We don’t install new sod twice per year in Arizona. The original sod goes dormant in fall, so we over-seed with winter grass which dies out from summer heat. The original sod then revives. Sod is expensive, seed is $20-40/ bag

Turf aka grass, ought to be illegal to grow in any desert area. It's already the largest crop in the U.S. and it feeds no one.

The problem with these bubble SW areas, is that while the prices and rents are currently supported by demand, when SHTF economically, the local economy isn't diversified enough to maintain that level of demand. That's why these areas are always the booms and busts of real estate, and the Northeast consistently continues to appreciate even during the GFC

I wouldn’t touch these deals with a 10 foot pole

Kevin, been in the rental business and lucky enough to tour houses in a few states myself. It is not surprising at all to see newer but smaller homes. The reason behind it is building cost is fairly similar across the country, however, sale price fluctuates a lot. Areas that are not so hot unlike CA, Seattle, TX... in order to maintain profit margin, builders are forced to build smaller, more basic appliances & fixtures. In those areas, you will find much larger older homes as well. I think finding older properties but closer to newer neighborhood and throwing money at much better appliances help attract and keep tenants better.

I moved in from Queen Creek to Mesa because of my commute. Went from 40-45 to 20 min. I know many others who have too.

Aside from your interactions with ur family and how adorable you all are... specifically looking at the big picture of househack - I really struggle to see the value proposition for any investor. 20-40 TRIPS to ONE AREA before you feel comfortable purchasing a property? And this rests on ur shoulders alone to travel to and from these areas and vet these properties every single time? That is an awful lot of time to choose one home. This is on top of you literally setting ur money on fire with the jet and the cost to own and operate it. I just dont see it. You're akin to an ibuyer, but with a little more DD because ure the main dealmaker, but this severely limits your ability to scale, which also affects the investor hoping to see a ROI in 5> yrs. And by then, who knows where the market is... ONTOP of being a dad, youtuber, and having "dinner with fans?" idk man -- no fucking way. good luck. this is going to be a goddamn drama to watch

Great video !! Next to Chandler there js another community called Ahwatukee (South Phoenix), recommend to explore that area too.

Couple of things I didn't see in this video. The Phoenix area is pretty much landlocked by Indian and state land, and so that is why the lots and houses are getting smaller. The far eastern and western parts of the valley were the last to have huge sections of land and so that is where the newest houses and younger families are. Also, Chandler school district is one of the best in the state. That is important for families. If you need info on the 202 San Tan freeway I have a bunch of the updates from the 2000's when they were building it. Yes, I have lived in Chandler since 2000, about the same time the 101 was being finished and the Chandler Fashion Mall was erected. My only advice would be to avoid Mesa at all costs. Too much crime and the city is not well managed.

Kevin, Location location location, you know this. What the hell are you doing in AZ? It's like 115 degrees during summer. That's why you can find great deals; the second the guy said Carvana, you should have gotten back on that Jet and left.

Gilbert,AZ is a fantastic place. Wish I had the money at the time to buy real estate when I lived there in 2013. Prices have significantly dropped but it’s just a bunch of housing communities out there so lots to choose from!

Hey Kevin, Next time look at north Phoenix and Peoria as well . New areas with newer and older builds. You will find good houses there and to add to that tsmc has their factory there.

kevin how is the electrical system open up the electrical panel?

Arizona gets the monsoon rains but is it enough water for all of those people! ? The heat is adverse too and the high cost of cooling the home for the owners. When the monsoons come, are all areas at risk of flooding. All of the rains here made me have floods on my mind. Just my thoughts. The great room living room worked well for us for games and homework and we were right there since the living room was next to the kitchen and especially the table so we were close even if in a different room.

I just bought my first rental in downtown Gilbert this year. Lived here my whole life. Bad things about older homes are the windows.

No way you visited the Willows in Gilbert!!! I just sold my home there in June for $476k, you may have seen it in your comps! You can see it from where you were sitting in the park! The same floor plan in that neighborhood is listed for $425k now, good deals are on the horizon.

I toured Gilbert earlier this year with a friend who was moving there from California. Nice area but brutally hot in summer.

I have 800 acres of gorgeous farm and forest land that is near Montpelier, the capital of Vermont. Bit less than three hours to Boston Logan, hour or so to Burlington which has an airport, 12 minutes to Barre City which has an airport and hospital next door in Berin, 60 minutes to Hanover/Dartmouth/Lebanon, NH, five hours to New York City. Could do some beautiful development.

I would say fake turf but that’s just my opinion. This was one of the most interesting videos from Kevin getting out of the office for a video felt good. Learning on how you look at real estate.

Longtime Gilbert resident and real estate investor here. His advice on getting AC units tuned up every 6 months is wrong. I used to work for Precision Air (one of the top AC companies in the valley) and they are the ones who invented the AC tuneup. Other companies copied them and now it’s a thing. The tuneup is solely designed to get their employee in your home so they have an opportunity to upsell you on other services. The common reasons AC systems die are coolant leaks, motors dying or capacitors dying. A tuneup will prevent none of those issues.

All these dudes are just this generations version of an infomercial.

you got it backwards - the older houses pre-1980's in Phoenix are built from cinderblock, much better made. Mesa is eckkk...
