Thank you for all your information about your beautiful house. I'm getting ready to build on my wife's property in Prachinburi and this is very helpful.
Thanks for the great info!! So much cheaper than owning a home here in the US and Canada these days. That house with the yard, pool and everything would be over a million in a lot of places around here now.
If you use PEA check your bill TYPE code. If new construction using code 8100, you MUST get a new meter which uses the residential code 1125. For about 300kwh we were charged about 6,000 baht. Once we got the meter changed it dropped to about 1,200. 4 bedroom 3 bedroom a/c. No pool. Good luck
I don’t know if someone’s already mentioned it, but get a weedeater and edger! You have such a beautiful property and this will help. Thank you for sharing your wonderful video.
Thanks for this, I am currently living in Dubai with my wife for over 20 years. Looking to retire in a few years and this is a great knowledge for planning. Although our land is in the Khon Kean region. Great house.
You have a lovely home, and such a big lot too. You couldn't buy a detached home with a pool in the UK or US for this price, it is amazing to know you paid so little, wow. I am surprised seeing so many videos of expats buying properties or building their own in Thailand. Is it the same as the Philippines an expat cannot buy only a Thai national or fillapino can? Electricity prices appear cheaper in Thailand too.
Super price . Lovely place . Think I could sell my home in England buy a 2 bed flat there and whats left would allow me to get this sort of place built and retire comfortably with my thai wife .👍 Good info thx
Can you do a video about how to ship, pots and pans and the like me and my wife looking to move into our house in Thailand soon. And if I could ship some of the high quality stuff I already have it might be worth my time
I moved from the state of Maryland. The company we used for shipping goods here is sinnava.com/ Sinnava llc everything was delivered in great condition. They pickup at your US location and ship directly to your Thai address. Hope this helps.
Nice house and great price information! Who installed the pool and how much for the pool and filter system, please. Wow, your electric bill is exceptionally high! Solar was a smart choice! We were quoted over 650,000 baht for a 22-panel 11 kW system with a 10 kW battery!!
I did quite a bit of research online before I talked to my builder about what I wanted and told him what I expected to pay for someone else to do the pool. He agreed to the 600000baht I was offering, did all the prep work with his crew and then had WinWin Pool in Bangkok come do the final install/setup. Peter Pool in Udon was very helpful in my research. I just found a slow leak in a water pipe that was causing pumps to run more than normal. It’s been fixed so I expect a drop in electric usage. Thanks for watching.
did the price include the land? if not, how much with the land? and also the wall around the property - was that included in your total price? nice looking house, and the solar system appears to be a VERY GOOD investment...
We had the land about 10-12 years before we built the house. Good land that is ready to build in strata at about 300k per Rai. We have 2 Rai just like the rest of the world land is priced by location, we are about 8 miles from Udon Airport. I did NOT include the land in my prices. I did include the wall in the total cost. Wall was 315000 Baht. Solar is very cheap here so a great in for sure. Thanks for watching.
Thanks for this. I have a bit of land in Thailand, and am looking to build, so this was super useful. I was a bit shocked on the electric. I am currently living in a larger house then you, with a larger pool, in Phuket, and my electric runs around 5K a month. Why is it so expensive in your neck of the woods?
One reason the bill is high is I have a water filtration system for the entire house. I did find a leaky pipe that was causing the pump to run too much. Just fixed so bill should come down more. Thanks for watching.
Electric bill is based on usage. If air con is always on and people don't turn lights off and the TV is always on. You get my point. I live in Nongkhai and my family leaves air con and lights on. My PEA bill last month was 6,600 baht and no pool just a pump for the well.
Hello, Thank you for the nice video. Do you know the manufacturer and brand name of the sliding doors, doors and windows? Where to buy? Thank you. Ralf
Sorry I do not know where they came from. Our builder showed us a book of door styles, we picked what we liked.. I do know they were custom built. Thanks for watching.
Would be helpful if you put the figures on the screen as you talk. Why Udon Thani? How would same cost elsewhere (like Jomtien or Chiang Mai) I wonder? Taxes? Glad I found your channel. Do more videos please! Thank you.
Thanks for watching. My wife is from Udon. Not sure about cost differences to those areas. Less foreigners here so maybe cost less. Only taxes I’ve paid since living here is for my vehicles, not aware of property taxes and neither does the wife.
So you started with a bunch of cash from USA. Cool, got that. Retirement visa or marriage visa? Land costs? Family land so it was your wife’s? What part of Udon? Great video. Thanks for sharing.
Here on a marriage visa. We got the land from a family member 12 years ago. Today the cost per rai in my area is 350000-600000baht. We are about 5 miles from the airport on the road to Nong Hai. Thanks for watching.
@@twlivinginudonthanithailand Both of you are not right or wrong. Prices been up alot after covid and are sometimes unreal. 100k per rai is still possible for a swamp with no electric and no road. To raise the land is also not cheap. I was looking for land near Udon myself and there is nothing to find with a proper road and electric and ready to build for under 1.5 million. Sure cheap plots are around but with the filling and to get electric the cost are nearly the same. But i found one near Khon Kaen and happy with it. Very nice house you have and the price for it is also very good ,specially for all the gadgets you got build in. 👍
@@ricknelms family is from Dorton, but we lived in Prestonsburg, used to go to Hazard on RT 80 as a teen as it was close real liquor store Not bootleg where you had to buy what they got a a deal on. All dry around there growing up. Small world.

This may sounds strange but your house is surrounded by vegetatation,i recommend you get some cats to deal with the what-nots bugs, insects etc. My 3 cat does a great job hunting them everytime.
Looks great! My Thai wife and I are on the same page about home design. We feel the Thai kitchen set up is a complete waste of time and space. Yes, the food can be "smelly", which is always the fall back excuse people say. But a decent hood vent, like the one you have takes care of that issue. Plus, the poor cook can be isolated from everyone, especially when it is very hot and everyone is inside. Cooking and sharing food should involve everyone, in our opinion. Our kitchen is right in the front of our home, not hiding in the back. And it is wide open to the living area, much like yours. Having guests, and especially family having to use an outside bathroom is very anti hospitality to me. It is treating them like dogs. But I have noticed most Thais never invite you inside their home, but keep everyone outside. So this is obviously a cultural thing. I am sure the intent is not to be rude. And yes the have a guest bathroom next to our kitchen. We do not sit outside much, maybe 6 weeks out of the year in the "winter". Our highest electric bill was 4600 Baht in April. We have no solar. We have 5 Air Cons and we use a dryer to dry the clothes. 11,000 baht is a staggering amount- you think the pool is doing that? Did you insulate your ceiling? We have 6 inches of insulation in ours.
Outdoor kitchen is essential, especially when BBQing or having beers out the back. At lest 50% of western homes I have ever been in back home have the kitchen segregated from the living area. Open plan is a very modern thing. Each to their own.
Your house and size of land is exsctly what i too would like to build or buy. I was just about to ask what the total price you paid for everything until you started your notes. Can you tell me the size length x width x depth of your pool please this is essential for me coming from Scotland. Obviously prices have gone up in 2023-2024 how much would you estimate extra i will have to add on to the overall price in 2024-2025 build. Thank You. 😅❤
Thanks for watching, the pool is 4mX8mX1.3m deep, I thinks costs here are up 5-10% since we started our build. To be on the safe side I would budget an extra 15% to your budget.
How much electric do you use per month, the reason I'm asking I'm just about to rent a house with a pool and wonder how much if will cost, an amazing house you've built.
Besides the pool we have 4 Aircons, a water filtration system, 2 refrigerators, etc…without the solar my bill would be about 9-10Baht. Thanks for watching
Nice House and Pool. Do you have an address from your architect? I would like to build a House in Khorat next 1-2 years and I am looking for a reputable construction company.
Great house, we paid 2.1million for similar type house, we never went with the pool, do you make good use of it, any regrets about that? I was discouraged from pursuing that by my wife, I guess she doesn’t have the same aspiration..
great video, but i missed something, you went from 3.9m baht to 4.8m but i heard furniture? What did you spend that extra million baht on that was so expensive.
I have a design question. I have looked at a lot of new builds in Thailand and I have never seen a full garage, only car ports. Why is that? A full garage would be an advantage during the rainy season I would think. I realize there would be additional costs for a full garage but it would be nice to keep the lawnmower and trash cans out of sight. Anyway, just curious.
My Thai wife and I will be looking to buy some land next month possibly. We want the land walled and levelled. In reddiness for building a house later. I've already moved money while the baht was good. I maybe missed it but you didn't say how much the wall cost..... Can you say?
I paid 300000baht for the wall. When we got the land 12 years ago I filled and raised the dirt right away so it had plenty of time to settle. Don’t remember the total $ for the fill dirt but it was 300baht a truck at the time(now it’s 400-500 depending)
@soidog154 We have been married for over 30 years if she wanted it she could have had a lot more if we where still living in the US. My name is on the house, which means she can’t do anything without my signature. Not everyone marries a bar girl and gets ripped off.
I found the builder a few years ago when here on vacation. I would stop at a build site and see what was going on, ask questions. Did online searches etc..the company we went with have architects, engineers etc. we went and looked at properties they had built in the past to see how things where holding up, what was the quality like. Talk to the locals they will know who does good quality work. Good luck with your endeavor. Feel free to email me with any questions. Email is in the about tab on RU-vid.
@twlivinginudonthanithailand if you can't tell me how much for the fence now, which video is it in? I built a home in Nongkhai but I did not ask the builder to include a fence.
@marvinfalikovic4177 the fence was approximately 300000baht. The last 7 minutes of my last video I give a break down on the major costs and the total we spent.
What we built did your partner go half the cost if not do you sleep at night I always worry about felang building on Thai land so many bad stories I live in udon thani every X pat have lost there house
If you do it correctly one can protect themselves from losing it. I met my wife in the US over 30 years ago and been married for 25. We have always done things on a 50/50 split. She has her money I have mine. I guess too many Xpats are marrying bar girls.
@@twlivinginudonthanithailand that's amazing for you both glad to here a good marriage I wish you both the very best house is great, it was half the X pat's with bar girls the others were non bar girls
Hi. Maybe I missed it in another video , but what was your land cost ? per acre? Hector? Lot per sq M.? And well cost? I'm in the Philippines. Costs seem 50 % or more higher (here).
I found an issue with a leaky pipe that caused the water pump to run a lot. Just fixed so it should come down more. Keep in mind we have microwave, electric oven and stove inside, as well as a clothes dryer and a hot water heater for the kitchen, not the typical instant hot water device they use here. I expect it level out around 3500baht.
Nice home congratulations however I think you certainly owe the people of Thailand an apology " The kitchen that Juan uses to cook all our stinky Thai food".
I have a water filtration system that runs a lot of the time as well as the pool. I did find a leak in the water pipes that was causing the pump to run more than necessary. Just fixed so I’ll see what happens with the electric bill. Thanks for watching.
Beautiful home. $136K in dollars, looks like a bargain. With your wife paying for half of it, it looks like some of your assets are protected, should anything crazy happen.
Great stuff! Just discovered your channel. Congratulations on building your dream home! One thing that strikes me while watching vids about life in Thailand is that while everything generally seem cheaper, electricity prices seem very high! Is that the case?
Thanks for watching. Electric here is priced by the government and they keep it down. I actually pay less than I did in the US. My highest bill has been about $300.00 US. 4 air cons, swimming pool and water filtration system constantly running, before we made some adjustments.
