I’ve been doing high rise for 10 years in Grand Rapids Michigan. And the prices are surprisingly low. Competition drove the price way down. We’re currently trying to network and get them back up. Even that has been a challenge due to other competitors.

Fully half of our competitors went out of business last year with the beginning of the pandemic. My tip to anyone getting into window washing: Make damn sure you're charging enough money for each job, it's better to be broke sitting at home than to go broke on the road working. Another factor with the little souvenir shop, and indoor cleaning in general, keep in mind that if you're moving the clients stuff you have a chance of breaking something and the client probably wont let you off the hook too easily if you do, price that risk into your bid.

Good review stevo, inside cleaning always add 25 percent on top from the outside cleaning price .. usually only insides get cleaned every 2nd or 3rd time cleaned 💰💰👍

When I first started my pricing was completely off, after a while I established a minimum and from that minimum I made my pricing, based off your videos in the past my pricing has changed for the better and now I am able to support my business in the long run. I was really interested in knowing/asking the prices that you put up for storefront is that inside/outside or just 1 side? I know you mentioned $2-3 each is that inside/outside? Also what do you use to scrub the windows other than wool? Thanks in advance.

SteveO, on the Discount Tire store example, is there a multiple you would add if it was a post construction cleaning? Double the suggested price? 25% more than your suggestion? I have a large car dealership with a lot of glass to clean. Thanks in advance.

I don't do any cold call sales for store fronts. However, when I get a call to price out commercial / store front jobs I always try to make sure I am getting paid for my time. Well lets just say I don't get many store front / commercial jobs... lol

Great video as always, great tips, however, most of the advice won’t work in my area, I live and work in Aurora Illinois, there’s tons of window cleaners in this area, for instance, the will do a regular storefront similar to the ones you showed, they will charge like $10-15 in/out, can’t compete with that crap, super low, now customers are used to those prices, that’s why I don’t do a lot of storefronts, I am 90% residential, clients appreciate your work more, but it was valuable information, thanks for taking the time to post this. For a corporate store such as Discount Tire, the manager of the store will usually tell me "ohh something like that has to go through our corporate office" How would you suggest I go about getting in touch with a corporate office to give a quote to do all their stores?

I'm doing residential at $15 inside and out plus $5 a screen. But I'm way to slow to bid commercial takes me about 5 mins to clean a window on one side. I realize I'm not using the rite tools.

Hi I found your channel when my dad told me to clean our windows and I found your channel. I love your videos and I think your amazing. Just one question, is it possible to clean like big glass doors from just straight pulls? Cause a lot of my house is glass sliding doors.

Yea its definitely possible, just use a good amount of solution and a good squeegee with a good rubber and it will look good

Do you ever DI store fronts? We use a Tucker mounted DI system with a 50 gallon tank and can rip through store fronts.

I do not, but its only because I have been doing it traditional so long that I just enjoy doing it that way. If I ever get a van mounted system Im sure I will but for almost half of the year I wouldn't be able to due to low temperatures so this is one of the big reasons I haven't got into it

How's that work for the inside? lol You're pidgeon holing yourself to an exterior only service as to go from wfp to traditional so as to clean both sides is unnecessary extra set up. Same with res imho. You end up being like the brits and never cleaning an interior window your whole career. But the learning curve is easier and a squeegee won't cover up for inexperience? Oh and I almost forgot the obvious. No business owner wants their sidewalk and entry wet during business hours for customer safety and convenience so you're stuck before hours or after. Learning to master the squeegee is easier than all that. imho

steve, do you charge for or even take into consideration all the stuff in the way on the inside? Like a discount tire like the one you just posted about. I've done one identical to it! two, but there are things in the way of EVERY SINGLE WINDOW on the inside. so, considering.. do you wind up charging to move.. everything and put back? Or does all that work not get calculated in at all? When adding up the total. I mean its just a chair. but its every window. ect. some have tire model racks.. I dont even know if they want you moving them. ect. that kinda thing. and that first one lets say it looks like a jimmy johns. thats inside and out? wasnt mentioned but obviously. if thats outside only your charging like double lol. from what ive seen. not to be super nit picky but cuz not owner and operator. im taking a CHUNK out of the total. after taking the chunk out of the total.. for insurance. (gas). lalala. the percents add up but I'm giving half a loaf away for wanting.. the bread. ect. hahaha. stuff like opening windows to get the outside is really getting under the hood. like sometimes the boss would rather you pull the screens out. but its a phone call away with screens whether and which way stuff needs and people want. i duno! car places are fun cuz you get to drive.. there. haha. peace!

Some stores are nasty and ownership just doesn't care... 2 blocks from me is a huge cooperate store that just spent 15k on a giant new sign and their windows haven't been cleaned in over 7 years... I talked to a guy who claimed to be the manager and he told me that their cooperate management decides when the windows are too dirty... I told him dude, these windows are NASTY and he replied "One man's dirty is another man's clean" then proceeded to walk off... I strongly suspect the store has a window cleaning budget and the management is just pocketing it and lying to cooperate that the windows are getting cleaned, which is a pretty common thing....

Steve-0. I sell work as a contractor to boat building companies. It's typically quite easy to find a CEO or General manager on site when I go to sell those jobs. How do you work around the managers at the store to find their general manager, or someone who can actually make the decision to do the cleanings? I remember at Mcdonalds when I was a kid we NEVER would had given out our general manager's number. I dont know if that's still the case.

Been trying to find something for employees to do with no skills so I can still hire. My favorite part of business is just selling. I don't care what the work is as long as I can sell the jobs!

Great video, My prices was only a few bucks off from your’s. I would say the only thing you missed, was the type of business. For example high end Salon or Boutique would be more willing to pay a higher price then, a Temp agency or business that has hourly employees. You will always be able to make more money if you are dealing directly with store Owners, then a store manager.

I agree that some may pay more but by applying different variables for different business you waver from a black and white system that should be implemented for all storefront bidding, this is something a business owner should stay away from if trying to scale a company with systems. Keep it simple

I will add to that this scenario, you have 2 stores right next to each other, one is a salon, one is a temp agency, same amount of windows for both, lets say 10 panes, Salon you charge $40, Temp agency you charge $30. One day they talk, "Hey what does Craig charge you for window cleaning?" , "$40", "Oh he charges me $30", "But we have the same amount of windows", "Yea that doesn't seem right", They call you and you explain "Oh Salons I can charge more...." Dug yourself a hole quickly with both customers, most likely the next window cleaner who cold calls those stores is going to pick up those businesses. Established systems create consistent good relationships with all customers, this is just my opinion of course. You could explain the inside of the salon is dirtier then the temp agency but overall this can be the beginning of a poor relationship with both customers.

If they did ask for a reason, I will say, that company has been my clients for four years and I never changed my price, just like I will never up the price I gave you.

I mean you could always write systems for different kind of storefronts but I would rather be consistent then have prices all over the board for the same amount of glass. If you’re ever going to hire someone to do bids, manage, etc. there needs to be consistency

@@SteveOthewindowcleaner First of all, every time you raise the price, you risk losing the job. I’m not greedy, so I’m not going rock the boat. I make more than enough to support myself and my customers know that I honor my agreements. It builds trust. I’m not going to risk a $40 per month account, for an $45 maybe. It’s a roll of the dice. If I was the cheapest window cleaners and I needed to raise my price to stay in business, then maybe. But I’m customer know that if they wanted someone cheaper they could find someone else, but they loyally support me, so how could I raise the price? In addition many of my route work clients give me $10 to $20 in tip each visit. Example, one lady, I charge her $20 and she give me for $40 for a tiny storefront, another I charge $50, and she give me $70. Why would anyone want to mess that up with changing prices?

For storefronts I find that cold calling works best, that means going in and getting a bid to the employees/customers and then following up.

One quick clarification. On the first set of windows, you said $2-3 for the top row and $3 for the middle row, and $2 for the bottom row. Is that for only the outside? Thus $4-6, $6, & $4 for inside and out?

I cleaned windows in Louisville, KY for 12 years, 30 years ago. I really liked picking up the chain stores. I had about 14 Waffle Houses and about 22 or so KFC restaurants. They each were done inside and out every 2 weeks. A lot of greasy hand prints, so a bit of ammonia (scented) in my water helped to cut through it. The Waffle House paid cash each service, while the KFC was invoiced. These two accounts--along with a few smaller chain accounts) were my bread and butter. However, with so many stores in a single agreement, a lot of income can be lost to someone bidding lower. I've seen some accounts to be very loyal to me, while others would drop me in a heartbeat to save $5. So my advice is to not put too many eggs in one basket.

I have to be honest it really seems cheap to me. We a have a minimum 1 to 11 windows $110.00 Just can't be driving around all day for $20, $30 dollar jobs when calculating insurance, phones, tax, gas, office space, new equipment to replace the old and so on. Leave the cheap $20 $30 jobs to the guys on bikes or those cheap big companies.

Think about it, it's a minimum cost for me to drive to your business and clean those windows in and out. Believe it or not Steve I've done many window jobs with only 2 or 3 windows and no one cried about the amount the minimum amount. What does a plumber charge to show up or a electrician? I do residential the same way 1 to 11 windows $110.00 now that one at the end of the video I wouldn't even bother with, as I said leave that to the guys on their bikes.

Now for residential my minimum is $125 for even a single window, but storefront is different, you build routes where you do many $30-$50 jobs in a row. Makes it all worth it, $700 day of storefronts is way easier then a $700 house

I price at $2/a side for average pane size, if larger up to $3/$4 at most. When cleaning on a regular schedule the cleaning goes fast
