Kevin, living in CO springs for 10 years I can tell you the houses look so nice because a few years back a hail storm destroyed most of them in those areas.... Insurance costs have skyrocketed, but also the reason why they all look so nice now

Normally I'm pro landlords buying some property. But as I'm out looking for property as a renter currently it absolutely sucks that all these investors like like BlackRock have bought up all these properties and charge premium rents. It's hard for the average American to buy a home at this point everything is so out of reach.

Might consider Prescott & Prescott Valley Az. TONS of CA retirees moving here. Was retired the number one retirement town for a while which attracted a lot of them

Colorado Springs is Awesome. I lived there for 15 years and have seen lots of real estate developments. SAMAZON'S HUB TOO! There is lot's of energy in the Springs. Maybe it's the peak at the top of the mountain😊. I bought a house in 2019 in the Security-Widefield area and have seen market value increase. I do not recall experiencing a high volume of distressed properties in the time I lived there.. everything is clean and refreshing. Overall best of luck on your venture. I sure miss😢 my old stomping grounds but excited to see you streaming this city.

Kevin, Just a suggestion, ask about permit pulling in the locales you go. Mesa for instance is a tough city to get city approvals in. We are doing a couple Projects within the area and city is tough to get through. Granted we design commercial not residential, but i hear even residential is tough).

I use toothbrush to clean around light switches and sinks and other stuff.

The newer 2000 plus houses in winter climates usually have better materials used for the exteriors that hold up better to winter. They also have less direct UV/summer heat exposure than California.

If you buy challenger check your electric.

How do you invest in areas you don't know any about? How do you know if an area is growing or declining? Whatever the keys factors are in deciding where you want to invest. What if in 10 years, it becomes ghetto do you sell everything then?

Colorado Springs used to be Really cheap. I moved there from California in 2003, At the time it was about half the price of Denver, I rented a nice apartment back then for $600. And you could rent a nice house for about $1000 then

COS is a great place to invest. Military bases galore. Best homes are north of Woodmen.

I remember being able to rent a 2 bed apartment for $600 a month in Rockrimmon. Good luck finding a 1 bed for that. What about those homes in what, Cordera, where the foundations are sinking? This city has gone downhill in the last 10-15 years. It's all about build build build-quantity over quality.

As a lifelong Arizona resident I will say Gilbert is going to become a new Scottsdale AZ that is where our high earners are moving far north or east! Great spot to be if you want any insight as a Yelp elite in Arizona I travel to restaurants and test the consumer temp from business owners throughout AZ live in Ahwatukee 20min from Gilbert.

Great video! I enjoyed seeing the comparison between Colorado Springs and Aurora. It was interesting to learn about the population, poverty rate, and median income in Colorado Springs. The newer constructions and better insulation in Aurora make it a more desirable option, especially for winter living. Thank you for sharing your insights on the rental market, it was helpful to know that single-family rentals are highly desirable in the area.

Im surprised Kevin doesn’t run into more rodents looking at houses. Here in the upper midwest just about everyone has rodents mice being the largest menace. Sloppy building practices, homeowners stupidity, incompetent pest control companies with no incentive to solve pest problems ( the more pests the more business) and attached garages creating access.

I love Colorado! They do have a law that everyone who rents houses has to take the section 8 voucher. They cannot discriminate at how someone pays their rent!
