As a realtor and a builder/contractor, I agree completely. I've wasted lots of time for agents/brokers. Having a fee and structured marketing plan ahead of time to simplify is key

Didn't you know that all inspectors who set foot on the property around a sale get to charge a fee, but roofers are somehow supposed to do their's for free?

Adam, I TOTALLY agree about charging $250 for a roof inspection. I’ve been in the Home Improvement business for over 40 years and realtors are a waste of time when it comes to this subject. But I have a question for you. If you tell a realtor that the inspection is going to cost $250… what’s your response when the say… I thought you give FREE estimates?

Great comment and great question. A couple of ways to field this. 1) We have a special service fee in regards to real estate transactions. If the homeowner decides to replace the roof with us, we apply the estimate fee towards to the replacement. 2) Be straight up with them and explain why.

Home inspectors don’t say to seek advice from a qualified roofer cause they don’t know. It’s about liability management and being a licensed contractor. True most inspectors don’t know as much of the technical details about the trade they are referring to but they know enough.

@@TheRoofStrategistyou bet. I find it mind blowing that a home inspector can charge a fee but if a roofer says I have an inspection fee they loose their minds. I don’t waste my time anymore.

I have built great relationships with realtors and property managers. Adam, I love your stuff, but I am going to respectfully disagree but understand that every market is different. I am in Colorado Springs and it might be the hail and the transitory nature of people in this city that has an affect. I could see how in a market without wind, hail, and hurricanes, it could be completely different. Thanks for the discussion because it makes me reflect on what is working and what might not be working in my relationship with realtors.

This is 1 way to handle it for sure. Time is money and we often get sucked in by the excitement of a possible sale. In my experience, your time has a higher return when invested elsewhere.
