When you were doing open houses for people, how did you guys decide on the commission split?

Daniel Lam most cases you hold an open for the listing agent then any buyer you pick up you represent them. The buying and selling agent split the commission 50/50. So if it was 5% each agent would get 2.5%.

In this case, going to college is a good choice if you make connections in the college of business. you can meet investors gain experience and contacts. No joke, you can meet very cool investors and make extremely good connections

Pregnant Minister I’m working on a business management major and a minor in finance. I have about 25 credits left to graduate but I started at a 2 year community college taking accounting classes, management classes, and business law classes honestly because I wanted that knowledge to one day run my own business. I got lucky and had professors that really cared about me as a student and making sure I’m actually learning it. Now I’m just finishing what I started at a 4 year college. I’ve been taking classes since 2015. I opened my brokerage in late 2017, now with 16 agents, and a second office in the works I’m always touching up on what I learned at community college. But realistically, you don’t need college to be successful, it’s a total myth.

Impressive! For any young agents who are skeptical about their ages coming in the way of being successful, use your age as a selling point. The younger you are, the more ambitious and hungry you are to make money. Most older realtors I know, are slow as shit because they settled. Show you can get shit done effectively, efficiently, and respectfully. [And] You'll be on your way to your first million. Awesome job Miles and Graham!

I agree with Miles on this one, LA is very similar - tons of competition between agents. It's like everyone and their cousin is an agent. So even selling one house is quite extraordinary. But given the price point, it's a lot easier to hit $10m in sales in an expensive area than doing this in Louisiana, for instance.

this is my first year I closed my first transaction in my first 60 days at 124k and collected 3800 commission LOL , I thought I was a fuckin boss since most new agents don't expect a deal for first 6 months!! I need to reevaluate myself now lol

It's good that Miles brings up how connections among family members and friends can help propel an agent in the real estate business. I wonder if, as a third-generation Marin County native, his parents have aided his ability to get set up in luxury real estate, a market that doesn't seem to just open itself up to 18-year-olds. His family already seems to be known in Marin County, where the average household income is $157,000.

Awesome story. I started real estate as soon as I graduated at 18. Last year was my first year, closed 23 deals. This year on pace for 50-60. Age doesn’t matter. If you are knowledgeable, honest, hustle, and communicate you’ll be successful.

Amazing video, that hit home for me when you talk about being more social and putting yourself out there and developing your social skills, I can relate to this so much. definitely welcome man, there are definitely better closing gifts though. I used to do champagne or wine/cheese baskets but started doing more personal gifts to clients and it's gone over much better with them when it comes to getting rave reviews and referrals.

I’m doing classes as of now and I’ve been nervous as hell. Not bad nervous but just I’m actually doing this. Background: - I'm currently 16, half way to finishing up running start. I've been teaching myself about real estate as best I can, constantly. Striving to become knowledgeable in this field. I live in Washington state. I imagine there's not too much of a demand here compared to the west side of California (for instance).. What are some things I should know/do in order "stick out of the crowd" as i begin real estate by being an agent @18? Does owning rental/hotel property in Hawaii sound possible/promising idea? +luis angeles Up to you if you want to do college or not. Such a personal choice. For me I didn't want to do college and it worked out great, others feel the opposite. But at least get your real estate license as soon as you can, no downside to that!

I am 16 trying to learn about real estate this was a great video to get tips on what to do at a young age . One question I do have is where to find a great mentor that can give me these opportunities to set me up to do open houses and give me more information on the real estate business and how it works.

So I'm a real estate newbie, when you hold an open house for the office like when he said he would volunteer prior to office wide emails, do you get that transaction for that sale or what? Ive been trying to learn as much as I can about real estate through RU-vid and just haven't heard much about office stuff and open houses

+Brickstun Ram You don't quite NEED a mentor, but it helps cut your learning curve down. I wouldn't wait for a mentor, I'd just go on your own and usually one will eventually come up.

I haven't done facebook advertising, but I hear people using it now with a ton of success. As for email marketing, I have a database of about 5000 past clients and leads that I've gathered over the years from contacts and open houses that I regularily email to and it works amazing.
