If you’re in the NBA, this might be the wrong place for you. However if you were too short to go on roller coasters as a teenager, you could easily live here and this cute loft apartment in Manhattan would feel super spacious. Im 5 ft 7 in and I wish i had this place.

I believe most are so bad because they are remodels from old building original flats. They try to make more flats in a building that more then likely had half that. Then they jack up the price due to area and some amenities.

Not sure if folks know, but buildings in NYC get graded on their energy efficiency. Similar to the way restaurants post their Health Dept. letter grades in the window, buildings do as well. This one has a D. That means the building is not doing such a good job. A lot of people may not care about this, but I think it's important info to know. Plus, it just looks worn out to me.

Cheap finishes and poor workmanship are evident. @ 5:35, The laminate countertop wasn't trimmed off properly. @ 5:40 and @ 6:40 What the heck is going on with that untrimmed tile backsplash behind the stove and bathroom sink? For the price they are asking, they should have hired a professional to work on this place.

The unfinished tile backsplash isn't even real tile. It's peel & stick, that's why it has those edges. Not cool.

Depends if this is a condo or coop. Coop you will be mad to pay this. And this is NY, $3k rent is pretty much the median rent here. You want cheaper you go into suburbs but you sacrifice convenience and time to get to work and back home.

This apartment is cheaply done and the low loft heights will guarantee someone is going to knock their head. The apt. is located at the 59th street bridge area which means horrible exhaust and 24hr. traffic noise. Whoever owned this must have done it years ago because it's outdated and dreary. Pass on this one.

This is what half a million get you in Manhattan? 🤣🤣 4:09 I like how she says the exact asking price but doesn't say the exact amount of what the common charges are making it seem like a bargain because it under $1200 a month. 5:03 Yes, massive air conditioner but were going to ignore the rust spot on the bottom corner which indicates thats where it may occasionally drip water from instead of outside in the rear. 5:33 They went with cheap Formica Laminate counter tops but didnt bother to get the end cap kit to seal the particle board to help prevent it from absorbing moisture and making it swell. 5:38 Peal and stick? Someone decided it would be a good idea to put Peal and Stick behind a slide in Range? All the heat from the oven will vent from those slits close to the back splash and its bye bye peal and stick adhesive. They didnt even attempt to cut it to make it square either. 5:52 In all my years of installing kitchen cabinets, i can always laugh when they do not put the correct 24" deep cabinet above the fridge but I have never seen someone put the pulls at the top of that cabinets door. Never. 6:03 Unrated and overlooked feature. Theres a vent in the kitchen to suck out cooking smells. 6:40 Again, Peal and stick. Enough moisture and heat will make the edges rise then it will look tacky. 8:12 Its to mount a TV. String lights can be good but to make it look professional they will spend more of 45 degree channel diffusers than the lights themselves.

These are valid critiques - the place is expensive. A person needs an annual income of around $100K to live here. It seems like you have a professional background in installations. I have a professional background in teaching. My critique is that you spelled “peel” incorrectly. “Peal” is the word we use to mean a “bell ring.” “Peel” is what we do with a banana, and also with peel and stick tile. So now you know!

@@marymacgregor6952 I use to remodel apartments for landlords for them to rent out and can easily see where the problems will be 1 year later, many times I just kept quiet because I know it will be more money in my pocket when I get the call to fix it. It does not make sense to pay half a million to get peel and stick tiles that will eventually fail, an AC that clearly have rust from dripping and Formica countertops that were not properly completed to prevent them from absorbing water which leads to wood rot.

Condo fees plus taxes $1200 a month, eek. $468k (10% down) is $2,512 a month (30 yrs @ 5%) = $3,700 a month.

Not a deal. Manhattan real estate prices are unsustainable given the city's current salary averages. The average salary in Manhattan is 70K; the 75th percentile is 83K...which makes even this small, old studio out of reach for over 80% of residents. Real estate...residential & commercial is a house of cards that will have to fall eventually.

Bridge traffic all day means you can't open windows without breathing car exhaust. Apt only faces north so no direct sunlight. Ground floor requires steel bars which makes it feel like jail. Maintenance charges kind of high for a ground floor studio apt. Dimensions too quirky for most people. Midtown east is a boring neighbrhd but pretty safe.

I'm from Greece and i'm renting a newly constructed (built in 2019) 50 sqm (538sqft) apartment fully furnished with a balcony and with all the bills icluded ( internet, electricity, water) and my rent total is 575 euros (it's the exact same price in dollars) it's so funny and rediculous to see the rent prices in New York for such badly contructed apartments

It's more interesting than the usual studio, though it's only for short people. The kitchen is spacious, though I wonder about the unfinished look to the stove backsplash and the outlet over the sink. Someone below mentioned that the peel-and-stick tile won't tolerate the heat from the stove. The a/c may be "massive", but it looks old. The ladder/steps would be tricky in the middle of the night, so the occupant needs to be young as well as short. With a $2,500/month mortgage and $1,200/month in taxes and fees it's not cheap.

I always liked the area, but I couldn't live with bars on the windows, but , that's me. Plus navigating those stairs in the middle of the night, wouldn't be anything I'd want to do, but hey, a lot of people love this unit, so who am I to say. The finishes could be better also.

I like the building. The thing is if you wake up late at night and have to use the bathroom you have to walk down those stairs. Kind of treacherous. But overall it's very nice. Nice neighborhood too. See ya

If you research this unit it was under contract back in February 2022 but the deal fell thru. When that happened they raised the price another couple of thousand dollars. Also there is a current assessment of almost $100 added to the monthly common & tax charges for the next 3 years. The last time this was sold was prior to 2000 & has been rented out since about 2004. It does need updating, especially in the kitchen area. If the owner didn't want to go for granite counters at least they should have installed quartz

I don't need granite countertops to sling pots and pans. Some people can't boil water in a kitchen without granite countertops. I can. My only requirement is they wipe clean easily.

You did a good video to service the sale of the apartment. It may be a decent apartment consideration the price but there are some obvious problems to consider. I think the floorspace is just too small and the ceiling height in the loft and below the loft is a problem if you are a tall person. The living/dining does not look 11x17, maybe they are including the kitchen in that measurement. The neighborhood is noisy because of the 59th Street Bridge traffic. The dressing closet is limited because it is also a hallway to the bathroom.

Common charges and taxes....holy cow! Less than $1200 so that means over $1100 added onto your mortgage...who can afford ANYTHING anymore? And those stairs...come on. Crazy cramped living room, no dining room. More of the jail style bars on the window. Claustrophobic kitchen. You can't even fully stand up in the loft! LOL God this is just awful.

$519K for a studio send a little high. Yes it has a 24 hour doorman & a beautiful lobby but you don't live in the lobby. Yes it's a nice neighborhood with tons of shopping & restaurants (albeit overpriced). But omg $1200 a month common charges??? You can definitely do better

Surprisingly well planned appartment. There are so many sacrifices that tiny apartments usually require. Tiny kitchen. No real storage. Boxy, closed in feel. This one has a very nice kitchen, open airy feel, good use of "dead space" and lots of storage. I guess $519,000 for NY is good. But here in Texas you could get a 5bed house with lots of outdoor space for that amount and even have money left over.

Texas! I live between Houston & Beaumont. 50 acres, 3500sq brick home built in 2015 on the bay, MASSIVE barn, fenced pastures, stocked fishing pond & chicken coop - we paid $450,000 (in 2015). I am a stay at home and my husband works. Our note is only $2300 a month!

Thanks Cash agree it is a well thought out floor plan for using space but if you add up the 1200 $ a month with payments on a 500,000 morgage that is a very steep monthly payment for a tiny space to call home.

I loved New York… as a retail buyer , I had the best of both worlds . Monthly trips to New York with the Theaters.. museums…shopping…shoe shopping galore…restaurants ….parks and, best of all, no unreasonable, overpriced rents…… just comfortable stays in hotels paid for by my employer.

$517,000 is a 7 bedroom 3.5 bathroom house with an acer or 2 of land, a pool, a 2 car garage, and a 2 car detached garage in TX. WHY THE ACTUAL...... IS NY SO EXSPENSIVE? 😱😱

man this is what happens when we don't have walkable cities, its either pay out ass for a space like this or live out in suburbia/innawoods which not everyone wants to do. By design (through lobbying by corporate landlords and nimbys) we have shitty zoning; the lack of decent public transit also contributes to this problem. At least we get cash's videos.

its adorable... its nearly perfection really... maybe kitchen i would replace the dishwasher with the stove and remove the other side for even more space,, the climbing of the steps and low ceiling might be an issue.. but i love the quirkiness of the loft and the nook.. i would definetly like this place! and its cheaper rent than some turds we have seen that cost more !

For a cozy spot in an excellent neighborhood in Manhattan, really not that bad. Definitely beats renting a place if you can get a mortgage. Only downside is that it is on the first floor.

I only wish I could live there in midtown. I live on Harlem West and its nice but I hate waiting for packed express just to get to 36th. If I lived there I could walk to work. Sucks being broke

I would update the kitchen and make a bar to eat at add a washer/dryer combo unit under the ladder and update the bathroom

When you see baseboard heating, that usually means that you are paying for electricity to heat your unit. Very very costly. Ask to see winter Con Ed bills to see how much the previous tenants paid. CJ shows a good number of units with this "feature." Be careful. i love his videos.

A half million-dollar apartment where you have to stoop in every area in the upstairs bedroom loft is ridiculously overpriced. What if I have bad knees and/or lower back pain, which most Americans suffer from or will one day this apartment only accommodate a very small, no pun intended, portion of Americans.

I’m comfortable in a tiny apartment. If you’re tall, you’d be miserable. A good fit for a bachelor or a young couple starting out but it ain’t a family home. No room to grow there.

It's 2022. I think most people prefer in unit washer and dryer. I do not understand why condo buildings and luxury apartment buildings do not have free washers and dryers in their laundry room (if they are unable to support in unit washer/dryer). Having to pay for each load really cheapens the living experience. I would rather pay more in rent or have higher association fees than have to pay for laundry in my own building.

I actually really liked this one . I've watched a lot of your videos and seen worse apartments listed for more $$$ . I especially like it cuz you COULD have company visiting but be able to get away from them. And there was a lot of storage. If I purchased it, I'd definitely upgrade it a little though. (not that I'm looking to move or anything, just speculating) Very cool!!!

Haven't watched yet. Intrigued to see how CashMath makes this the "cheapest in NYC". Later - Actually a surprising price for that neighborhood. Nice space. Lots of light. Very well laid out. Loft is easy to access and move around. Construction quality looks high. Not exactly "luxury" finishes, but nothing too precious you'd be afraid to sneeze around it either (easy to upgrade at this price if you wanted). Wish there was in-unit laundry. Oh well. Kitchen is nice with plenty of counter space.

This loft is such a good of space. Having the large closet near the bathroom makes sense. The storage area upstairs would be great for off season clothes, suitcases, and linens.

It would be nice if they could turn that staircase into some kind of a pull--out / extendable type, so it is not as steep. When not in use, you pushed in it.

If i have enough savings, I would definitely buy this apt and rent it to someone. After $1200 fees and mortgage payment you could probably net $1k/month. The location is great cause it's walking distance to all the Hospitals on 1st Avenue. Probably medical professionals could live here

8ft bathroom ceiling passing through a 6ft closet? Why not make 7ft high bathroom, enter through the hallway, then you get another ft in the loft and you can make the closet ceiling lower since you're not walking through it. You may be able to get a built in desk on the landing. 🤔

A nice place with an extra interesting layout...but not quite for me. The deal-breaker is the two-story-high living area. I simply won't pay to heat and cool all that empty cubic space with which you can do nothing.

Kind of gives me a mouse maze vibe! Not gonna lie! And the nook is where you would find your prize at the end of the maze! Hopefully one of those shops is a chiropractor. You will need it trying to stand up unless you were a short person. Thanks Cash for another fun walk through. How anyone can live in New York is beyond my comprehension! Thank you for sharing your cool crazy tour...You made me laugh about the 7-11 Store and the items sold there!!! Lol!! The restaurant here in mid-town are very nice it seems.. At least you do not have to go too far inorder to enjoy a nice meal...The apartment looks nice and by me being 6'2" I would have to be careful going up stairs to the loft area for bed...Again, thank you for your tour here...

With me getting off in the middle of the night that is a disaster waiting to happen. Sorry but it's definitely not my cup of tea at all. Yeah she could use the cubby hold to store your suitcases and boxes so that is good storage. I could see why someone moved out it could be various reasons but there's nothing there to impress me enough to stay there.

$517,000 with 6% rate 30 year fixed is $1,116,000 at the end of the 30 years if you stick with that mortgage. That’s almost $600,000 in interest alone. Keep in mind common charges and tax will likely rise gradually overtime and you will be at the mercy of the buildings HOA.

Just over $500K for that unique space isn’t terrible Charles has a few unique spaces like that also . I would love to live here . Love your mini tours always . On a serious note there have been so many E-bike thefts here in the city . That plus the high speed and the fact that we don’t need to have a driver license to hit 35 mph has put a lot of attention on ebikes . Be safe and always wear a damn helmet .

Cute little place but I have a painful memory from the early 1970's regarding those steam heated baseboard heat registers. A bunch of us were partying, doing the illicit 'drugs' 60s and 70s many youth partook in...I ended up falling asleep on my floor in the living room. What woke me up was immense pain on my right hip. In my drug induced stupor I had rolled over to my side and laid my hip right along that boiling hot register. I have the scar to this day on my right hip from the burn, over 50 years ago. I'm figuring I'll have it till I die! LOL

Not only is it not the cheapest loft in nyc, its in a very busy neighborhood and it looks like it has not been renovated in a long time. Having new appliances will not cut. And the asking price for that is too ridiculous. You can get a house in NYC for less than that. With common charges and taxes might as well rent the place since its just about half of the rent price

It's an interesting apartment, but it definitely needs an upgrade. Some of the finishes look cheap and I'm a liitte concerned about the AC. I would check it for leaks. The loft actually isn't bad, but I think I would pass on this one. Entertaining as always, cash!

Not sure about the price, but the space is great. Kitchen and bathroom are nice. Not sure why they don't have Laundry in the unit for the price. Laundry on the 6th Floor, well I guess that is better than a basement.

A 7 11 with no gas pump. Now that's a new one for me. Where's the grocery store? I like the fact there are a variety of different eating establishments. Still amazes me the prices of these places. Not to mention, you never say if they are pet friendly. Yeah... nope, I like where I live. Big house, huge yard, pet friendly, and don't have to hear my neighbors all the time. 😉🤣🤷‍♀️
