Interest rates could change but once you purchase your property the price is locked in. Seems like purchase price is sometimes more important. Just a thought. Ty

All depends on the whole deal, if you could purchase for 200% FMV at 0% amortized over 100 years - then purchase price doesn't matter as much :-D

Thanks Tony & Ashley for your amazing podcasts. You both have helped and inspired me so much. I’m closing on my first SFH rental property today, and it feels so surreal! I’ve been wanting to do this for a long time, and it’s finally coming into fruition. Keep up the good work!

Dana thank you for being such a caring person. I love your mission to provide for the kids. Especially when I heard about the special needs forever home opportunity. That speaks to my why as well as I have a young brother with Down Syndrome that I’ve also had to fully take care of and thinking about this exact strategy as well. Much success to you!

@@ericlewis6404 they get paid usually 16hrs a day providing care for foster kids with medical needs plus stipend from Medicaid. And they don't pay tax. I used to work with families with 1 to 3 foster kids.
