Impossibly quaint, Suzanne. The shutters alone could seal the deal! What a lovely property. I'm not sure if you know this but there was a fox in the rafters. I hope it got down OK.

The fox on rafters is just a stuffed animal am sure ? They did a great job with that one. lol I am not much into the stuffed animals, but this one would have sure made me jump when first seeing it! Sweet home. The dining room and living room are very nice! This could be a nice single home as well, but either way, am sure someone will have found a true , comfortable and lovely home , It says it is near a coast, so this is a property many would be interested in most likley!?

Versatile, homely and easy (ride on) lawn. Rent the bottom bedroom out on a permanent basis.... there's your living expenses !

Very nice ! Nicely updated baths Good potential with barn Lots of room for pool and extended patio, animals and garage(s) Little wonkie kitchen tho, not really workable for a passionate cook or baker Are the windows and glass doors double glazed ? Thank you for finding and showing this !

Approximate estimate for a 4 bedroom house septic system in this area ??

We cannot give an estimate as it depends on the soil test and other factors as to what system would be required. As a general rule of thumb a fosse can cost 10,000 euros but could be much more or much less!

Why are the fees so high? 7% of the sales price for the agent and another 7% of the sales price for notaire, so 14% total for the buyer. In the US the buyer generally pays between 2% to 6% in closing costs when buying a home.

Notaire fees are just a fact of buying property there mate. She works hard so 7% to the agency is about getting what you pay for I reckon. 👍🏻

The agency fees are listed on our website and are broken down. These are paid for by the buyer and not the seller which is standard practice but some agents may do this the other way around. Notaires fees are a set price and again you can see their fees on the national website. In the US it appears that housing is significantly higher depending on where you are. France is based on socialist values and whilst taxes are higher etc this is seen in the infrastrucure, public services, safety net for lower income families and the health service.
