The Iran Mall is the largest shopping mall in the world as of 2020. The mall is located in northwest Tehran, Iran, by Chitgar Lake. Its first phase opened in 2018, occupying an area of 1.4 million square meters with with 21 million square feet of Gross Leasable Area. Parts of it are still under construction.
This represents approximately 1.95 million square meters of GLA. New South China Mall followed, with 7.1 million square feet of gross leasable space.
The roof of the mall serves as a sports complex with long routes for hiking, cycling, and public activities. It includes 15 sports fields, tennis courts, a 12,000 square meter ice rink, and swimming pools.
The first phase includes 700 shops, a 20,000 square meter hypermarket, a fashion avenue, a diamond and crystal atrium, three food courts with more than 200 restaurants, a 3,300 square meter book garden with 67,000 volumes of books and several book stores, a cinema complex with 12 IMAX cinemas as well as a state-of-the-art 2,000-seat theater, a family entertainment center with a roofed amusement park, a museum, art galleries, a permanent car showroom, an Iranian Bazaar, and three hotels including a 5-star luxury hotel with 450 rooms, a 3,000-seat conference hall, a convention center, several galleries, and meeting and banquet facilities. Over 500 contractors and 25,000 workers took part in the construction of Iran Mall.

As of 2018, 1.4 million square meters with a net leasable area of 300,000 square meters have been opened as part of the first phase. When the project is completed, the total area of the mall will be 1.95 million square meters.
Mahan Garden (Persian Garden) is located in the heart of Iran Mall. The concept design of Mahan Garden is to introduce it as a symbol of Persian Gardens. The large area has an 8,500 square meter roof which, for the first time in Iran, is covered by ETFE foil. ETFE foil paneling consists of pneumatic cushions consisting of between two and five layers of a modified copolymer Ethylene Tetra Fluoro Ethylene. The ETFE foil is extruded into thin films and supported in an aluminum perimeter extrusion.
ایران مال بزرگترین مرکز خرید در جهان در سال ۲۰۲۰ است. این مرکز خرید در شمال غربی تهران ، ایران و در کنار دریاچه چیتگر واقع شده است. فاز اول آن در سال ۲۰۱۸ افتتاح شد ، مساحت ۱.۴ میلیون متر مربع با مساحت اجاره ناخالص ۳۰۰۰۰۰متر مربع را اشغال کرد. بخشهایی از آن هنوز در دست ساخت است.
سقف این مرکز خرید به عنوان یک مجموعه ورزشی با مسیرهای طولانی برای پیاده روی ، دوچرخه سواری و فعالیت های عمومی خدمت می کند. این هتل شامل ۱۵ زمین ورزشی ، زمین های تنیس ، یک زمین یخ ۱۲۰۰۰ متر مربعی و استخرهای شنا است.
فاز اول این مجموعه به مساحت ۱٬۴۰۰٬۰۰۰ متر مربع در اردیبهشت ۱۳۹۷ رونمایی شده‌است. فاز دوم نیز تا پایان سال ۱۳۹۹ به بهره‌برداری خواهد رسید. سرمایه‌گذار اصلی این پروژه بانک آینده است.
بودجه ساخت این مجتمع بیش از ۲۲ هزار میلیارد تومان بوده‌است. ایران‌مال یک شرکت سهامی عام است. این شرکت با مجوز بانک مرکزی جمهوری اسلامی ایران و شورای پول و اعتبار تأسیس شده‌است. بخشی از سهام، واگذار شده و بعد از بهره‌برداری از پروژه، سهام در بورس اوراق بهادار ایران عرضه می‌شود و بانک آینده در نهایت از مالکیت پروژه خارج خواهد شد.
ایده اولیه ساخت بازار بزرگ ایران متعلق به علی انصاری است و با توجه به ابعاد نهایی آن، یکی از پنج مرکز خرید بزرگ جهان و بزرگترین در خاورمیانه محسوب خواهد شد.
