Just like everything else, homes are supported from bottom to top. Everything starts with the foundation. For homes with a crawl space, the foundation includes both the continuous perimeter footing that supports the outside walls of the home but also includes individual footings that support the piers which carry the floor framing.
The footings are designed to support the home with minimal movement. In other words, the foundation is not supposed to move. So if you want to diagnose your home structurally the first thing we want to do is to look for cracks or unevenness in the floors.
So here’s the first rule of thumb in structural repair. Cracking and uneven floors tells us there has been movement. Now that we know there has been movement and we don’t want movement, we need to find out, what has moved?
It’s important to accurately diagnose what has moved. Was it the foundation failing, was it the pier settling, have the beams started bowing, are the wood members compressing under the weight of the home, have the floor joists started sagging, is the wood rotting, or were the supports just installed in the wrong place when the house was built?
With an accurate structural drawing, you can understand how the house is constructed and how different areas of your house are being supported. The drawing is critical for a good diagnosis. Once you have a good drawing, it’s not hard to understand where the problems are coming from. Sometimes there are multiple factors that come into play and we may need multiple solutions if that makes sense.
Anyways, the second rule of thumb in structural repair is that if something is moving, it doesn’t have enough support and needs more support. Simple enough right?
There are only so many good options for adding support and each option addresses an individual source of the problem.
So of the foundation is settling, we should install a foundation support like a push pier.
If the joists are sagging, we recommend additional floor supports with a new supplemental beam. That’s actually what we have installed here. You’re looking at a Titan Adjustable Crawl Jack designed to stabilize the structure and also give us the best opportunity for correction and lift.
If a pier is settling or a beam is bowing, we also use the Titan Crawl Jacks to stabilize the existing beam and attempt correction.
Now let’s say a beam is rotten, it may need to be replaced and if a joist has had moisture damage, it may need to be sistered. So a joist sister, for those of you who are just hearing the term, is when you install an identical size joist next to the damaged joist to restore strength back to that damaged joist.
Sill plates can also be damaged by moisture and if that happens, the should be replaced if possible. Finally, the subfloor can be supported from underneath with a process called subfloor plating if it needs more support and it doesn’t make sense to tear up the floors from above to replace the subfloor.
This has been a brief over-view of crawl space repair in crawl spaces to give you an idea of the big picture. Obviously there is much more to cover to go into depth on any of the subjects covered but I hope this has helped.

This is the best video I’ve seen. I have a summer cabin with a crawl space. The floor from an addition was sagging and after supplying additional support to an over span I noticed cracking in the nearest corner block wall. The crack was vertical and in the area of 1/8 to 1/4 inch. My uncles built the cabin so it best to assume they innovated technique along the way but there has not been a problem with the foundation in the past 50 years. I also noticed that over to,e the grade has increased and also leveled off along the exterior wall. My question is should I address the drainage first or try to determine if there is a footing issue in the foundation?

There's no telling what methods might have been used to build the foundation until you excavate. Hopefully you have a nice foundation to support, in which case, you might be a good candidate for foundation push piers. Choosing between the drainage fixes and foundation issues is a matter of preferences. Which is more important to you? They both should probably be addressed.

Yes, your explanation of your video have me thinking not to be at a lost, for some correction under my crawl space to see what options you can offer the home was built in 1941 some I believe their was some shifting going on with the joist, or pier. I will follow up and make that appointment.

Can sistering a joist fix a structural joist that has already cracked due to a nearby knot (5” diameter) falling out? The room directly above the joist has developed drywall cracks in the ceiling and wall, and the doors now stick.

Just saw your video. Love to hire you but im in cali. I have a home in which I can see the Integrity of the crawl space Foundation giving out. If it is repaired how many more years would it last? My second question is it more preferable to put a slab Foundation under home since it's only a small crawl space about 2 ft, and the homenis only 850 sq ft Please if you could let me know thanks

I notice sagging floors under a load barring wall along with other weight such as kitchen cabniets, fridge, countertops, etc. It's all supported by a single 2x10x10 16" on center. Would you suggest I sister another joist to reinforce the joist or just take a beam down through the area to level it with the other beams. I'm okay with doing both, just wanted your idea.

If the load bearing wall is being supported mid-span on the sagging floor joists, I would definitely recommend going with a new beam directly under the wall with adjustable jacks. Sistering the sagging joists would be very difficult since the sag implies the boards are bowed and you would attempt to sister them with a straight board.

How long does it take the poured concrete for the footer to cure before you put the jacks on top?

It depends on the concrete used, footing size, and the load that is being supported. A non-load bearing floor structure can be supported on 5000 PSI concrete after 24 hours, with the right footing size.

anthony musto typically, floors are bouncing because the floor supports aren’t strong enough. Most times, the best thing to do is install new footings and new floor supports to stabilize the structure.

If the foundation has settled causing the hom to be unleveled on one side do you have to raise the affected side or does it depend on how much the side has sunk

That depends! If the interior piers have settled, lift is often times achievable with permanent stabilization using a strong footing design... If the exterior foundation has settled, we recommend against lifting the perimeter footing. Push piers often settle from the lifted position. This is why it is a good idea to stabilize a sinking foundation ASAP.

Sam, not a stupid question. In my years of experience, I can't recall any crawl space structural repairs covered by home insurance, except a few caused by plumbing leaks... none from crawl space flooding or moisture. Of course you should always consult your insurance company for accurate information on your coverage.

There are several styles and methods to install footings. A simple footing that will usually suffice for a crawl space support is a 24” x 24” x 12” deep hole filled with poured concrete.

Amy ... I think they missed the point of your post with the rocky floor, which I'd guess you mean as an uneven place to work with. In that case you need to build small wooden forms so you have a level and solid area to build your new support pillar. I would also suggest those be anchored to the rock by drilling into the stone about 3-4 inches and cutting short sections of steel rebar material to fit the holes, which should stick up about 4 inches into the cement you will pour in each form. I would have maybe 4 of these pins in each pad. After the cement has dried for a week or so you can add cement block or jack posts on top of these new pads. The size of the pads will be at least a foot square and maybe 20 inches if you are using block. I'd figure on around 4 inches high for the pads so you can make them out of 2x4 wood. Make sure the top of each pad is level. You can fill in any gaps around the bottom of the wood with crumpled paper or seal it with duct tape so the concrete doesn't leak out while wet.

That depends on the repair methods used. Typically, you should see floor joists spaced 16-24” running under the subfloor. You might notice jacks, beams and double joists as well.

It depends on what you're trying to achieve, what's being supported, and the size of the pipe wrench. Keep in mind; Floors are light... walls are heavy. We like 24" pipe wrenches. For stabilization, you just want everything making solid contact and to start to feel some tension when tightening the jack. For lift, it's very situational.

WHAT IS THE BRAND AND MODEL OF THAT JACK POST. IT LOOKS SUPER STURDY. BUYING MY FIRST HOME AND IT HAS A LEANING SUPPORT POST IN MY CRAWLSPACE. I'M GETTING VERY EXPENSIVE QUOTES FOR THE REPAIR, I THINK A COUPLE OF THESE TO SUPPORT THE EXISTING POST WILL DO FINE.

It is called a Titan Crawl Jack and it is very sturdy. They are engineered to be able to support over 50,000 LBS Each. Unfortunately, it is not available to consumers to purchase, except through approved installation companies like ours.

I just got a quote from a company that wants to put a steel beam across/under floor beams with jacks to stabilize sagging floor. They are talking about digging out the ground and putting gravel in that with the jack on top and the beam on the jack with two jacks supporting each steel beam. They said that the jacks you get at lowes will rust and that the wooden beam won't last. They want to charge $9,000. What do you think? A contractor has suggested a cinder block, with a lowes jack on top of that and a 4x4 wooden beam like you have to suppor the sagging floors. He says around $700. But the 9000 guy says the jacks will rust, the wood could fall off the jack etc... Any comments?

Ruth we recommend only trusting people that are experienced experts in foundation repair. I can tell you the $700 guy is not an expert and would not rely on his advice or opinion. The $9000 team could be high price, especially if it’s only for 4 jacks and footings. I’d suggest continuing to get assessments from reputable foundation repair experts.

@@BayCrawlSpace Thank you. I have another company coming to quote on Monday and had a licensed guy out yesterday. I don't have the quote from the guy yesterday. He told me he would do concrete footers and masonry blocks, with beam across/under the sagging floor beams like you have, but with masonry blocks and concrete footers instead of the jack. He said if we ever resell, the masonry blocks are to code and better.

I think the masonry block idea is like those over your shoulder in the video. He just wants to "snug up the floors" and not really raise them because the house is probably 80 years old and he thinks best to just snug it up and stabilize it so no walls or tiled floors get damaged.

@@rav2254 it sounds like you're leaning towards masonry blocks rather than adjustable steel jacks. Yes, masonry blocks are up to code but they are not better than steel jacks, because if they settle, which is possible, the only way to add tension and support is to lift the structure, then install shims. "Snugging up the floors" is a good idea as long as they will STAY snug. That's why we recommend adjustable steel supports. With the right expertise, you might be OK.

Standing water certainly increases the overall moisture level beyond what is healthy for the home. It should usually be fixed with French drains and sump pumps.

@@BayCrawlSpace Thank you very much for your reply. During the ihouse inspection, the inspector told me there are 6 inches standing water underneath of house, might be groundwater. Could you please give me an idea of how much it may cost to do that for 1000 sqft house including labor and materials?

@@ashantithevocalist ... just a suggestion from a guy who lives a 1910 farm house.... if you have standing water outside then you will usually have water problems inside. Next time it rains go out and look for any puddles within 10 feet of the house. Also look at any gutters / downspouts and see where that water goes. I would say that 90% of old home water issues are outside so you may need to regrade (slope) away from the foundation and extend downspouts as the first part of the fix. If you don't have gutters, it may help to add them. In my case I added a french drain about 12 feet away from one side of my foundation to reroute water from a hill out back.
