I want to purchase a flat in a single tower building project but the developer has given me a plan where super built up area also includes a pro rata area of the set back area. He told me the setback area is also chargable. Is it correct ? In general who bears the cost of set back area in a real estate project ? Another question is, roof terrace is also used by all the families in the apartment then who will bear the cost of roof terrace?

hi sir, as there is 6 floor in building so complete staircase area of all 6 floor will sum up as SBUA or will i count staircase at my floor only as buildup area? like if lift + staircase area = 100 sqft at my floor, so should i count only 100 sqft or 600sqft (6 floorX100sqft) for SBUA?

Hi Pusharad! Total common area that includes staircases and lifts will be equally divided into no. of flats. For eg. if the total common area is 600 sqft. and there area 12 flats in the building, then 50 sqft. will be added in each flat. Hope it clarifies.

How do I make payment to contractor my ground floor is 940 sqft first floor is 1060 Extended by 3x40 ie 120 sqft for bigger rooms. The contractor is demanding payment for 1060 ground floor n 1060 for first floor. He is measuring roof of 2nd floor for payment. Is it correct pls advice.

Open area super built up area mein count nahin hota hai. Aap carpet area layout se bhi naap sakte hain.

is conveyance deed issued only at the first phase? what iam trying to say is, there is 3 parties A B C. i am the C party. i bought the property of B a couple of years back and when i checked my documents for a conveyence deed i found a conveyence deed signed only between A and B. is that normal or a conveyence deed is also issued for the transction between B AND C?

The transaction between buyer and seller can happen either by signing a conveyance deed or by sale deed. So if you as C signed a Sale Deed with B, that is enough to prove your ownership as Sale Deed is also a form of Conveyance Deed. Hope I made it clear!

Summary Super Built up area = Built up area + Proportionate common area Common area is external staircases, lifts, lobbies, covered clubhouses, pipe ducts, shafts, air ducts shared between the houses, Excludes roof terrace, parks, gardens, play areas, driveways. Super built up area is about 20-40% more than carpet area.

क्या सुपर built up एरिया निकलने में किसी भी तरह से FAR का प्रयोग होता है अगर हाँ तो कृप्या बताय। जैसे कि मैं आपको कुछ मैटेरियल देता हूँ-मान लो कि 45000sqft एरिया है और far 2.495 हो तो इसका पहले built up एरिया निकलने का फार्मूला कुछ बताय।

Suppose : Built up - 2200sqft & Plot is - 1166sqft. How do people built up 2200sqft home on a 1166sqft area?? Please help me answer this question, i am really confused.
