In this video, Vancouver realtor Jay Coupar dives into the pulse of the downtown condo market - including markets like Yaletown, Coal Harbour, and False Creek Olympic Village.
While others are fixated on dropping asking prices, Jay shines a light on where these reductions are actually happening: predominantly in the high-end, luxury presale condos that were once touted at eye-watering prices exceeding $2000 per square foot. In Jay's view, those figures were sky-high from the get-go, especially when you factor in the 5% GST due at closing.
But hold on! According to Jay, this doesn't tell the whole story of Vancouver's condo scene. He argues passionately that the broader market is far from faltering. In fact, for properties of exceptional quality and correctly priced, he insists we're still navigating a fairly balanced market.
Jay also talks about some more accessible markets, like Burnaby, Coquitlam, New Westminster, and Surrey all offering incredible value for first time buyers and investors.

The condo crash in Toronto will have contagion that spreads first into detached homes and townhouses in Ontario but then right across Canada. All types of real estate across Canada will see MASSIVE price declines over the next years as the bubble pops...

Bingo the banks will stop lending insane amounts of money for garbage 400 sq/ft units and prices will start dropping then the contagion will move like the snowball effect through everything. as they re-evaluate how much and to who they lend prices will start to fall very fast. I would expect at the bottom 40-60% drop but a rebound to 30% or more bellow todays prices. 1 in 3 mortgages are going up right now, They do not talk about how fast HELOC's are going up but it is probably even faster. as prices drop banks will demand they pay more to bring the house down and they are already starting to cut peoples line of credits. Then you also have the foreign buyers who will unload properties if it starts going down 10% or more as they never wanted to live there they just wanted to make money as prices grow.

Thats interesting because according to zealty the months of inventory is the highest in GVRD since July 2019 and the month isnt even over yet lol

This is true, however, that only means were in a more balanced market. Most of the time its a strong sellers market.

I wish that were the case. I've been hearing that for the last 15 years. And since then, it's the same pattern.... Demand is rising, population is rising, prices are rising, supply is stagnant.

The flip side to this Brian is that as landlords exit the biz (already happening) it constrains supply and market rents increase. So for those that stay the course they will probably do well. Im in your camp though; I dont like the government telling me what I can do with my own property, how much I can raise rents, cant do short term rentals ect. No thanks.

@@3inchMorningwood I think it’s really good to have contradictory points of view. Everyday it seems more and more like Bill actually understood the market far better than most. Steve Karrassch (another RU-vidr who comments on BC real estate and who who is very pro the idea that real estate prices can and will continue to indefinitely appreciate faster than people’s wages) might be a good guest. Steve seems terrified in his recent videos about just how quickly the housing market is deteriorating in the Province. The listing surge for single family homes in luxury areas is gobsmacking.

They kept rates too low too long and i think they over corrected, rates are now too high. I think we will see some pretty significant rate cuts here into 2025

If there is quality rental options, that's not bullish for the condo market, it means less buyers on the market. Condo investors will now be competing with professionally managed building for tenants. If I'm a high quality tenant and I have to pick between the condo investor units and a rental building, im going with the new apartment building.

Disagree. these corporations that buy multifamily units and rent them are not going to do any better job than a mom and pop landlord. In fact they will probably be even more cutthroat as they answer to shareholders and are mandated to squeeze the highest ROI out of every square foot.
