There are few steps which are required before starting construction of house, we will discuss making sure that you reach construction stage of the house. I am sure you must not be knowing those steps. The steps to reach a stage of construction is not only important but the order of steps is equally important. If you don't follow the steps, in the right order, the hassle might be equal to where you don't know the steps of construction. These steps include visiting offices and getting approval as well as permission to start construction. Now what happens is that whenever you are going through these processes and if someone misguides you, int he end it becomes tiring process. These steps includes steps from a stage where you have bought plot to a stage where you initiate construction of house. What are those steps.
1. Manage Funds: If you have less that 50% of the funds for constuction don't start construction. On the other hand, i would suggest if you have 100% of the funds for what you have budgeted, this is the best situation to start construction.
2. Get possession & demarcation: Get demarcation and possession done before any other step to construction stage because plot size may vary when you get actual demarcation.
3. Soil investigation/ Soil investigation report: Get expert to your plot and try to check what the situation of soil is. The other option before going for soil investigation report is that do check with neighbors about the situation of soil. Soil investigation might cost you quite a bit so copy of soil investigation report of any nearby point that housing society has done will work. If you still feel soil investigation report is important, get it done
4. Architectural drawings and house planning: Take requirements/ wishlist and also share possession letter, demarcation letter and soil investigation report if available. Also, ask architect for submission drawings and working drawings
Submission and approval of submission drawings: The best way to get this done is through hiring an agent. If you don't find agent, you will have to get the submission drawings submitted multiple times as they will keep on producing new objections.
Submission of approved drawings: Inform housing society that your map has been approved and you are planning to start construction now.
Apply for water and electricity connections: Alongwith this formality, make sure that you get water and electricity connection for construction. Start processing for gas connection as well.
Shortlisting contractor: Finalize one contractor from the list of reliable contractors in that area which you have already developed.
Finalizing contract: Finalize the contract with contractor and if you want to add or get deleted any clause, get it done. Finalize the contract and get it signed from the contractor. Ensure that the contract is thoroughly developed. This will ensure that the things are in black and white
Scheduling and budgeting: Revisit and check the budgeting as some time has passed from teh stage when you had made the initial budget. Make schedule of construction.
Clearing and Grubbing: This can be added in steps of construction as well as can be added to the steps before starting construction. Clear the plot from any debris and shrubs and do grubbing if required
