We don't like immigration agents - the ones' that aren't authorized by ICCRC and qualified to help you with your application in exchange for money - first of all, it's not legal to do that, and second of all, it's so easy that you don't really need paid help! We are a young couple who started their Canadian Immigration journey in 2018 and moved to Canada 3 days before the pandemic hit in March 2020. Over the course of our application, we have seen so many people getting screwed over by greedy / fraudulent and unauthorized immigration consultants who promise you the world in exchange for thousands of dollars and deliver a whole lot of NOTHING; to an extent that in many cases, the applications get rejected, due to their negligence.
Therefore, we are taking matters in our own hands. I have been following these guys for a while, their initial videos were helpful but not it’s all about money. I guess as it’s all in their minds. It’s not bad talking about money but every single content is about that. Please have some diversity guys.

Can't wait for interest rates to rise to 4% level. These sub prime rates have caused havoc in real estate market. It is sad to see that people who have lived their whole lives in cities like KW and the one represented here cannot afford to buy a house and are forced to rent a place because either there is no inventory or it is bought up by some investor that they cannot compete with because the investor can get approved by faking their papers and most local people who live here do not know and understand the trick

It’s sad. But there is no trick - they just earn more and qualify for more. I am saying this as a licensed mortgage agent - a lot of people are earning a lot of money - that’s the trick! And good investors always do their numbers at 3.5-4% :) it’s the speculative investors who try to get the lowest interest rate when the reality is that they will rise!

@@Potatotalkies You have recently become an agent my friend you will eventually understand the trick. A cab driver/uber driver/store manager/truck driver cannot get approved for a mortgage in Brampton/GTA but they do you know how? You just gotta know some really good agent who knows a broker who will approve you for a fee. That is the trick. On a qualifying rate of 5.25% you need income of $200,000 to qualify for a million$ how many regular people (about 85%) are making that? Also taking into account that the investment property is on top of the property that someone already owns how can someone still get approved for such high mortgages are they making $300-400 thousand? I remember people used to move out of bigger cities to smaller cities because it was cheaper to live now there is no place where it is cheap for an average Joe. I moved from GTA to KW in 2013 bought 2 houses and now sold both. All my money has gone in to dividend stocks and that is financial freedom where I do not have to work or pay someone every moth. I just sit back and collect divi every month. Oh and just fyi that fee that they charge can range anywhere from 5% to 7% of amount you want to get approved up to a $million in most cases. I will pass for now on that.

@@shahier81 OMG someone ask Aditya how he managed to get so many properties by refinancing again and again on fake inflated prices. Considering how he was so broke 5 years ago. Which mortgage agents kept approving him? And for how much? Bhai yeh India Pakistan banaya wa hai inno nei..safarish phe safarish...debts after debts for us and our upcoming generations..

It’s not their fault it’s government fault . It’s upper system is not taking serious action we can’t blame those spoiling it . Canada is not same as it’s fifteen years ago . Politics changed . International students coming in millions . Government made this category in 2007 to bring skil young youth until 2013 only 5000 work permit issued . But after these politicians used immigration for vote banks . Now is everyone want to come Canada from ages group 10 to 95 years old . But system is not ready bare this high speed dumping ness so it’s creating mess . This is only begging of this ness soon you will see more more spoilers coming . Greediness and race to crossing each other . If today immigration polices rectify or balance my bet all these drama gonna finish. I missed 15 years old Canada and I thinks you too . But this is realty we have to accept and hope god will save Canadian system .

Somehow I feel this is a very wrong statement..if u went there as a worker or student you should have done your due diligence..if not then it's your fault n not there.. n it's a free market..Hindi me Boli ki thara whoever pays better they get the best n that's certainly how it should be.. vo b business kar rahe hai charity house nahi kholi 😑😑😑 Someone's requirements/urgency is someone else's buisness(Bhai by your statement saare doctor duniya k saalim honge terai nasariyeme, kyu bhai??).. To end it u would be doing the same thing most probably if you were in their position.. 🤷🤷🤷🤷

Question on adding an extra room by reducing/removing the living room. That will be a structural change. Do we need to take any permission from the city or how does it work?

Yes you will need permission. The room has to have at least 1 window in case if there is fire and the person needs to escape. There are building codes that need to be followed. A lot of people would just put some walls and a door and call it a room anywhere in the house but legally you do need permission/permit

Looks interesting! But when you own lot of rental properties how do you handle “serial squatters”? Just wondering 🤔 That’s going to affect the cash flow big time!

Always a risk. But I guess it balances out when you own so many rental units. Some make a loss due to a bad tenant, but most will be fine.

I am living in windsor for the last 2.5 years, if a single room costs 450 dollars in 2021, now that same room costs 650 dollars, This city was affordable and peacefull now with all the attention and so called "cash flow" streams, the life of students are becoming miserable, cost of living increased by 35% over a year but there is no part-time jobs in this city. No one does anything for free, your content was good, informative and so knowladgable now I dont understand why you are creating videos like this, if possible try to watch your own videos which you created one year back, you will get an idea, what you are missing.

Thanks for the video. One question on 2nd property. Cash flow is 450×12=5400 On down payment of 120K..that's a return of 4.5%. That's less than inflation rate. Not sure how this is a great investment (unless one is counting on continuous property appreciation). Isn't it better to invest in S&P 500 which on average returns 15%+?

You are also counting on continuous appreciation in S&P So what’s wrong in assuming that for realestate 😀 A 10% increase in Leveraged money is 5X more return :) Btw; 20% of my net worth is in stocks etc. I believe in diversification :)

@@Potatotalkies plus what about the principal Paydown. If comparing to stock market one has to take 2 more considerations. One the aforementioned and 2nd tax breaks. For a stock market comparison it's not CoC return but ROI or for more savy investors the IRR that has to be compared.Then it's apples vs apples.

The business model being promoted vigorously by potato talkies here exploits the scarcity of affordable housing in Canada. Many people will hate you for it, as they should. This channel is encouraging people to become slumlords profiting off students and desperate canadian families who have no option but to rent at sky high prices. This is the lesson that these guys are giving to the new immigrants. Instead of being a productive member of the Canadian economy who think of starting a industry or solving local problems, this channel and their guests want people to become leeches sucking the blood of the hard working families in the country which invited them over.

They started so well and now completely taking a u turn and showing how to use miserable people for thier own good and how to speculate the already highly inflated housing market, they want to own all the homes and want others to stay on high rent and then the call it as they are helpin people 😅 it's just crazy greed going on.

That is the whole point of a capitalist society. This is why people choose Canada and USA. If they are able to do this as newcomers then why can't people who have been in the country their whole lives? The opportunity is available to all. You are also forgetting that there is a demand for rentals. Not everyone can or wants to own a home. The rent rates are driven by the market. They can't ask for more so not sure how greed comes into play. They are also taking a risk as is the case with all investments. What is the alternative? If no one owns rental properties where will all the people that need to rent go? What do you see as the ideal scenario?

Team Potato Talkies. You guys are great and your channel is focused on financial freedom. 👏. Also you are well read and research based. However I would recommend you to read the book The dollar crisis by Richard Duncan and then crunch the numbers of the Camadian economy and then educate your viewers with that perspective. It would be a super informative and educative video for your viewers who mostly have no idea how the FIAT currency works and how governments participate in asset bubbles...hope to see that one soon.

Cashflow is based on rentals. They can’t go down because there are so many people coming in. And mortgage brokers and realtors make more money during a downturn as more people can afford to buy :) Buying realestate and working in the same industry is a perfect hedge.

The problem is simple. Are people who own these houses paying for it in full cash? Are they even getting approved for the right amount that they can afford? Can your children in future afford their homes without you lending them a couple thousands? Or maybe you will just gift them a home coz they can't afford it themselves. I want to work hard and own my house. I want to be able to work in any field and afford a decent home. I am sorry but people in many States in U.S are living in beautiful houses than these crappy ones we see in Canada for 1/4 of the cost. And all they do is work at a gas station. Plain and simple. There is way too much mortgage fraud going around and the government needs to step up and stop mortgage refinancing to stop these hyperinflation of real estate prices. Why are we being sucked in to be indebted for life to these banks. Banks are not your friend. The current situation is only making us a slave to the system even further.

Lol, what are you going on about? People all over the world take loans to buy homes. Hardly anyone pays full cash. Assuming that these people are doing mortgage fraud is just a case of sour grapes. Some of them might be doing it but it’s the Government that needs to step in - and it’s something no one touches since Canada is heavily dependent on real estate. As for people working at gas stations in US and affording homes, who is stopping you from doing the same? I’m a first time home buyer in Canada as well and the rates are crazy but I don’t think there’s any benefit in blaming people who save and invest their own hard earned money. We all either have to save more or wait for a correction.

Although I, and every soul here agrees and knows all of this already, the truth is, it's happening. It's better to be a part of it and profit rather than crib. Houses shown in the video are way too crappy and are geared towards students and whole of Canada is not like that. Most houses here in Canada are amazing too. I lived and worked in US as well, so I know what I am talking about.

Canada has beautiful homes only for people who can lie and cheat the system, or is ultra wealthy. No average person can afford those homes so what is the point even? I dont plan on making the banks more richer than they already are. You are becoming their slave for life while owning multiple real estate properties. We as a family just need one decent house and this craziness has even taken that away from us. The situation is very much controlled in US unlike here. IRS wil come kick your ass unlike the CRA here as people kept getting away with filling fake tax returns for years to get mortgage approvals. U.S also has higher interest rates.

@@ramydar2266 You should also understand that Toronto is 4th most populated city in North America after Mexico, New York and LA (or so Wikipedia says). Houses do tend to get expensive and it's a natural phenomenon. I lived near London UK and situation is no different. It's just how big cities work. Am I happy about it ? Absolutely not. Can I do something ? Yes, buy and sell when u r done. You do not really need to be indebted all through your life. People take over the burden from you when you list the house for sale :). Relax and go with the flow for now. Whatelse can we do anyways.

@@pking0 you know the sad part? The leeches are even trying to take over cities that are still affordable. It makes me absolutely furious. Why is almost all of Canada getting hyperinflated when it's only some cities that are over populated? It's coz people are doing the same crap that they did in those big cities and bringing it elsewhere. Bidding is one reason and should be banned or capped at a certain level. Why are people paying high rents in Windsor when it's 4 hours away from Toronto? Its nonsense. Houses need to be capped with average wages. If they are not then its clearly fraud or some major loophole in system which is both happening in Canada.

For god’s sake stop giving stupid ideas to people. A HOUSE is a basic necessity which anybody and everybody should be able to afford. You all are just inflating the prices for your own monetary benefit. Just to remind you : MONEY NEVER STAYS AT ONE PLACE. You’ll be either in a better or worst financial situation tomorrow and then you yourself won’t be able to afford a house to buy. Also this stupid mentality is putting undue pressure on this generation. Life isn’t about struggling always. Just because you had to struggle doesn’t mean everyone has to go through the same phase. You have means as of today then live the life and don’t spoil someone else’s because you’ll pay for your deeds either way.
