What if the builders have inflated the price themselves by creating hype of the projects in the area? In such case rental yield/per sqft comparison would roughly produce the same result and hence buyer will think the price as fair price. I think there should be some method to detect if the price has been hiked by hype or genuinely it's going up and still properties are in demand and so a better buy decision can be made
Better to buy resale flat where u r assured possession. Also resale flat usually owner will leave furniture, fixtures, fans, cupboards etc. New house u have to buy fans make cupboards hire contractor, carpenter etc.

Alien space station in Hyderabad. Location is good. Market area good road and near to IT sectors. Beautiful and smart homes but the issue is with the builder. The project is continuing for last 10 years and still its not completed. After covid it got the funds and work is going on with a good pace but still it will take another 3-4 years to fully functional. Out of 13 towers 2 towers are completed and people are living there. Other 8 towers the structure is completed. Because of the beauty of this home i am still considering the flat to buy. We got a resale property of 2150 sqft with interior ( average interior, we need to upgrade it if we move in) the owner is quoting 1.55 cr. Slightly negotiable. He is getting rental of 40k per month. No maintenance charge right now because no amenities are available other than parking. The area is going to be very prime location as opposite to the road MY HOME builder and rajapushpa builders are building luxury homes which is not affordable for us. Should we buy it ? 🥺🥺 I like the property but tense about its bad reviews. Pls suggest.
