial purchase price of same size , which percentage wise / total return could be made more , by doing less, but if you are building to live, rather than flip , try actually getting for a reasonable price the kind of place you actually want. IF the govt goes for the no planning permission to split houses into two flats watch all these family houses go up by £30k overnight then be converted for £20k and two flats split at well over £100k total the house on its own price for a nice 3month £40k return and a loss of family houses.

Yeah would certainly hope to at least cover our costs. Very tricky to say due to the ceiling price of the street. Often in the hands of the mortgage valuers who don't even bother to look at the property. 🤪👍

A good point, we live not too far from Andy and decided against doing a rear extension. Figured it would cost around £50k (total, which is probably optimistic) combined with the £20k renovation which would put with the cost combined way above the streets 'ceiling price'. We may do it one day, but would be with savings and not refinance/loan.

@@dan44zzt231 might have been worth doing when you can get cheapish finance. Compare the cost though against the moving to a bigger property if a larger property is what you need.

People talk about "wealth creation", but here is an example of how the input of knowledge, building materials, skill & intelligence has created something that is worth £xxx,xxx more than it used to be worth. I've also spent a six figure sum on a loft conversion & renovation in London, but the amount spent is significantly more than the increase in value due to factors like the price of skilled labour in the area. If i could do it all again from scratch, i'd go out into the garden, not up into the loft. The extra space from a loft conversion is not as big as you'd hope, but on the plus side you do get some impressive views over the city towards the Shard.

Started watching this channel while I lived in Gosforth and worked in the IT industry 😎. Moved back home and brought a house and did a self renovation and self build 6M extension. Had similar issues to you with builders and did it myself with zero experience. There’s always light at the end of the tunnel even when there doesn’t seem to be one! You can learn so much from the right RU-vid videos!

Expensive when you hear the numbers but put in context and given the end result and quality of finish it’s really good value. You have created a lovey home and will recoup the money down the line should you sell. Great job 👍🏻

Just done a complete refurbishment and large extension double Andys extension size and we're in the £140,000 Mark we've got an additional 2 bedrooms with that I think he's done exceptionally well to keep it at what he has.

You did a great job on this house and garden. Suppose you have to think what you bought it for, how much you spent and then think what others in street going for with the extension. Either way you brought a it alive with a lot of TLC and I wish you and Mrs Mac many a happy year living there.

Very well done on the house. You've done an amazing job. What you don't touch on is just how resilient you have to be while essentially living on a building site. Cold winter mornings with no heating/water/roof etc and nothing but dust and rubble to look at can be really tough to get through. Again, well done.

Really interesting. I have a 1930s semi detached house, very similar project. Small extension (smaller than yours), rebuild of the garage, complete internal refit, plumbing, electrics, windows. Not self build. Have an architect, engineer and a builder I trust. Currently at 260k euro and it will end up much higher I think. You did an amazing job for that money.

Considering the fact that you did so much yourself and kept cost of individual things low compared to the average still a staggering amount. But I think it was worth doing, the location with the character of the houses and the large back garden with that nice stream at the rear does have so much more to offer for your family's wellbeing than the new build which was larger but in a sterile looking neighbourhood with a post stamp garden. What I liked to know is what was your overrun, how much was originally estimated? I know that when you make up your building plan and estimate (also needed for your mortgage) you take in account all the major things. But all the countless times when you go to your local builder supply store to get little things like fasteners, some timber or another pot of paint and pay them out of pocket and not from your build depot these start to count up quickly as well. And then you deviate from your plan and start to do things differently, sometimes plainly to save money by doing them yourself instead of contracting them out, sometimes because you want something a bit fancier and sometimes because you run into unexpected issues. I did have a 10K overrun for the contracted work (Steel beam placement, EWI, stone window sills and rendering), but managed to save 10K on all the roofing work by doing it myself. So I managed to keep total cost overrun on my renovation to a minimum so far, I already bought a lot of the more expensive stuff for the work still to do, but I'm still a couple of years off from being finished I fear, time is one of those things you either have to find for yourself or buy at a high cost, being it hiring people or taking unpaid time off.

That is crazy but the French take prices to another galaxy! Cheap purchase price but it sky rockets after that. We had one exterior wall with timber frame (colombage) 30 grand!! The prices here are truly eye watering. 160 for a bosch green diy drill, 200 for ryobi..40 quid for a roll of lining paper!!!!

@@GosforthHandyman you'll be amazed at what you can fit in Ryanair hand luggage when faced with prices like that! 😂 I managed 4 rolls of lining paper, telescopic extension pole, 2 packs of wallpaper paste and some clothes!

Hi Andy, we are in our 60’s. We used to live in a new build, but walking the dogs, came across this 2 bed bungalow, we now have a 5 bed dormer bungalow with a 17m x 4m single story extension on the back, we have spent around 150k & that’s with me doing lots of the work myself.

Hi and well well done. As a property professional and sadly someone who had to repossess more houses than I care to remember I recall falling in love with a property in Garden Village. It was on the periphery like yours with the same garden, stream and views. The valuation at repossession was undeniably cheap but I was in the middle of a self build in Darras so couldn’t commit money to it. Whilst I now live in the Yorkshire Dales I’m deeply envious of the location and renovation of your home. Best wishes and kind regards going forward.

Hi Andy, Me and my partner have just bought our first property which is a 1930’s semi detached bungalow. We are in the middle of a rear extension as well as a full re-wire, replacing sub floor as a result of wood worm & it just feels like one thing after another! Nice to see you share the costs of everything as well as you doing most of it yourself. I am a plumber by trade but I’m doing most of mine myself which so far is going well lol

It does sound like you've made the best of it all - house looks amazing now and you can say you did it. Still doing my place up, I'm not a builder so have needed professionals to do it all for me. We're around 180k into our 3-bed to 5-bed extension and remodel after the initial builder promised it would all be done in around 100!

I guessed 97K so I was close. I like that you guys sacrificed and put in the hard work to get where you are. Too many of the young folk (nad I'm going to sound like an old fogie) think they should be able to jump right into something similar to what their parents are currently in. Wrong way to think. Glad that you did this vid Andy. We did similar in a dilapidated property and I can pretty much tick the same issues you’ve had including dodgy builders. Nice to do a comparison on prices. Great video. My parents have recently taken on a renovation project. They are in their mid sixties and I really worry they will never finish and run out of money. 1960's house never really been upgraded. Personally I have only ever lived in new builds because I fear the potential moneypit of taking on a renovation. I salute you for taking on this one - its a gorgeous house.

Great video, clearly explaining the key points. I've recently finished rear extension its 7m x 3m and the full cost was £30,000 including kitchen and fit out of new extension and converting existing kitchen to utility room / downstairs toilet . I did do 90% of the man hours myself the only thing I didn't do was brickwork / plastering plumbing and electrics + roof (tiles & fitting Velux). Being from a civils background helped massively with foundations and groundworks. Its always surprising how much money is in the ground and what you cannot see.

Mine was less but I didn't need a rewire or central heating put in. Nor did I have a side extension. I paid my brother to do all the actual building work, while I was his mate and did all the decorating. I also fed and housed him - trust me, he ate a lot. It's eye watering, but worth it in the end. I'm sure you'll have many happy memories to come. I'm hoping not to spend so much time up a ladder next time as I'm in my 60s.

Really good video, we are just about to embark on an extension and its great to see breakdown of the costs for a similar sized build. Think ours will come in around £70/£75k its a huge sum of money to get it all done but am sure like yours will be worth it when complete.

did you look into a heat pump for heating? seems an ideal opportunity as you had to fit radiators and piping anyway so could get right sized ones for no real extra cost, and avoid getting a new gas supply and standing charge etc.

Just bought a house with very similar suspended wood floor to your one, crumbly. Just finish replacing the rotten parts, 200 years old and 2/3rds of the floor is still pretty much level. Insulation next, going down the super quilt route rather than PIR. Why? Because it has character. £100k not bad, pays a years parking for the builders in London 😂 Looks great BTW

I've just come to the end of renovating a 1903 two bed town house doing everything myself and you're right it is expensive, but you have made it your own and realistically gotten better value (and finish!) than if you bought something already done. Being my first house bought as a single person there is no way that I could have afforded anything like what I've gotten ready to go and I sure as hell couldn't afford to do it in the current climate. In all honesty my glacial pace of work has made it possible to earn the money along the way to do each job over time 😂 Now it's the shock of furnishing the place!

Clearly pricing is fairly even across the country. I've mostly wrapped up a complete renovation of my 1870s terrace house. I, and thankfully my father in law, did most of the work. We ended up spending almost exactly £40k.

We just spent 85k-95k (no furniture included) doing a full renovation of a 1950's semi detached 3 bed, from taking house back to brick to a moderate-high fitting standard (WUFH, insulated plasterboard, smeg and bosch appliances etc. Creation of kitchen diner, chimney breast out, efficient log burner, full set of double glazing and patio doors. All the basic stuff diy like caulking, painting etc and project management done ourselves.

Watching From Northern Virginia. Right across the Potomac River from Georgetown, DC. I actually Guessed 100K but that was in dollars. I had been in the UK in the 90s and Noticed that everything that was a Pound was a Dollar in the US. Except for Food. Never seemed to be any rhyme or reason to food prices. And Now with the Energy price generated Inflation craziness who knows. Nice Job, looks great.

🙋‍♀️ I straight away thought roughly £100,000 (you must have won the lottery😄) ... and "why did we bother" was a very good question when I saw everything that you showed here that was wrong with it ... (lead pipes, cracked water/soil pipes etc) what an uphill struggle ! By my, *what* a learning curve ‼️ My very first refurb was a little like that, but I learned so much - I used to say "I've seen it all" but of course there is always much more to learn 😮 I hope you lie in bed at night, very relaxed, and really appreciate your very lovely new home, it looks gorgeous - best house on the street ‼️👍👍💯💯 Well done, you deserve a medal 💯

So because I have been watching your channel I ended up buying a new build (that I’m very happy with) instead of a 1920s property, even though the 1920s property has an amazing garden. It just needed too much work done!

To put Andy's cost into perspective, I live in Norfolk. I sold a house I owned which I updated - a bungalow - to an older couple. They got in touch with me because they wanted a single story extension on the back of their main bedroom for an en suit. The size was 2.4m x 3m single story and the price they had been quoted not including fixtures, just the building and plumbing was £64000. They asked if I could beat it which was easy, however, that's the kind of price you would be looking at down south. A plumber round here charges between 300 and 420 quid a day. In London it's even madder. I know a bloke who rents a flat out and he was quoted £1200 to replace eight down lights.

Just done a complete refurbishment and large extension double your extension size and we're in the £140,000 Mark we've got an additional 2 bedrooms with that I think you've done exceptionally well to keep it down as for value for money in our area location for secondary schools is everything even in a tight market weve added 200k to the houses value. We've lived here since 1985, and it was quite a large 3 bed 1930s semi but got past just getting patched up with a bit of decorating and needed a complete replaster and refloor in the old part a big chunk of the cost was on an underfloor heating system now in all the ground floor with tank pre routed torfloor boards pipes new gas boiler and plumber time that was around 25k alone. One of the big advantages of over speccing and adding secondary insulation is how draft free and comfortable the house now feels cooler in summer warmer in winter

and also i would add that a wood burner is a game changer and a definite addition. especially if you forage around building sites in summer.

The core renovation wasn’t too bad but the extension cost was an eye opener. Fortunately you got most of the work in before inflation hit everything. Quality’s never cheap and I say something’s only expensive if you’re disappointed with it.

Blimey! I might have owned that "old council house" 2008-16, if it's number 41. But I know a lot of houses there looked similar. And to make it doubly strange, I worked in that big glass office near your new build.

Not bad at all for that amount of work bud. You guys have done really well and like you say you have a lovely home now. Using a company with someone managing it etc you would’ve been 30% more no doubt.

Thanks for this Andy, interesting to understand the detail and the breakdown of these costs, I did guess around the ton (£) ! How much do you estimate would this all have cost using a project manager building team ? Also, I don't wish to pry ( of course I do 😉) but given your £100k spend and what you paid for the property, have you had it valued, do you know what it's value would be now ( funny market I know ) and how does that compare to the ceiling price for the street/area ?

Interesting how costs have changed. I built a detached 5 bed including annex, with detached twin garage and store in the mid 80s for £72K. Downsizing in 2013, I did a few renovations (new windows, doors, and a bifold) and it cost £130K- and I did most of it myself.

Yeah, that's true... although actual materials for this build (50m2 ish) was only £27k. So depending how much you can do yourself a budget low-carbon design might be viable! Would take a long time though.

@@GosforthHandyman Avg cost to build 3 bed in UK is £286K. I built for half the Architect's estimate, so £143K. Add triple glass, solar, and air change system plus services & professional fees and you are probably past £200K.

My friend has been by a family friend who is a builder (a good one) that an extention about 50% the size of yours would cost approx £150k the cost would never be recouped, and it's not a forever home for a 30 something couple.

You've done the work to a really high standard Andy. You could certainly have done it to a lower standard, but you could have easily paid more to do it to that lower standard! I think £100K is an amazing price and you will get it all back if you ever sell the property. If you've not done a video on how your new workshop looks and why, please do one!

Andy, good video with a great perspective on life and housing projects. I guessed a wee bit more (£120K). I do not think you could truly describe this as an expensive bit of resurrection/remodelling - I would have described it as appropriate and value orientated!😉 Expensive is digging out and installing basement cinemas and swimming pools. Well done to both of you for traversing the highs and lows of this project and bringing it to a more than satisfactory conclusion.😀👍

My 4x15m self build annex is gonna hit £50k by the time its finished. That includes demolition of the garage, groundwork, drainage and construction to shell finish. Also the boiler and oil tank were both replaced.

Great Video Andy. We were doing our renovation in Chapel House when you were doing yours. £100k seems good value. Would you consider any drop in wages in the cost? I found my self employment dropped off a cliff during the works and 3 months after!!

It's looks amazing! You saved the house and it got very for you to be the one to save it. You even took the effort to save those amazing doors!! Proper job. I honestly can't believe how perfect the house looks now and the decorations choices are amazing aswell!! Even like your wall colours looks freakin amazing. Proper job will always be a proper job. Hope the next owners look after it and keep the doors, should be illegal for those doors to be changed lol Well worth the cost and glad you are 99% complete

great project, but the cost rundown leave me with doubts. A good kitchen alone costs >15'000£ or €, how come the cost be so low???

I thought you might be about 130k to 150k tbh. Your kitchen was less than I thought it would be tbh. I've got a 1950s semi, that was already extended into a 4 bed, but needed so much work, been 5 years now and still not done. I might do a video at some point, but heres my cost to date for reference. Kitchen (including wall out and new wooden flooring throughout down stairs) £ 6737 Bathroom £3763 Lounge £150 Office £545 Bedroom 1 £860 Bedroom 2 £340 Other materials, odds and sods, etc £1609 Tools (specifically for job) £758 Total, £18,958 Probably another 5k or so to spend... I feel like except for the bathroom I've done well with the costs, I lost the plot a bit with the bathroom 😂. Hard work, but worth it 👍 Cheers Andy keep up the good work!

I actually thought it was going to be at least 50% more - 150k I think you've done well for yourself and family there, and it's exactly bespoke for your needs, which also ticks a lot of boxes compared to buying a house that comes close but not 100%

Big difference between your extension and Restoration's complete house, your project has uplifted the value of the whole house by possibly close to the renovation cost. The house built by Restoration is almost all a sunk cost.

To be honest the materials aren't that expensive - it's just lots of digging and not a very pleasant job! On the renovation we spent about £300 on drainage bits... plus a bit more for the extension. 👍

Think £100k is really good. We did a single storey 8m x 4m extension, involved moving the kitchen and new boiler which was £70k in total. We did no work ourselves.

What a ripoff. Nah, great job Andy (mate), a great end product. My last flat refurb was in the region of £35-40K for a two bedroom, knocking down a couple of walls and new kitchen and bathroom. House price rise meant we made the cash back and more, but also the fact that it was such a [comparatively] good finish in the end that we had 50+ viewings when we put it up for sale and it triggered a slight bidding war by the closing date (in Scotland, which works differently to the English market).

The thing is... This HAS to happen to our housing stock, old cold buildings need the love to bring them up to standard. It's always better for the environment to fix what's already there rather than demolish and rebuild

I've moved up, down and sideways several times over the years; every time a renovation. What I've found in every case, without exception is whatever you seriously think the renovation is going to cost you - double it. 🤷‍♂
