Just removed conditions yesterday on another industrial property, perhaps it’s a bit crazy buying during the middle of a pandemic, but I agree with you completely, it’s definitely my favourite asset class too

@@thuyanh5368 I have a female broker on my team and she's one of the best brokers I've ever met. Knowledge is definitely king but having the right attitude is the queen. That means being positive, unwaveringly dedicated to providing the best service you can and also being resilient. If a broker can become an expert in both their local market and in industrial real estate (knowledge) and also be service-oriented, positive, and able to get back up when knocked down (attitude) I would bet they have long-term success in this business, regardless of their gender!

I Discovered this niche this morning and before I started binge watching this subject, when I scrolled the results, once I saw you were appearing on multiple videos, I knew from the start you were THAT GUY. So I watched the others videos, to make sure I watch yours at last. This first video hooked me. I had to stop your video, from watching just to write this comment. Your number of subscribers, compared to the quality of your content, tells me that this is an underestimated niche with a large potential, with what happened in 2020 and the growth of ecommerce that made the push on the need of building more industrial facilities, according to CNBC "Why Warehouses Are Taking Over The U.S" Why Warehouses Are Taking Over The U.S., as there is more demand than supply. Great content Sir. I'm starting my journey on this path.

I really appreciate you taking the time to comment, and I truly believe you'll thoroughly enjoy learning more about the subject. I feel it's been a sleeping giant which has largely gone unnoticed by the media and public as a whole. I watched that CNBC video and found it to be very well done, so I wouldn't be surprised if that brings some more awareness to the industry. There isn't a whole lot of content about it on RU-vid but I'm optimistic more experts will join in due course. In the meantime it's an absolute labor of love to share my knowledge and experiences. Let me know if I can ever answer a question or help point you in the right direction!

Limelight...that's the word I should have used! Edmonton has well over 100 million sq ft of industrial real estate yet few people realize how critical it is to our economy. Thanks for the comments!

So...have you updated the Wikipedia page... ;) Does Edmonton (or Alberta, for that matter) have a higher than average amount of Industrial space? Or is it on par with similarly sized cities?

@@JarridHolscher I'm not allowed to wield wikipedia-editing powers haha! Edmonton is definitely an industrial town having more than double what Ottawa has (using another similar sized Canadian city). By contrast though, Chicago has more than 1 billion square feet, dwarfing our market 10 fold!

Do you have video on where to start? I am currently in college for logistics and supply chain management but the goal is to get into industrial real estate. Should I be working on any type of license?

Is your goal to become a broker? If so then yes I'd get started on your license. You'll just need to check with your state / province on the licensing requirements. Some have more cumbersome requirements than others but it is a relatively short and easy process. I’m working on getting my real estate license now, what’s the best way to get into commercial/ industrial real estate as a new agent? And would you recommend starting out in residential or going full force in commercial?

I started out in residential myself, but switched after a year and it was the best career decision I ever made. Starting in residential can be a good foundation, but most commercial brokers start right into commercial. It is hard to make the switch, but if you have a gameplan I've proven that it's doable. To get into commercial you'll want to talk to as many brokerages as you can and see where would be the best fit. Some will require you to do a 2 - 3 year assistant / mentorship program whereas others will allow you to be an agent right from the beginning. The assistant program will usually come with a small salary, whereas starting on your own will have no salary (but no ceiling either). One thing I've repeatedly observed over my career is that the brokerage plays a pivotal role in the agents success. I've seen a lot of really good people quit because they didn't get the help and support they needed whereas others have thrived.

@@industrialize in your opinion would the assistant program be better than being an agent right from the beginning?

@@TheRealKingWil they both have pros and cons but I believe an assistant's program is the best choice. It will take 1 - 2 years to be comfortable in the business either way, so being able to learn under experienced brokers while being paid a small salary can set you up for a successful career. The only thing I'd add (and stress) is to make sure you select the right brokerage and the right team / mentors. Make sure both are committed to seeing you have long term success and have a plan in place for you to get there. The last thing you want is to join a team where they only see you as an assistant, not a future broker.
